I am a resident here in Mantri Synergy. The lift is not having a very basic safety mechanism that when power goes off, it doesn't go on to the nearest floor to open it up. If power goes off people will be stuck and if there is no electrician to do the switch over to the DG power.. that is stay there in the dark and if you are lucky to survive then some one will come and open the door for you... Staying in 8th floor there is no option other than using the lift... Very basic security feature is not there in the lift of this so called "HI-TECH" apartment. Frustrated living here. Now Mantri Navaratna... Only God can save Mantri Navaratna....

We reside in a compex having 148 apts. There are 4 blocks . The builder has provided a few common rooms for the common use of all the residents. A few are being used by te association for conducting its office , using for storage of cleaning materials and also a library room. Other rooms are also kept in the custody of the association and others dont have ready access to them .2 rooms are being let out and rent is collected towards their use. The earnings from theseis however not disclosed to the members and also its use is kept a secret. I want to know if there are any guidlines for this ? Also can i demand the surrender the the rooms for common use! Is it a oertinent demand? Also the cultural aecretary who heads the cultural commitee is the same person for the past 5-6yrs. Can we ask for a change so that there will be more fairplay and trasparency

We know that there is a delay in Jain Housing on our Jain Inseli Park project. After the discussion with supporting team, I understood the reasons on delaying. In fact Every Builder in Chennai including major reputed companies like DLF also delays their projects. Compare to other firms, I felt Jain Housing is better. The main reason on delaying is labour shortage. We know that from last one year the work progress is going well in Jains Inseli Park. Mostly they complete all the flats in 3 to 4 months. My flat is almost complete, Finishing is well to see.

Hi..i would personally suggest you to buy property in Chitlapakkam as there is huge water body nearby and past records show that there is no water problem in that area. Moreover the roads are all wide and very well laid. If your workplace is nearby then go for Medavakkam. Tambaram sanitorium is also a good option but there is some water scarcity in some areas.

The rate was Rs 6200 per sft to start with with all amenities etc included. Now they have reduced the cost to Rs 5500 per sft excluding amenities etc. The overall cost has infact increased. Isn't this a bad practice from a builder?

I bought the flat @ Porur - Madhanandhapuram from swetha builders on Jan 2012. this is a stilt+4 floor building. Hence Completion certificate from CMDA is mandatory to obtain Electricity, Sewage, Water and other facilities from the government.
We are all occupied on Oct 2012 without obtaining a CC. CMDA rejected the CC application due to violations in the building. Then Builder filed a case with court and get the judgement for getting the Electricity supply.
Now almost 2 years gone. Still the Builder is not issued the CC.
Please guide on how to treat this type of worthless builder

You have to check whether your flat gets completed before RERA arrival or after RERA. The tenant is not liable to pay service tax under law. The legal liability is that of the landlord.It is just like Sales Tax or VAT liability are passed on the end user when buying a pack of Maggi Noodles, the same is the case with the tenant-landlord situation. I am living in Bangalore and planning to visit abroad for job purpose but i am unable to make passport as my educational certificate has name Akshat Kumar Sing while my all govt documents such as PAN Card, Voter ID Card, ADHAAR Card, Ration Card, PF AC, Bank AC has Akshat Singh. Now when i go to passport office, they ask me to show DOB certificate or Matriculation Certificate as a proof of age. While i am showing them my Matriculation Certificate in which my name is Akshat Kumar Singh. For this reason, they have rejected my application. Is there any other way to get my passport done? Chennai and also a trustworhy one from whom I recently purchased an apartment in Sholinganallur with the Stepsstone Promoters and the amenities they provide are way high like gym, swimming pool, gardern area,etc., but when compared with the cost of the apartment the amenities are very high in standards and the maintenence are also covered at a minimal cost . I suggest you all to try the Stepsstone Promoters for once atleast you just give them a vist and Iam sure you will surely be satisfied.
