Hi Anil, I think you are right Now a days real estate as overall has shown great boost in the current market .As per latest survey Kolkata recorded a hike in supply of affordable properties. Most of the homes falling in this category are concentrated in the north and south zones of the city.

Hi all, The project is centrally located in Rajarhat, near City centre II with more than 6 acre land. As far as its connectivity is concerned Connectivity doesn’t get better than this. Located on the Rajarhat Main Road, 1 minutes from Main Arterial Road, 2 minutes from the entertainment hub- City centre II, 5 km from the Airport, close to proposed Garia- Airport Metro connectivity. It is just 5mins. from VIP Road. It is expected that the date of possession will by Dec, 2015.
@Neha, The current residential property price in the locality is 3915/sq-ft whereas in Urban Greens it is 4100/sq-ft. Seeing the difference in the price i would suggest that the price around3900- 4000/sq-ft would be a great investment and will give you a huge profit in the coming year.

Most builders and developers have already procured most open spaces and are working on various residential townships and other commercial centers. Building a piece of Land and then constructing on it may escalate the costs. I would not suggest that unless you have some very good civil construction background. For residential apartments the price ranges between Rs 14,000 to Rs 18,000 per square feet in Alipore.Alipore and new Alipore are part of South Kolkata real estate segment. Q: i have booked a 2 BHK flat in South Green city and paid 20% of price in Oct13 but still not got allotment letter. I have written emails and spoke over phone several times but the builder is not giving any proper reply except it will be done soon. Now, I am sceptical bout the fate of the project and my hard earned money paid for the flat. Can anybody advice the future of the project?

This project offers 1/2/3 BHK residential apartments. 1BHK in 466 sq-ft, 2BHK from 772-991 sq-ft and 3BHK from 1134-1370 sq-ft. The current price is Rs. 3000/sq-ft for 1BHK and Rs. 2050/sq-ft for 2/3BHK.
Hi Asif, Even i was planning to invest in this project and had a word with their sales executive and they assure me that there is no such issue with the project. You can get your allotment letter as soon as you paid the 2o% of the agreement value. But one thing i notice that their website is not working. It is better to visit the developer's office and talk to him personally. I am also waiting for your valuable feedback.

The builder seems to be new .... but does not matter, if their current transactions are transparent. My worry is whether there will be good appreciation in future. Another, why people are selling their properties bought from this builder?

Hello Priya, The price difference between newly built up property and a 30 year old property varies on different parameters. First and the most important parameter is location and livability profile of the area. Second, present condition of the property. Is the old building has been renovated or not. in late 2012 i booked one 4 cottah apartment in lord city. i was told my 2nd phase flat will start on mid 2013 and i will get my aprt on 2017. but in reality i saw that even 1st phase apts were not started on late 2014. so i decded to stop my instalments and moved out of the project, losing 500000rs in the process!! please DONT BUY ANY APRT FROM THIS FRAUD COMPANY!! THEY DONT HAVE ANY OWNERSHIP OF THE LAND!! THEY WILL BUY IT FOR U ONCE YOU GIVE THE MONEY TO THEM AND THEN BUILD THE APARTMENT!! IT WILL TAKE AGES TO COMPLETE THIS PROJECT!! prjct was launched in 2010 and still only model aprts are ready. BEWARE!! YOUR MONEY WILL GET BLOCKED FOR A VERY LONG TIME!!

These companies set out to park funds in real-estate, mostly in the districts. And the last meeting is allegedly the biggest of them all — the Rose Valley group. The end result of all this is the collapse of the land market. Land prices are collapsing in Malda, Murshidabad, Medinipur, Asansol and Siliguri, once the hubs of the money-collection activity. Kolkata is relatively less affected though prices have dropped 25-30%.

Yes priya, I think you are right, choose a property means which offers easy connectivity and frequent mode of transport at any time of the day.There should enough transportation facilities available from buses, taxis to auto within your easy reach. This will help at times when you get late from your work or there is an emergency.

In municipal corporation you will find a paster plan that will show you whether the villa is existed in their name or not. Q: Respected Members/Admin, I am in badly need of advice, please help and guide. I have a flat at Kolkata (under KMC), my bathroom ceiling is having severe leakage problem, whenever the residents above my floor uses their bathroom my roof is flooded with 200/300 water drops. When I requested the resident at my top floor to rectify, they are saying it is not our issue but your, you can do anything at your roof. There is no proper legal community though I pay 30,000 annual maintenance, Please help : 1. Is there any legal option to handle this? 2. Who is at fault (resident above me/ promoter (build 3 years old and possession certificate mentions promoter owns no responsibility) 3. Can anyone suggest me next steps please.

Q: Recently I booked a flat which costs Rs Y and paid two installments total Rs X say. The builder sent me a receipt with a service tax added on Down payment @ Rs X*3.09%. This is exclusive of the overall tax charged for Rs Y*3.09. My question is if I am paying tax for overall cost at Rs Y*3.09%, is it even legal to charge tax on down-payment amount? Does this mean I have to pay tax for the entire amount i pay @3.09% above the tax of Rs Y*3.09%? Please advice.

Thank You everyone for replies above. My scenario is : Investors has bought the flats in the society and have done just a sale agreement with the builder and the flat is lying vacant unused. Even the water /electricity / and all other fittings are not done. The property is not registered in the name of the seller. I mean the property is not at all registered. But we have to pay the money to the investor. There is man who has the keys of all such resale flats, who showed us and we selceted one and want to buy it. This middle man says come and book the flat by paying 1 lakh booking amout. But before that , i want to get it clear that I am not being cheated. As I have never met with builder or the seller. So please guide me that what all documents should I verify before going ahead.
Hi Asha, I would advice you to take the help of a property lawyer to check these documents: 1.Original sale agreement ( to make sure there is no outstanding loan on this property) 2.NOC from the society for sale of the flat ( to make sure the society is formed and is in existence) 3.Share certificates issued by the society. 4.Proof of payment of all muncipal taxes, society charges and electricity bills upto date to make sure there are no outstanding dues. 5.Income tax receipts from the seller to make sure he has paid all the income taxes and has no restriction to sell his property.

@ Chandramohan, VIP Road and EM Bypass have seen negative and no growth in rentals during last one year recently I have been read some were in the article published in a newspaper. While there is plenty of supply in these areas, demand is subdued as there are few commercial hubs in the vicinity, comments Sharma.

Q: I applied for Sukhobristi Phase 4 and was not shortlisted. After the lottery date (12-May-15) its almost 3 months but they are not refunding my application money despite multiple follow ups, while as per brochure it was to be refunded within 60 days of lottery. The call centre executives do not have any information, just asks to wait for another week whenever you call. Please advise should I move to Consumer Court to get my amount back? If yes, what are the documents I need to submit and can I claim any compensation for whatever delay they are making?

Hello Dear, As far as Godrej Prakriti is concerned the price of 2 BHK is based on the per sq ft which include built up area. Carpet area is usually 20% less than built up area. In Prakriti total number of the tower is 17 and the different tower has a different configuration and floor such as tower 8 has 19 floor.

@ sarkar, I think there is no question about Godrej Property reputation and they are counted as the most trusted name in the real estate industry. It is better to visit the project site, see the construction quality of the project, nearby locality, connectivity etc. before taking a decision. You can also take the advice of builder sales people to know more about this project and consequences.

Its hardly 10 min from the Airport. Rajarhat enjoyed developmental ventures due to its proximity to the capital of Kolkata. The relatively low cost of real estate in the region also helped bring in investors and land development companies. Being declared as an IT park also helped bring in development in the region in the form of revamped infrastructure and better civic services. Plans for starting a metro service in the region have also helped develop the city.

Q: I have booked an apartment in Elita garden phase 2. Just want to let others know in India above 50L property buyers is supposed to withhold 1% tax and pay 99% on each payment to builders. Elita did not inform about this and accepted 100% payment for few installments. Not sure if anyone out there still not aware about the rule. Penalty is on buyers of not withholding the tax. Elita simple hide it until I inquire about it.

you are right sir. As per the rules, the buyer of the property is required to deduct Tax and deposit the same with the Government. TDS needs to be deducted for all the earlier payments made to the seller and if the payments are being made in installments then at the time of every installment.you are right sir. Well Promit, As fas as my knowledge is concerned, Rajarhat Gopalpur Municipal Corporation has approved this project and home loan is available from LIC Housing Fin, ICICI Bank, HDFC Home Loans, SBI and PNB. They have mentioned the above charges in their sites. Special type Villas will be Rs.2 lakh under PLC, club membership-30000, power back up charges (1KVA)-Rs.20000, Documentation and paper charges-Rs. 1.5/sq-ft and electric meter, security deposit, EDC, Legal Charges as per actual.

I am agree with Subhajit.....unless you move to the consumer court you all will loose your hard earned money and those who still have the hope to the desired land i can assure them that the dream will never come into realty. Being a buyer of this project i visited the project site but no progress i observed there. The fee that an apartment owners association can charge when the member sells his flat is called Transfer fee. but when the apartment owners association will provide you with the NOC ( No Objection Certificate) then you do not have to pay the transfer fee. Before you sell the flat all the pending dues should be paid but if there are any pending dues then the apartment owners association cannot provide you with NOC. There are some specific rules to be followed before selling your flat according to apartment owners association. Hello Rudrani, This place is actually very good for staying. All daily basic amenities are within stone throw away distance. The project locality is very spacious and lot of trees are there. The only problem is that it is a bit far from the actual city, So, getting public transport in night is very difficult.
