Hi, I registered my flat in Pune in 2010.The contract or agreement price was once around 30lakh.Complete construct up area is around 950 sq feet. I admire to understand how so much VAT should I need to pay as per the Govt rule.
The VAT amount is 1% of the contract/agreement price as on today. But if your agreement is registered before 31st March, 2010, then it is going to be 5%. That means you are going to become paying Rs. 1,50,000/- closer to VAT . It is a one time payment.

Right Sandeep, I have talked with their sales team regarding this project and the booking amount. You have to pay 30% upfront and and another 10% at the time of start of work. There is no clarity on payment of development charges and infrastructure charges. You have to pay Rs. 5 lacs as a parking charge.

The options are clear, either wait for the economy to grow and buyers to be more comfortable with paying high prices, or turn to discounts and innovative financial structuring to cause sales, recover investment and bring in liquidity for further projects. Most builders in Mumbai have chosen the first route, but those without deep pockets have changed to the latter.

Right Rishi, If we take an average investment cycle of 8 yrs, these funds will have to invest all the money in next 4 yrs. which means at least $1 billion will have to be invested in 2016. And the the additional $1 billion that could be invested in the sector is over and above investments made by PE firms which are already sitting on funds.
@Vasanth, If we take the advice of an expert, the way investments would be carried out in 2016 is likely to be different from what has been happening in past few years.

Now since builder started issuing Apartment Deed- I asked for the same to which builder said that Registrar office is not accepting Tri Party Apartment Deed now a days and Builder can not directly issue Apartment Deed with me without involving the first owner.. Hi Skand, You should not go for Apartment deed as it comes with a sugar coating that buyer can sell the apartment without society/builder NOC , but the catch is builder may remain a stakeholder even after project completion . So why give him that right and repent later ?
Yes, Hamishka, In an apartment deed, the builder retains the ownership of the open spaces which are not included in the saleable are. Example - Terrace, or any open parking/stairs space which is not included in the saleable area. But incase of Society, the builder cannot retain any right on any of these areas and has to hand over everything to the society.

Pertaining to Shanvi Estate Management, CCI said that for any agreement/ arrangement to be in violation of section 3 of the Act, there has to be appreciable unfavorable effect on competition in the market, which is not observed in the instant case.

IAs you bow so will you reap fits for the developers across India. Most of these projects were launched between 2008 and 2010 and delayed by 15-36 months. Few of them are more than 5 years. It is creating a crisis for not only the homebuyers but also the developers which are facing cash crunch on one hand and litigations on the other.
As per the rule, a housing project should be delivered within 36 months, after which a grace period of 6 months is granted. Data, shows that about 7391 residential projects, out of 9591 projects launched between 2008 and 2010, have remained unfinished.

Hi Rishi, Data also indicates that 2567 of the delayed projects are in Mumbai metropolitan region, followed by Pune with 1254 projects, Bengaluru with 1205 projects and National Capital Region with 784 projects. The study covers Pune, Kolkata, Hyderabad, Chennai, Bengaluru, MMR, and NCR. It includes only those projects which were supposed to be ready between 2013 and 2015.
Hi Praveen, It is true that lack of regulator in the sector has added to the problems. The government has been talking about regulations for the realty sector since last six years but the Bill for setting up a regulator is yet to be cleared by the Parliament. People are hoping that the Bill will get through in the upcoming Budget session.

Actually Public Parking Lot policy allowing pay-and-park on private properties was approved in 2008. Now, builders are given incentives in terms of additional construction rights if they give a section of their plot to build a public parking lot free of cost for the BMC.

HI Kapil, These are the required documents before buying a resale flat:- 1) Construction agreement, where the Saleable area and common areas are mentioned, 2) UDS registration document, 3) Sale Deed, 4) Parent document for the Land on which the apartment is constructed, usually, it will be photocopy of all the documents bound as a book, 5) Floor plan of the apartment with structural drawings ( some banks as for this and some doesn't), 6) Property tax receipts, 7) NOC from the lender bank in case the previous owner bought it on loan, Recent Encumbrance Certificate applied on your name.
Hi Shantanu,Yes, the above mentioned points are right but sometime it is found that the previous owner may not have cleared the dues with the society or building management, which would need to be deal out by the new owners.The other results might include minor expenses allotted towards home makeover, parking/security charges, society membership fees and a couple of other overheads. Right Gautam. Long waits has come to an end. once implemented it will change the way Real Estate was being dealt with, in the past. The new act is a blessing for Mumbaikars as it will bring transparency and safety for the home buyers in the city with the regulator being mandated to ensure this.
Don't forget that it will be blessing for the developers as well. As it will bring credibility to them and people including NRIs will be willing to invest their funds in this sector. The bill is expected to change all this for home buyers as well as for developers.

Good evening Devika and Rishi, There are 10K buildings and lakh of people across Mumbai who are suffering because their homes are under construction and the project has been delayed or stopped due to reasons like builders are using their money in other projects or construction beyond permissible limits and or without obtaining necessary clearances as also the change in development rules or red tape or delays by the government. It is estimated that most of the completed projects in Mumbai do not Occupancy Certificate.
And it is clearly mentioned in the bill that new projects can be launched only after the developer secures all statutory clearances from relevant authorities and the promoter must upload details of the project on the website of the RERA.

Yes, this news is in lime light these days...the flat buyers had alleged that they were charged as per the plan approved by the civic body but the plan was not followed. They procured the documents from the Nashik Municipal Corporation through RTI and dragged the builder to the court.

Now developer's are saying that they do not disrespect the court. But they also know that the consumers levelled false allegations. We have only done what is done on a regular basis. Now they are going for appeal in the court.

Q: When i purchased the flat in Guwahati in October 2015, the building was ready to move. the builder asked for ST and VAT money and i paid. But builder has not given me any challan yet. Also on similar note, I asked yesterday for the project completion certificate (as i know that after project completion certificate is issued, we dont need to pay ST) , he said they have applied for Completion certificate. How can they apply for it now one year residents started moving in? Did they builder play a foul game? What is the possibility? What should i do?

Hi Rahul, There are lot's of bad reviews against Jaipuria Group. Be careful and do all your due diligence before buying plot or flats of this builder. There is no clarity from Jaipuria Group and lot of people have invested all their savings to buy a plot in this.Yet there is no positive response being heard. Neither the money is returned back with interest which was committed in the event of delay in project.
Before buying property anywhere from any developers, you should first check all the legal approvals, location advantages, connectivity to nearby areas, transport facilities and most important builders' track record and the no of project that builder has successfully delivered, financial background of the builders etc. It is always better to wait for 5-10 yrs delay than to do due diligence before investing your hard earned money.

@Rahul, There is no doubt about the locality of NH24, Ghaziabad. Very well developed locality in terms of infrastructure and transport. All the basic facilities such as schools/colleges, malls/markets, bank/ATMs, bus stop, railway station are all within the walkable distance. Excellent connectivity to Delhi/NCR by metro and bus. Ghaziabad Railway Station is the nearby railway station and International Airport is within 45 kms distance.
Locality is good for investment well as for end use because of infrastructure development in the locality. sector-62/63/64 are its neighboring locality and industrial belt of this locality. This locality is surrounded by residential as well and industrial belt. So, locality is already developed and one can get a good return in their investment. Rental market is also good in the locality as there are lot's of educational institutions are there in the locality.

I am agree with Jain Sir. And it is applicable when:- 1) there is sale/transfer of land/ building or both. Hennur Road is located on the North Bangalore so I think will be a good bet to buy a property here

Hi Pravin!! i can only say that builder is good but before buying check all the legal approvals, total cost of the flat including EDC and IDC, check all the important clauses mentioned in the agreement. Better, verify it by a property lawyer. As i read some bad reviews in this project. Happy property buying....

Q: I have purchased flat in Acme Ozone's Basilia building and its been more than 6 years to that. Since there last slab completion they are taking too much time for internal work. I am not sure if builder is committed towards delivering possession anytime soon as everytime we ask we get either unrealistic date for some months and then we get date of 6 months later. Anyone else facing similar problems?

Hi Kunal!! I am agree with you. There are lot's negative reviews against this developer. Hundreds of buyers of their multiple projects are still waiting for their flat possession but i don't why they are not giving possession after getting their hard earned money. Do they start their business in such mentality to loot the innocent buyers? I mean how they consider other's money their own. Now the real game has started, Mr. Modi will tight each and every builders with that nature. Now, they are buzy to hide their money but how long. There are lot's more such schemes are in Modi's mind. Run how long you can run. Each and every builders has to give their property details.

Q: Dear consumer, do not be fool by investing in this fraud group. I had made this mistake and after three years, I am just running between there branch and bank and neither plot is in my hand nor my money. During investment, they welcomed me and now they are ignoring me and not taking seriously. I am suffering since my life time saving is invested in this fraud group and now they are not returning money. I had booked a plot (Plot No. 96) at a project Prestige - III of Vatsalya Builders And Developers Pvt. Ltd. situated at Rau-Indore. After 3 years, no development has been observed at site neither project is in status of possession and still it was in stage I had seen during booking time. I had taken continuously follow up from them and every time they had cheated me by giving fake assurance of possession. Finally I had decided to withdraw money from this project and they had given me cheques after long time and all cheques were bounced and now they are saying we are not having money. So its my advice, do not come under influence of there marketing team. They will welcome you and take off your money and after that they will forget of you and your money.

Sizes are available from 739-2345 sq-ft and it's per square feet rate will be Rs. 4100/sq-ft. This project is under construction and ready-to-move by December 2018.
@Raviraj, The property rates in MIHAN, Nagpur keeps changing and if an investor wants to maximise the profit they need to act as per the market movement. Current property rate is Rs.2200-4200/sq-ft. depends on the locality and the amenities provided by the builder in the project.

As this project is under construction, it has to be register under RERA, otherwise, it will be consider as a illegal. Secondly, go through all the legal documents and verify it with local authorities and then move forward. It is a BMC approved project and almost all the leading banks are funding this project. As far as project possession date is concerned, December 2018.

Hi Sonu, The Supreme Court of India on 20th September 2012 ruled that the land belonging to SC or ST can not be bought by no-dalits, including companies as such transactions are unconstitutional. Yes Rishi, the Super Corridor is a long-term investment bet and investors need to have patience. A couple of years ago, the prices of plots in the townships shot up to Rs 1500 per sq-ft, but prices subsequently corrected due to gloomy market.

RL stands for Reduce Level. Suppose, you have 1600 sq-ft. plot but you have to construct the house or flats within 1400 sq-ft. 200 sq-ft you have to leave to leave for the road and the drainage system. But registration will be made for 1600 sq-ft.
I am agree with Saurav. An important factor when planning for drainage or road is knowing the rise or fall of the allotment that you are preparing for. This will allow you to calculate the heights or depths of drain and excavations to enable the flow of water to the legal drainage outlets.

Hello Shweta, I think you are of their staff who is asking to invest in such project. I would like to suggest to all buyers, do you all due diligence before investing any of Parsvnath project. As there are so many bad reviews against this developers and about their project. Buyers who had booked their flat in 2008 are still waiting for their flat possession.
Yes, I am one of the victims of Parsvnath Preston, Sector-8, Sonipat. All their promises are fake and only cheating on the customers who are still looking for their dream home. And despite apologizing for the delay by the company, they are threatening their customers. In the year 2015, the state govt. has canceled the license of Parsvnath Developers Ltd. for a mega housing project in the Sonepat-Kundli Multifunctional Urban Complex against the backdrop of various deficiencies in the licence-renewal application.
