My comments to replies
FSI for a project can be obtained by dividing the total carpet area of all flats in the project divided by the land area of the project. In Bangalore the FAR is decided based on the Plot area, Road Width, Area Development category (A,B,C). etc.
To make it easy FSI is the total built up area a builder is permitted to construct on the specified land.

GM Infinite ecity has not got BDA floor-wise plan approval from BDA yet and hence reputed banks like SBI is not approving loan. Looks like this would come in a week - ten days time

Poor areas of the city are in the line for water supply depending on the infrastructure growth, hence the per capita supply for such regions can take a dip to 40-45 lts per day. The national standard set for the per capita consumption of water for a city like Bangalore is 150 lts per day.

CV Raman Nagar is very much liveable and it is developing slowly and steadily. You can expect appreciation after 2-3 years. CV Raman nagar is well connected to Old Airport Road, Old Madras Road and KR Puram. As my point of view the area is good for long term investment.
I agree with Mr Hanif, From investment point of view CV Raman Nagar is a good option. The area is close to metro stations like Swami Vivekananda Station and Byapannahalli metro Station, well connected to IT Parks like Bagmane Tech Park and RMZ Infinity. The important thing is that the road s are broader in compare to others area like Kaggaduspura and Jagadishnagar.

Nandi Retreat offers only 2 bhk apartments with size ranging from Rs 890 sqft to 1030 sqft. The current price going on in Nandi Retreat is Rs 3600 which is slightly negotiable at the time of booking. :)

If you are looking for an investment purpose for a time frame of 5 to 8 years you can invest in Jigani as you can expect at least 40 to 60 percent appreciation in this time frame but if you are looking for rental income then Kamanahalli will fetch you good rentals because in this area there are many educational institutions and people coming from out of station prefer to stay nearby
What I feel is that Kamanahalli is good for investment purpose as well as for rentals. The property price in Kamanahalli in the July-Sep quarter of 2013 appreciated to Rs 4415 per sq. ft. Kamanahalli has good hospitals and educational institutes like Apollo, Sathya Hospital, Zion Hospital And Research Centre, Sanford College of InformationTechnology and National Institute of Retail Management. The area is also easily assessible to RMZ Infinity and Bagmane Tech Park.

Some of the disadvantage of Budigere area; The locality do not have many IT companies. The area lacks social infrastructure. The area always struggling with low water table. Budigere Cross to Devanahalli is very narrow.

Demand for residential properties in Budigere has been rising constantly owing to factors like good connectivity, availability of land parcels, and lower property rates. Budigere is located nearly ten kilometres away from Whitefield and ITPL, major IT hubs of Bangalore. Prime areas such as Old Madras Road, K R Puram and CV Raman Nagar are in vicinity. All the neighbouring localities have become highly congested due to lack of land parcels. Budigere on the other hand offers wide open spaces as land parcels are easily available.
Yes the market for residences on this stretch was sluggish few months ago for which the focus has moved to North Bangalore. The area offers apartments, plots, row houses and villas. Demand is high for apartments in all sizes including 1, 2 and 3 bedroom units. The area has observed nearly 20 percent rise in capital values of apartments in the past one year. By the next year, 35-40 percent appreciation is expected as several projects would be nearing completion.

Q: Dear Sir, I am planning to buy a reasle flat in bangalore (north bangalore) in Yelahanka. The project is Unitech Heritage Estate, which is located on doddaballapur road. This is placed equidistance from city center and airport. The building is 15 years old. But really maintained very well and by first look it looks like 3 years old or so. The project has all the amenities and quite peaceful location though located on NH. I am getting 2 BHK flat of 915 sq.ft at 36 lacks (after negotiation)including car park. Currently its fetching 12k rent per month. I need your expert opinion on the project, location and appreciation chances. Pls let me know is it right way to go or any other suggestions. To apply for E-khata, the site photo, owner's photo along with digital signature is a must. Electronic khata is applicable for new plots that fall under the BMRDA jurisdiction. Hi Monica, According to me due to heavy pressure from Urban Developement Ministry & PM's Swachh Bharath abhijan ,BBMP woke up from it's deep sleep & started throwing rules & regulation to every one with out judging anything. Just think of how come apartment people will manage the waste they generate . That the civic body collects Rs 60 as garbage cess from every property tax payer has only rubbed salt into their wounds.

Q: I have a residential land in RR Nagar Bangalore, which is under litigation. Have checked with legal council and there is no stuff in the case and I am also convinced. But, it is matter of time before this case is settled. Khatha is in my name and I am not able get Khatha extract which is prerequisite for plan approval. Hence, BBMP is not giving approval for my building plan. Due to which I am not able to approach any bank for housing loan. Is there any bank (nationalized or private bank) which is ready to provide loan in the absence of approved plan from BBMP?

Hi, First check your Khata Extract, whether it comes under "A" Khata or "B" Khata. If it comes under "B" Khata then you will have to transfer it into "A" Khata from the concerned Authorities. Once getting the approved plan from the BBMP then only you can avail loan. In absence of approval no bank will provide you loan. And it will be a legal if you construct home in a unapproved plot.
Right Manu, Registration under "A" Khata is necessary to avail any property loan or to construct as per the building bylaws of the jurisdiction of the property. Under the residential plotted development, ROI largely depends upon two parameters. Firstly, to get maximum returns, the plot should be DC converted and have its layout approved from BMRDA. Secondly, the plot should have "A" Khata status under the BBMP register.

Hi Pooja, OC is an essential legal document that has to be obtained by the builder once the construction is complete. This ensures that the building has been constructed in a completely legal way adhering to the approved plan. Hi Kunal, I had visited the project first in last year. The construction remains the same as of today without progress. There is water problem around Hosa - Sarjapur road. GM Infinite Ambitious Enclave is a RERA Approved project and its RERA Registration Number is PRM/KA/RERA/1251/308/PR/180406/001467 They did not mention about the approval body but locality of Bommasandra comes under BDA because of its industrial belt.

Try to negotiate the price as much as you can. Visit the property site, check with the residents about the basic amenities such as water and electricity, check the connectivity of the property to the other parts of the Bangalore city.
