Thanks, Gaurav what I know regarding benefit of property tax is that the total amount of interest deduction is restricted to Rs 1,50,000 if the property is self-occupied. No deduction can be claimed on the principal repayments made during the pre-construction period, but Principal repayment deduction too is available from the year of possession.
Appreciate your responses and thanks, I have invested in two different projects should I claim a tax rebate if I had two housing loans on two different properties?

HI, As per my knowledge, when ever you are going to buy any residential property,you are asking about approvals. These approvals are coming from Government authority. The commonly marketed layouts which do not have approval are often marketed as Panchayat approved lands. These are the lay outs which are unapproved by town planning authority or Nodal Authority.

Q: I purchased a flat in Chennai, which is not in an co-operative housing society. I had checked that previous owner has already paid Property tax, gas bill,electricity bill. But earlier owner has not paid the maintenance bill of nearly 10 months. Now other flat owners are asking me to pay. so what I should do ?

Hi Mr Kumar, As per my knowledge, neighbors should have collected the maintenance bill from previous owner ,not from you. Now this house belongs to you not to your earlier owner. You are suppose to pay the bills & maintenance charge after being the title holder of the flat. It is not possible for you to clear the dues of previous owner on account of maintenance done by other flat owners.

And secondly he should have discuss with neighbors about the previous owner & good thing , bad thing of the flat. It seems like Mr Pavan went through builder word & purchase the flat . Now Mr pavan ,i think you have 2 ways to deal with this problem. Either you share the dues of the previous owner ,among other owners Or to pass on to you since you have purchased the said flat.

Hi, for Altius they utilized premium FSI. It was a much smaller project right on main road, so they may have seen some benefit in doing so. I doubt they would do the same for this project, considering its size. If it is anything less than 27, I wouldn't even consider it.

Q: I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot. Pl specify if Land patta is required for the same . Also let me know whether we can view the Chennai properties patta online in TN Govt website .

Yes you can take home loan from SBI and also builder has tie up with other banks like LIC, ICICI, HDFC banks and Yes the builder has taken necessary approval for this project. All document are clear there is no issue with paper works. I think Water source is salty in this area, but builder person said that their is no issue with the water supply , they are also providing RO system.
