Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

Hi, Vishal, looking at your situation , i feel you should a legal help or have a strict word with your builder. Are they providing any compensation?? for the delay??? Or else, you can also write a letter and mail them stating, if they do no give the accurate information regarding the possession, you might file a legal case. Then see, what they say..

Hi all, i have enquired a lot about the project and found that the minimum cost is here 58 lakh for 2BHK all inclusive. Structure is ready, furnishing work is going on. Here Payment plan is really attractive in terms of Investment 20% i have to pay in 30 Days rest after 1 year at the time of possession. I think it would be great investnment. This location is very close to EDM mall, hardly 200mtr.

See for now there are no proper schools.You have to go raj nagar and Sanjay Nagar for schools and hospitals and malls.The area needs a huge development , it is yet to be evolved and get proper social infra for people to go and stay there.

I would like to say that Raj Nagar is good for investment but for long term. If you are expecting a good return within 2-3 years, this is not the place.The area need infrastructural development which will take a lot of time… approx 5-6 years. You can do one thing that, you can invest in Raj Nagar extension now, but you can wait till the area is developed.
Yes, there are few reason that shows the delay of growth of this area. Being close to Delhi, it did not get the chance neither the facility to grow. Areas like Crossing republik and Noida extension, came up like a new real estate destination . Hence the focus totally shifted to this new real estate micro markets. Now the scenario is, after these areas get developed fully, Raj Nagar Extension will develop after that. Till then the end users have to wait, but investors who are ready to take a chance can go ahead . !!!

Sir the possession is delayed... it will take around 3-4 years. The project is yet to launch, hence the banks approvals are in a waiting status. Even GDA has not given the approval. I would like to day that wait for a bit , and then invest in this project.

This project is walking distance from purposed malls & hospitals . Hmmm the price trend of this area is very much affordable than any other areas of Gurgaon. The area started with Rs 4,300 per sq ft in 2010 . But then it got sloshed in 2011 July : Rs 3,500 per sq ft . Since then the price got almost double from Rs 3,250 per sq ft to Rs 6,550 per sq ft. No Q, 30-40 percent cheaper in Golf Course Road and Golf Course Extension Road than that in Dwarka and other prominent locations in Gurgaon.

Hi all, the opening of this stretch has been advanced by about six months as this stretch will help a lot in decongesting the busy Rajiv Chowk Metro Station as the commuters of the Badarpur-Central Secretariat Line bound for NOIDA and Vaishali will be able to change trains at Mandi House without changing them twice at Central Secretariat and Rajiv Chowk.

This is the much awaited project guys, I agree to Mr.Anand that the connectivity is superb...as we all know Golf Extension is the suburb of Gurgaon. This corridor is gaining the demand due to the connectivity. Emaar MGF Colonnade is located in Sector-66, Golf Course Extension Road. Check the points for a better understanding of the connectivity. All the basic facilities like mall, market, school, bank, hospitals and ATM are available nearby the locality. Transport facility is also good in this locality. The GDA developers will construct G+10 and G+12 floor group housing towers, 2 BHK and 3 BHK flats will be developed in these towers. This new scheme by GDA is expected to launch in New Year.
Hi Guys, As per my knowledge, the land is suggested by the Municipal Corporation for the residential purpose. Now GDA decide to construct a group housing project in Rajnagar extension, it will be the first group housing project in this location. So it is expected that the price of these flats will less than market rates. Construction work will start soon.

Pilkhuwa is a prime residential location with decent environment. According to me banks don't provide loan for Plot project. But builder is having very simple customer friendly payment plan.
HI Mr Singh, If you are planning to invest on this project. Then it will be a very good idea. In my point of view, this location is developing. Near about 20 colleges are coming in this area. This project is very near to Proposed NH-24 ,3 lane highway, & proposed metro phase-5 is near by . Expected return will be good but you have to wait for 1-2years .

As you both locations are good, but from investment or end use point of view, Crossing republik is much better . A lot of people move to Crossing republik due to affordability. Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
Yes, that's right. Investing in GDA property has its share of benefits too. Buyers need not be too cautious about the legality of the project if they are opting for GDA flats. Location is good, fast developing & many infrastructures are proposed. So for investors it's a nice location . Expected return will be handsome from this are.

Check the original copy of the GDA approved building plan from the builder/developer. Check whether the building and site has been constructed as per the approved plan. Check whether the flat has been constructed or under construction as per the approved plan. Check the board on the site with the name, address and contact number of the builder/developer, architect and engineer. Check whether details mentioned in the registry document are as per the approved plans.
@ Kanika, Ask the builder/developer for the Completion Certificate (CC) issued by GDA . Before occupancy one must ask for this as it can resolve most of the major worries and risks about legality of building ownership, construction & development as per approved plans, structural safety measures, etc. Contact the GDA Zone Office to get all your doubts cleared before finalising any deal. One can also refer to the Citizen Charter available at the GDA reception to verify the information provided by the builder regarding approved building plans, CC, etc

Hi Mr Roy, According to me, a DoD comprises detailed information about all encumbrances, plans, and structural, architectural and layout data, besides every NOC required for the building. As per GDA chairman, the UP Apartments Act over-rides any other legislation regarding apartments in UP. It had initially provided for builders to furnish DoDs to flat buyers in a year. Provision was later made for builders to furnish the DoDs, to the buyers, within 90 days.
@ Anand, The builders were also not providing details of the limited common area, which comprises mainly the builders' own storage and other works. Also, members of RWAs are given a certain number of votes, depending on the size of the areas they occupy. But, since there was no official declaration of this, it was difficult to even hold RWA elections.

Hello Arvind, Check your agreement first before taking any legal action. Is there any such clause mentioned in your agreement that builder can ask you for Cable Charges and Gas connection? If not then you do not have to pay any such charges and if the builder is forcing you to pay then you can take the advice of a legal expert in this matter.
