The Future Group are planning to build a wholesale market called World Market in Avalahalli on Old Madras Road. Residential and commercial property prices in this region have increased by 15% in the last few years, and are said to increase even more. The connectivity, currently well accessed, will see progressive improvements with the Bangalore-Chennai Expressway and the Metro extensions will also benefit Old Madras Road sizably. The region did have some water issues earlier, but it has now been resolved thanks to the Cauvery stage-4 phase-2 water project.

Hi , I booked a plot here after going through almost 20 - 25 projects in bangalore for 2 months . I felt them to be more professional , part of CREDAI , not far from ITPL , forum value mall ....I hesistated in the begining as roads were not so good but is just around 4 - 5 kms from varthur lake..so not an issue is what i felt...But compared to all other projects atleast this is not far away from center like others like sarjapur , jigani etc ....Best part is i felt them more professional unlike others i visited who were too opaque and not transparent ..

The Aeris Residences offer spacious units of 3 bedroom + family room and 4 bedroom apartments. The size of the apartment ranges from 2400 sqft to 3000 sqft. The project is under construction and the estimated possession date is by min of 2015. BBMP has approved the project.

Hey Eklavya, Krishvi Bougainvillea is a mix of single level and duplex apartments, there are a total of 7 exclusive apartments with state of the art features and facilities. I do not think you will get any apartments in this budget as the price of the apartment starts from Rs 3.06 crores excluding registration. You can talk with the builder and try to negotiate with him or you can go for group buying.

As far as I know the project was launched 28th Feb 2014 and the estimated possession date of the project is by end of 2015. MIMS Habitat offers 2 and 3 bedroom apartments wit size ranging from 1100sqft to 1795 sqft.

Eklavya thanks for your response. I liked the project because its affordable, what concerns me is the Builder is new and i am not sure if that should be fine. I spoke with the builder and he said this property has a BDA approval, I asked when can we expect OC his response was that he will provde a Building CC on booking as well as mentioned that this is a A-Khata plot. Is there a way we can check if the builder has deviated from the approved palns which might be a hindrence for OC later?
@Prasenjit, Before booking any property please cross check all the documents and approvals from local body, banks and also check the layout plan if possible with the help of an legal expert.

The project has been approved by BDA and banks like LIC Housing Finance and HDFC are providing home loan for this project. Cauvery Water connection is not there in Sarjapur locality. It is a G+3 floors structure with 50 units.

Hi all, Here are few most important updates about this project i.e. project is ready to move since December'2013. It is a BBMP approved project and HDFC and SBI are the leading funding bankers.
@Harshit, As per as its connectivity is concern it offers good connectivity to major locations in Bangalore by different means of transportation. Places like Jayanagar and Koramangala are only a few kilometers from this region. Hi Dipten, As per my knowledge, Karnataka High Court had directed the BBMP to install processing plants in all the 28 Assembly constituencies in the city to reduce the burden on landfills. BBMP is yet to take action, and it does not seem to be in a hurry to implement it either.
Hi Dipten, Yes Mr Eshaan, I agreed with you. These plants have the capacity to process five tonnes of wet waste every day, but are receiving lesser quantities. The people preferred to sell milk packets and plastic bottles to vendors and these kabadiwalas too were not interested in selling the stuff at DWCCs.

If you are investing in residential sites you can go with localities like Jigani, Sarjapur Road, Bannerghatta Road, Electronic City, Devanahalli and Hoskote. All these localities are well developed localities in terms of physical and social infrastructure.
