Q: Hi Owners, We have blocked a flat in Phase II way back in Nov '11 for which builder has assured to lauch in Dec '11. Till today they are just dragging and giving reason as approval delay. Could you pls let us know if this buidler is reliable or do we need to have a second thought. Would also appreciate if you can tell us if the builder completed the construction as per the timelines assured for Phase I and the quality of the construciton.

If you are planning for investment purpose than I feel VRR Nest flats would be a better option from investment perspective considering the locality and good connectivity to main road.
Pros: The project is easily accessible, upcoming metro near to offices in electronic city and sarjapur road, educational institutes are near by, Very well developed surroundings. Cons :May be little bit noisy due to proximity to main road.

The location is developing but the surrounding areas may increase considering that Mantri , Shobha, Oceanus , DSR projects are coming up nearby. They plan to start construction by July 2013 and complete it by Dec 2015. The rate per sqft starts at 3900/- and it increases by 20/- from the 5th floor.The size of the apartments ranges from 1485 to 2176 sqft.The project plan seems to be good. The most important part of the provision is its applicability. By the word-’immovable property’, a number of other assets and movable properties such as vehicles are not included in the list. The list of immovable property includes house and land property along with areas which are subjected to lot of investments.
One point to be taken into consideration is that though land falls in the list of immovable property, agricultural land is excluded from the counting. The significant point included in the provision states that only in case of an immovable property that the required TDS should be undertaken.

Hi Mangal, It is always better to buy a property which is approved by BBMP and it has A Khata. Khata is very much necessary while applying for any loan form bank and license. Khata includes all the critical details related to property which includes the name of the owners, location of the property, dimension of site etc.But is it not advisable to buy a B Khata property.

I agree with you Mr Bijoy that Haralur road is a better option for investment purpose but I am residing in Hosa road, the area is developing slow and steadily. It is one of the peaceful and safe location and easily connected with all important places in the city. There are many new projects coming up in this area. In the July-Sep quarter of 2013, the price od properties in Hosa Road appreciated to Rs 3400 per sq. ft. where as property price is Haralur Road is Rs 5700. New projects coming up in Hosa Road are MSR Dew Drops, Suvastu Serene, Janajeeva Splendor I and Janajeeva Splendor II. The price of the apartments in these project ranges from Rs 24 lakhs to Rs 70 lakhs approximately. If you have a tight budget and looking for affordable property then you can go for Hosa Road.

I came to know that many builders have already started constructing housing projects in these areas to maximize the profits. Property price towards Peenya and its nearby areas are likely to increase at a faster pace.
According to experts when the construction work was going on the property price raise by 20 to 30%. It is expected that the property price will increase by another 10% as the system is now operational. :) :)

Foyer City was launched two years ago and the project has been approved by BDA and banks like SBI, LIC and Axis. The are also providing Occupancy certificate. There will be 164 apartments with a combination of 2 and 3 bedroom apartments. A 2 bhk will cost you around Rs 37 lakhs excluding registrations.

Reach 3B from Peenya to Nagasandra is all set for the commercial operation but they are waiting for the the safety certification from the Commissioner for Railway Safety for the commercial operations to begin as everything else is ready.
Reach 3B was launched in May 2014 and it was expected to be operational by Auguste 2014, then it shifted to March and now finally the much awaited Namma Metro Reach 3B will be operation by May 1

Hi...I wanted to invest in their J P Nagar Orchid project. They are asking for 50% down payment with a Pre-EM option. I am a little worried now after coming to know that this is part of Dreamz group which has a very notorious name in the market. Should I take back my booking amount? There is not even one brick in the site...construction is expected to start after 3-4 months..I am really worried to the fact that they want 50% of the cost at this stage..please advise..

Q: My family and I have always lived in high rise apartments with top-notch amenities. It may just be a curse for us but luckily when I got a job in Bangalore, I saw that Skyview Apartments by Indya Estates was really close by, and the amenities and facilities were top-notch. I look forward to being able to find a place like this so close to work and a place where my family will be extremely happy. We can spend a lot of time together as well and have lovely, stress free weekends together.

Q: Motivation for me is the biggest thing. I always need a reason to get up and go to work, to be pro-active, to live each day with ease. Living in Skyview will really help me on that front. Hello Divya, I think that price is a bit higher and its maintenance cost will also be higher (Rs.5000 approx) per month. This is a very good project if it was not near to Bellandur Lake. Yes, locality is flood prone and last year 400 families were evacuated by rescue teams after heavy rain waterlogging in several parts of locality. Entire neighborhoods in H.S.R. Layout Sector 6 and 7 were inundated and residents had to wade through knee-deep water to get to work. Check out with the local body if there is any plan for the road construction and development of the sanitary in the locality.
Yes, the situation becomes worst during the rainy season. As per residents, SWD is not maintaining the drainage properly and due to the heavy downpour, rainwater mixed sewage water entered the apartments affecting 400 families. The water level stood at 4-foot level. Even water enters inside Sai Gardens premises and society looks like a flooded village.
