Hi Guys, At last Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.
Hi Devraj and all, I am following this discussion last 3 months and found some useful information on Real Estate Regulatory Bill 2013. Believe me......this is really a good way for made discussion on current topics and let the people aware of the current events. What you have mentioned above it clearly indicates that the committee did not agree with earlier proposal that a person holding more than 2 apartments or plots in the same project should be treated as a promoter. Am i right?

I visited the location, this is far away at the Sarjapur road and after crossing the town the place where they are trying to construct this project. My opinions are: 1. Very far no advantage of buying at Surjapur road 2. Cost is high 2350 / sq ft they are quoting now and will be ready in 2017 Mid ( as per they are saying) 3. SNR is very new in market so no completed projects are there

After staying here for one month I am writing this review. The project is not worth the cost. Pros: Design is good. Cost is less (very less difference with near by projects now) Cons: People openly defecate surrounding this project.Its like dump yard.People and vendors come and dump the waste adjacent to complex. The front portion is very worst with people openly doing their washing,bathing etc . On informing the builder washed his hands off. Very unhygienic environment.Disease prone. Train sound from near by track is too high sometimes.The place is directly open to railway track and sound

Hi Aarti, As per my knowledge, in a case filed under the Karnataka Shops and Commercial Establishments Act, 1961, it was ruled that the use of a residence as an office by chartered accountants, lawyers and doctors would not be considered as a commercial activity. The premise of this ruling was that the work and skill involved in such a profession is predominantly mental or intellectual rather than physical or manual.
In my point of view, It bears mentioning that full-scale commercial use of a residential flat is often opposed by co-operative housing societies. That said, utilising 20% of the space in a residential flat is legally permissible as long as the business in question falls within certain categories.

Do they have the capability of handling such a huge project ? I think this is their first such big venture at this scale. Any insights ? Sorry about the slew of questions. Jotted down the thoughts that came to my mind. Hope they are valid and help other members who are interested.

Q: They are starting a new project called Hilife Green Woods in Whitefield. They have completed some projects before like Hilife Pearl Shell. I liked the project and booked a flat. But would like to get feedback about the builder.

The builder is quoting Rs 6000 as the rate per sqft and the estimated possession date is by March 2017.

Q: I liked flat in GK golden city however on further research found that there is no municipality connection for drinking water. All 5 bore wells are dried up. The society is fully dependent on tankers. Is there any provision or plan proposed which can resolve his problem. Is builder taking interest in bringing kaveri water connection?

Right MAnsi.....The builder had claimed that there are 4 bore-wells. But tapes are dry every morning and day. The builder had claimed 3 lifts in every block. Since one year only one of them is functional. Every day you will found somebody trapped in the lift. STP unit is not functional and builder is manually or illegally draining water to outside.
