Q: LPG subsidized cap is now 6 refills per year per connection. Apartment is having Centralized Gas Bank connecting 132 Flats, each flat is having individual meters and have been enjoying subsidized LPG. Each of the 132 flat owners have placed their connection with their respective agency under safe custody. IOC now confirms that since its one single connection in the name of association servicing 132 flats the cap of 6 refills per F.Y is on the association not on each apartment. Please guide what steps to be taken to avail credit of 6 refill caps per flat against connection placed on safe custody. Please Guide. Regards, ABK Nair

Hi Mr.Nair, first it was said that only 6 cylinders will be given but then it was changed to 9 cylinders per year.. As far as I know it is enough for a 4-7 membered family.. Q: I am a resident here in Mantri Synergy. The lift is not having a very basic safety mechanism that when power goes off, it doesn't go on to the nearest floor to open it up. If power goes off people will be stuck and if there is no electrician to do the switch over to the DG power.. that is stay there in the dark and if you are lucky to survive then some one will come and open the door for you... Staying in 8th floor there is no option other than using the lift... Very basic security feature is not there in the lift of this so called "HI-TECH" apartment. Frustrated living here. Will there be a solution for this?

Hi, Is anyone being asked to pay cash of Rs.84,480 for additional work which you have not request for? I got a mail from RSK requesting to pay for additional work. I replied back to that mail saying that I don't need the additional work to be done as I did not request for it because it was very expensive. I even spoke twice to representative of RSK that I did not request for it and I will not pay for it. After all these days, I got another mail saying additional work is done and payment has to be made. I replied with an attachment proof saying I did not request for it. For which I got reply that "After your confirmation only we have done additional work. We deny you have never said for additional work". Kindly suggest on how to proceed with this? Q: Is buying a flat really a gain as it appears ? Look at the below example, Total cost of flat = 40 L (1000 sq.ft * 4000 rs) Home Loan taken = 30 L , EMI per month = 30K Period = 20 years Invest from our hand = 10 L , TOTAL BUY AMOUNT = 40 L Now I want to sell the house after 5 years, Now total cost of flat = 55 L (1000 sq.ft * 5500 rs) TOTAL SOLD AMOUNT = 55 L PROFIT = 55 - 40 = 15 L But during these 5 years EMI paid = 60 months*30K = 18L 15 L as interest and 3 L principal amount. PROFIT - LOAN INTEREST = 15- 15 = 0 FINALLY THERE IS NO PROFIT MADE IN 5 YEARS FOR THE PROPERTY BOUGHT. Am I missing anything here?

Prashant, you can check for approved plan of the building along with the number of floors; make sure that the floor where you have booked your flat has been approved. -Check if the land on which the builder is building is his or he has undertaken an agreement with a landlord. If so, check that the title of land ownership is free and clear.Check the building byelaws as applicable in the area to make sure that there are no violations of front setback, side setbacks, height, etc. -Check specifications given in the agreement to sell to ascertain whether the builder is providing the same as promised. -Conduct a thorough background check of the builder and his reputation. -Ensure that developer has obtained all the necessary NOC's from the respective authorities such as urban land ceiling NOC if applicable as well as NOCs from the electricity water and lift authorities has been obtained. Hi Shrivastav & Subramanya, I am very much sure that these actions are likely to increase domestic and foreign investment in the sector and help to attain the objective of the Government of India to provide Housing for All by 2022, by way of improved private contribution. The Bill offers for a consistent regulatory environment to safeguard consumer interests, help quick adjudication of disputes and make sure organized growth of the real estate sector.
As per the new bill registration is mandatory for all projects with the Real Estate Regulatory Authority in each state. An agent who want to sell any plots, apartments or building should also register themselves with the authority.

It is also mentioned in the bill that 50% of the buyer's investment has to be deposited into an escrow account that that would be used only for the construction of that project.
Is it true that after passing of this bill in Rajya Sabha, developer can not change the plan in a project unless two-third of the allottees have agreed for such a change. It also attempts to implement the contract between the developer and buyer and act as a fast track mechanism to settle disputes.

The last news I got was that Japanese firms have been asking for a better connectivity between Chennai and Bangalore but things were not happening properly, so they approached the Prime Minister’s office for help. Hello Javed, Units such as 2bhk and 3bhk. The price for 2bhk is around Rs 29 Lacs for 990 sq ft and for 3bhk it would be Rs 37 Lacs for 1260 sq ft.
The project is spread over 4.88 acres of land and there will be total of 6 blocks. The project is around 29 kms from the airport.

The price is currently somewhere around 3300 per sq ft. This would seems to be the best time to invest before rates go up any further for the whole belt.
The current base price was Rs 3499, now they are quoting Rs 2799 for the fresh stocks of compact 2 bhk apartments for limited homes only.

Hi Biju, Regal County Garden is ideally located at Kakkanad as a suburban of Kochin. Nearby Landmark is The Kinfra Park and the Techno Park. It is well connected with the other parts of the city. It is well connected by trains, buses and public transports. School, bank, ATM and hospital are available nearby the locality. There is no water and electricity problem and the project has got all the sanctions and approval from the development authority.

Hi Komathi, As the flat is ready to move in since December'2013 and most of the family are occuping. You have to pay the total amount within 30-60 days. Yes, you can get a home loan from HDFC bank or any banks which you own. They will arrange the home loan providing you all the legal documents to your own bank.

@Himani: The project was launched last month. Banks such as Punjab National Bank, HDFC, and LIC have approvals for home loans. They are giving lsight negotiations as well.

@Pranab: South Chennai boasts wide network of roads and railway line. The south line of Chennai Suburban Railway network connects maximum localities with Chennai Central. Also those moving out of the city towards Pondicherry can drive through East Coast Road (ECR), a two-lane way highway and 1km away from Thiruvanmiyur.

With the political stability in Hyderabad, the real estate development will boost bcas of the good infrastructure and low capital prices. But as per my knowledge TRS will start developing alternative cities rather than concentrating everything in Hyderabad, such as Warangal and Karimnagar.

I feel a good infrastructure such as good roads, express corridors, SEZs, electricity, water supply and mass transportation facilities such as BRTS, metro and monorails will boost up soon. Many developers are hoping that the new Prime Minister will be able to improve the infrastructure across the country, the same way he did it in Gujarat.
Guys I feel since the expectations are high, one must realize that no government will be able to implement all the policies within a short period.

Such properties are cheaper by 10-25 per cent of their prevailing market value. Those houses are called foreclosed property. There are many definitions for foreclosed property.
According to me Pre-foreclosure means, the bank filed a notice of default saying that the owner has fallen two months behind on the mortgage payments. At this point, the owner still has two to three months to try and refinance the loan or attempt to sell the home as a short sale.

High way authority are close to completing DPRs (detailed project reports) for these projects and expect to complete them in a month. This project will give a different look to Chennai infrastructure.

A Rs 60-crore flyover on 200 Feet Road, connecting Pallavaram and Thoraipakkam, will complement the link road that connects ECR and OMR that the state highways department will lay. At the same time a builder or developer will have to enclose details of its existing projects, details of approvals, land title and payment dues while applying for registration of any project with the authority. The panel define again the carpet area, according to them, the net usable floor area of an apartment, excluding the area covered by the external walls and that under service shafts, exclusive balcony or verandah and open terrace areas, although it would include the area covered by the internal partition walls of the apartment.

Due care and diligence has been taken to draw up the Apartment Owners Voters List.  However, in case any registered Apartment Owner's name is not included in this List, then such Apartment Owner is hereby directed to deposit a notarized copy of the registered sale deed on in the office of the Association for inclusion in the Apartment Owners Voters List. The final consolidated List will be handed over to the Polling Officer/ Electoral Officer and Returning Officers.

Q: I have booked an apartment with Nikunjam Budilders in their Project NIKUNJAM PALM GROVE Near World Market, NH Bypass, Trivandrum. I had paid 25% of the overall cost of the apartment during the time of booking and the completion date was communicated as September,2015 by the builder. Unfortunately work never progressed and everytime I visited the site I couldn't see any work happening. Everytime I enquired regarding the progress, the builder kept assuring that everything is going well and the piling work is expected to be completed soon. On 05.12.2015, the Builder sent a communication to me saying that they are cancelling the project.I am still negotiating with the Builder to get a proper refund. Meanwhile, they have started another project named Nikunjam PALM GROVE NXT near to the previous location. But none of these information is reflecting in their website. Anybody who is considering to invest in Trivandrum, please be very careful in trusting this builder. I am posting these details hoping to prevent more people from being cheated by this Builder's unethical behaviour and lack of responsibility.

Yo can approach to the consumer court for deficiency in service but you didn't. You have enough proof.

Hi Sathya, I can only say that if you want to get the credential of any builder, just check out their nos of successful project, an on time possession. I found that Radiance Realty has a good reputation in Chennai real estate markets. They have successfully delivered many projects to their buyers. There is no negative feed back against this builder in any forum. Hi Kunal, I had visited the project first in last year. The construction remains the same as of today without progress. There is water problem around Hosa - Sarjapur road. Better look around south Bangalore as has water found dug at 50 to 70 ft itself.
