Circle rate is the minimum value at which sale or transfer of a plot, built-up house, apartment, commercial property or land takes place. The rates are revised every year. The idea behind the annual revision is to maintain the rates of land according to the prevailing market rates and the facilities available.

Hi All, According to me, circle rates are connected to Authority allotment rates. On Wednesday, Noida Authority passed hiked allotment rates. Through media reports, we've come know the hikes were to take effect immediately, though we're yet to receive any communication from the Authority. Based on the communique, circle rates will be raised within a week or from April 1.

Amrapali is a good brand, however, almost all of their projects have their construction quality going down. All the projects are delayed, so if it is for end use, this project is not a good idea but for a long term investment, it is a good choice.
I can only suggest and advice you that Amrapali’s all projects have been delayed. If you feel, that you can wait for 5-6 years for your home to get delivered, you can always opt for this project.

As of now, the existing metro station close to Greater Noida West is will get two extensions, one to Sector 62 near National Highway 24 and the other till the Knowledge Park IV in Greater Noida.

Guys this might interest you, that While about 120 new malls became operational since 2011, around 30-40 of existing ones had closed down due to poor sales model and management of the malls were the key reasons for the failure of the malls. The mall failure was witnessed the most in Ahmedabad while Delhi-NCR, Chennai and Mumbai too faced similar trend.

According to my knowledge the country now has 1.65 billion sq.ft of registered green buildings and of this over half is accounted for by housing sector..and now citizens have realised the importance of green buildings and its positive impact on quality of life. See, when we speak about price, ATS is Rs 2850/sq ft whereas Jaura Prime Boulevard is Rs 3700. per sq ft.. so in price also.. i gues ATS can beat the later project.

Strange that from outside, this apartments looks good, but looking at the complains i doubt if the rest of the unsold inventories will get good value or not. Some of my relatives who stay there have told that tiles have been falling off. Some owners walked in on damaged wooden flooring as water had seeped in.... Very sad!!
hmmm yes ,... all this news are realy disturbing.... also the i have heard that the common facilities such as the clubhouse, shops and the swimming pool are not even operational because DDA is yet to give a completion certificate to Emaar-MGF ... :(

Hmmm but the fact is the th sector has very good locational advantage! The sector is Just 5 min from Yamuna Expressway,around 15 min drive for akshardham and 5 min from Kalindi Kunj! So if in future any projects are coming up! Then the residents will have good connectivity! But for sure not now!
Although all the sectors are very close to FNG expressway but there are no price details found for the sectors.. Sir Q kindly tel me about your budget so that i can help you with good sectors!

See as per the news, it will be 10-km stretch which will begin at Goregaon in the western suburbs and run up to Mulund in the eastern suburbs. Hmm the civic roads department said the road would cross portions of the Sanjay Gandhi National Park.
But I heard that the road does not fall under the Coastal Regulatory Zone, green clearances may not pose a major hurdle.!!!!

More than 20,000 of the 25,000 houses being offered by DDA under its current scheme will be constructed using this technology.About 30,000 more houses are expected to be built on the same lines. Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi All, In my point of view, in these cases of delay in delivery of possession by the builder, the legal options that are available to the buyer are to file a consumer complaint or file a civil suit against the builder for refund of the amount paid to the builder and the interest thereon. While taking this step, discuss with a lawyer or local advocate . Engage the lawyer to do all legal work for you.

Hi Arpit, As per my knowledge, the Labour Ministry is keen on a scheme under which EPFO subscribers could withdraw their PF deposits to make part-payment of the total cost of the house. At present, EPFO subscribers can withdraw money from their PF accounts for buying houses only after contributing for a period of five years in the schemes run by the body.
@ ARPIT, In my point of view, this scheme will be optional for EPFO subscribers as there is no need to provide affordable houses to those who already own one. Under the housing scheme, there would three different income categories like Low Income, Middle Income and High Income. Houses and financial incentives under the scheme will be offered on the basis of the income of a subscriber.

@ N.Mathur, I heard in news authority said that identifying our land parcels was quite tough. Nobody wanted to share information with us. I had to ask engineers to sign affidavits that no more undeclared land lay in their jurisdiction and push other agencies to reveal information. It has also recommended that authorities simplify the process of sanctioning land use change once the master plans are notified.

Right Anuskha, As we have seen in the budget 2015, in which the state has proposed a 5% entry tax on long steel, which is expected to increase the construction cost significantly. Long steel, a important raw material in the construction business, will force the construction cost by approximately Rs 150-300/sq-ft.
@Sharath, This move will definitely increase the cost of construction and make houses unaffordable. In spite of promises of affordable housing, there are no steps being undertaken by both the Union and state budget.

@Bhuvan, Steel is a very important element constituting 15%-20 % of the total construction material. It is currently available at Rs 40/kilogram and builders use at least 4-8 kilograms every square feet. The state's idea to impose an entry charge of 5 % will push up costs.

Right Jay, Areas in Delhi NCR that have given the best returns to the investors are Sector-46 Noida, Sector-54 and 73 in Gurgoan. Property prices in these areas have appreciated in the range of 35-45%. Rohini in North Delhi is the only locality that is in main city of Delhi and has featured in the top 50 investment list, the area has given 11% price appreciation.

Once investors realize this and begin to offload their stock, the price correction starts. Right Lalit, They are also offering big price discounts to bulk buyers. Discounts largely depend on the type of property and area. In large deals, due to type of property and area, builders are giving a discount of 15-20% for under-construction properties. On the other hand, the discount of 5-10% is very small in the ready possession secondary market.

@Abhi, I am not denying what you have said but only good quality assets among them are getting attention. This year has seen only 2 such transactions and it is said that several more are in the queue. It happens only because of global funds have committed to fund more capital to Indian real estate.

Good morning Bhuvan and Abhi, Earlier this month we have seen that Mumbai's Godrej Properties Ltd and Dutch pension services provider APG, through their Rs.770 crore joint investment and development venture, bought 18 acres from Puravankara Projects Ltd in Bengaluru. One thing which i would like to mention here that only those land parcels are seeing a lot of interest by the PE fund that involve clean-titled and well-located.
Brigade-Kansai Nerolac deal is the best example for that where the developer has paid a sizeable premium in Chennai, a city where residential sales have been really slow. The firm is looking to buy more land in Hyderabad and Chennai but one has to be careful as Brigade is sitting on a war chest.

Hi kalki, I think you are giving right messages to the buyers. Don't believe what real estate experts says because they are not completely certain about the authenticity of these offers as they feel these are just publicity stunt by the developers to motivate sales of their poorly planned projects.
It is absolutely right. Developers are giving offers and discounts not because there is not enough sales in the market, but because they have not done enough planning before building them.

Right Rishi, If we take an average investment cycle of 8 yrs, these funds will have to invest all the money in next 4 yrs. which means at least $1 billion will have to be invested in 2016. And the the additional $1 billion that could be invested in the sector is over and above investments made by PE firms which are already sitting on funds.
I am accepting it Vasanth. As per the obtained data, it is found that about$2.94 billion have already been raised by some real estate focussed funds. And at least $1 billion would be raised in the first 3 months of 2016, which would be invested in the same year.

Hi folks, And at the same time investors in the PE Funds would ideally want funds to be invested in the first 12-24 months wherever the period of the fund is around 5-7 years. It clearly indicates that the first year is likely to see 35-40% of about $3 billion being invested.
And the money will continue to invest at residential projects with regular cash flows as well as corporate real estate where there will be an opportunity for the investors to improve rentals.Other assets class such as warehousing will also provide opportunities.

Hi Jitu, Now the property prices in these cities will increase soon after this announcement. The selected cities will be equipped with basic infrastructure, efficient urban mobility and public transport, IT connectivity and e-governance mechanisms. I am very confident that this announcement will further accelerate the transformation of cities into smart cities and will witness very significant investments in coming days.

@Mahek, And the amendments once cleared may be introduced in the ongoing Budget session, though it cannot be applied with retrospective effect. The amendments may also include damage to private properties not covered by insurance.

Hi folks, It is also heard that the amended law by MHA will hold leaders of political parties and other organisations liable for damages. They may face a jail term too for properties damaged during a bandh or protest.

If we take the view of an expert, "vision document" as it provides for sustainable development with provisions like TOD, land pooling and stress on conservation of heritage and the environment, but some of its provisions are not in sync with ground realities. More than 60% of Delhi's population lives in unauthorized colonies, rural and urban villages and unauthorized regularized colonies.

But under the master plan for Delhi-2001, some of the issues like provision of adequate housing, dealing with the issues of slums, up-gradation of old and dilapidated areas of the city, provision of sufficient infrastructure services, conservation of the environment, preservation of Delhi's heritage and blending it with the new and complex modern patterns of development, and doing all this within a framework of sustainable development, public, private and community participation and a spirit of ownership and a sense of belonging among its citizens.

Q: I have booked an apartment in Elita garden phase 2. Just want to let others know in India above 50L property buyers is supposed to withhold 1% tax and pay 99% on each payment to builders. Elita did not inform about this and accepted 100% payment for few installments. Not sure if anyone out there still not aware about the rule. Penalty is on buyers of not withholding the tax. Elita simple hide it until I inquire about it.

Good afternoon everybody!!!!!! As per the Income Tax Act, tax must be deducted at source by the buyer of a property from payments made to a seller who is resident in India. TDS must be deducted on sale of all types of property, except where the property sold is an agricultural land. TDS is applicable when receipts are of more than Rs 50 lakh. This TDS must be deducted 1% by the buyer at the time of making the payment.Good afternoon everybody!!!!!! Hi, A) In my opinion, you have signed the application form at the time of flat booking and there are any hidden terms and conditions mentioned in the backside of the Booking Form. Kindly recheck your application form or receipt. Usually, Terms and Conditions of the documents will stand. However, if any hidden terms and conditions, there are no possibilities of payment of stamp duty on the hidden terms and conditions. B) Secondly, you can put a mail or send a legal notice to the builder by claiming the 40% paid amount then the builder will be replied back by mentioning the percentage of deduction amount. Hi friend!! In case there is no agreement, there must be a receipt, application form or allotment letter which will have the terms and conditions of cancelling an amount. If there is no such clause, such letter/receipt can be used in court while asking for refund of the amount
I am agree with you Abhi but if the project has been delayed or has not started for a long time, buyers can ask for a complete refund. However, buyers must know that if they have paid stamp duty, registration charges, service tax and VAT, it will not be returned in case of cancellation.

Q: ====== ALERT ====== I deposited the pre-launch booking amount of Rs. 7 Lacs. This was my first investment as NRI in India, I had made and I feel cheated as no receipt and allotment was issued to me. I was told during collection of cheques that allotment will be given in Jan2015 . Once my money reached into the Ajnara’s account after that their worry was finished and it was my turn to start worrying so what I am doing yet. Having several calls with Ajnara people and Ajnara servicedesk even on mail(even putting Mr. Harish Gupta/ Tanzeel Ansari/Renu/ Mr. Anand in CC does not helped) also nobody was telling me the date even month of launch even. =================== Now i asked for Refund ==================== As the project Not launched after years, I asked for Refund. From an year now i am struggling for refund. When i delivered my refund document they said refund will be processed in 3 to 6 months (Here you have to notice that, Ajnara is not able to launch project and even they are not refunding money, not my fault). They asked me to sign a affidavit which says i will not ask for any interest and compensation and i am taking refund due to personal reasons. I also gave them thinking that let the process make easy. Now, days-months-years passed, First Ajnara team do not responds, if they they respond, from 6 months i am only getting following template. ============================================================ Dear Sir Greetings from Ajnara!!! Hi, Well if you have paid by cheque and have receipt and want to cancel your booking and to refund payment of Rs 7 lakh made. Issue legal notice for refund of advance payment made. If he fails to do so move consumer forum for necessary reliefs or file summary suit.

Hi Yogesh!! In cases where the builders makes false promises to the flat purchasers and do not comply with their statutory obligations, the homebuyer/allottee now has an option to file a complaint under RERA or file criminal case in a Criminal Court against the builder along with the consumer complaint to be filed in consumer forum.Hi Yogesh!! Yes, i am agree with Bhuvan. If possession is not delivered on time, you can send a notice to the builder, claiming refund of the amounts paid along with interest and/or damages. You can also file a consumer complaint for ‘deficiency in service’ as defined under the Consumer Protection Act, 1986 against the builder.
Right Arun......You arerequired to file a written complaint before the appropriate consumer dispute redressal forum set up under the act, depending on the value of the property, or the amount of damage you have suffered. Any dispute over Rs 20 lakhs can be directly filed before the State Commission and any dispute over Rs 1 crore can be filed before the National Commission in New Delhi. Any dispute for a value lower than Rs 20 lakhs has to be filed in the District Commission
