Hi friends!! In form of Krishi Kalyan Cess, a levy of 0.50% is going to add up to existing rate of service tax on all taxable services which sums up to total service tax of 15%. Arun Jaitely, in his first budget had increased service tax rate to 14% from 12.36% and then added 0.50% as Swachh Bharat Cess from 15th November, 2015. Hi Karan , As per my knowledge, Sahidabad is a developed area. Rate of investment is high in this area. This area is well connected by bus , train & metro. Connectivity is not an issue here. The nearest Bus station is Sahibabad Bus stop . The nearest Railway station is Sahibabad railway station & nearest Metro station is Vaishali Metro.

Another main issue is better roads and traffic management.. Though Delhi has the most extensive road network in India, it is not sufficient to manage the city’s traffic. The increased roadway capacity will be consumed by added traffic in just five years.. so the govt has to keep long-term planning and then lay roads. Prices of apartments in Golf course extn road is approx in the range of 7,000 to11,000 per sq ft in the first part (up to Badshahpur). In the second part, prices around Rs 5,000 to 8,000 per sq ft. Aravalli greens is project by Dwarkadish developers, who have around 150 land bank in this area. This is generally know as the Bhiwadi extension. We all know bhiwadi is the best for investment, although this place is not too developed, but looking at the infrastructure coming up, the area will give you good appreciation

Hello Payal, Not too much but yes, i live in Ghaziabad. though the location of project is on EDM road, there is no way to enter the project tower from EDM/Delhi side currently. The current entry is from near Radisson Blu, Kaushambi. But there is a plan to construct a road from Radisson Blu upto Gazipur Mandi by GDA. Once that road is built, then entry from Delhi side will be possible. In fact, the map from Builder shows that side as the "Main Entrance" planned.

Hmmm according to my knowledge ..Vaishali metro station is just 2 km away from the project's site. you also have Kaushambi metro within 1.5 km and ISBT bus stop is 2 km away hence the connectivity of the area is good.

Hi, this is a good project to invest in, so do not worry about that. yes about price trend, they are quoting Rs 4500 per sq ft, although this is the last quoting price as all the units are sold out.

Hi, there are two ways of reaching the FNG. One you can go to NH 24 and that is directly connected to FNG corridor.. or else you can take the Noida Greater Noida link road, which will also connect FNG corridor .
But FNG is not happening!! its a long and delay project, how is that going to appreciate the price of the place??Secondly FNG will take around 10-15 years ..... how will that help me to get good future returns if i invest now

Hi, i would also like to add about infrastructure is 3 important national highways - NH-24, NH-58, and NH-91 -pass through the city and cater to the heavy traffic originating from Delhi and going towards Meerut, Kanpur and Lucknow.
Ghaziabad is like a hot cake for the developers : the location of Ghaziabad makes it a favored destination just because of the following reasons like higher rentals and space crunch of Delhi has forced people to look towards Ghaziabad for affordable options. Also recently Ghaziabad offers all the basic amenities required for an urban living - hospitals, schools, colleges, shopping places, banks along with ATMs, electricity, sewage system, good rail and road connectivity, green belts and parks, etc. :)

It is well connected to Noida Sector-71 or Sai Chowk just 5 mint drive from Fortis Hospital the location have all the proximity and basic amenities just on the door step. Just 5-10 mint drive from Noida City Center.
Best location in Center of Noida Secto-17. Good deal to buy the resale flat and save money compared to new flat.

Yes, i have checked the price scale of the area and my study says that the average price rate of the area is Rs 2,933 per Sq-ft. The price shoot up during April-June 2011. The highest value went upto Rs 8300 per sq ft.But now the price become bit stable , for now the price is around Rs 2900 per sq ft. hence investment now will be cheap but you have to wait for 5 years for better returns.
As per the locality is concerend,it is very safe from the point of transparency, by investors. Another factor fueling speculator interest are the varied choices, based on one’s preference and the projects are being developed by builders with good banners.

According to my experience two things should be followed in both the cases, time and principal amount. When we invest money to get a accountable returns within a certain period of time; then time in mind should be clear on such aspects. In stocks, investment can be increased and decreased as per the whims and fancies of an individual but this kind of flexibility is not available in real estate.

According to the graphs the sector near the road is very costly and posh area. The sectors you have mentioned mostly have plots and less apartments. As discussed in the previous comments that this is saturated and old real estate market, you won't get much rentals. In whole of Gurgaon the rental percentage varies between 2%-3%. Over here you can expect 2.5% of the rentals. For investment i would like to suggest go for sector 28-27, this sectors are on the other side of the highway and many good projects by DLF.According to the graphs the sector near the road is very costly and posh area. Hi Nitin, Sultanpur Road is a developing area in future. It has been pass as a 4-lane highway by NH road. The major Real Estate players like Ansals, Omaxe, Emaar MGF etc. are already running there projects there successfully. There are some educational institutes like SMS, Saroj, Sharda are also situated here. IT is well developing locality and situated nearby Sushant Golf City having a distance of 15 km from Wallmart Retail, situated approximately 13 km away from the site. Adjoining to NH-56 opposite Sainik Dhaba. In October-December'2012 the property price in that area is 2820/sq.ft but after one and half year the rate is 4800/sq.ft. It indicates that the footfalls of the property customers in high demand that raised the rate so frequently.
Hello, As per the discussion with their executive i found that one will get its possession within 3 yrs from the time of booking. This is absolutely wrong, one can't start construction work before approval.It comes under Lucknow Development Authority. So, you don't need to worry construction work is in full swing.

Q: Did anyone of you booked for Morpheus Pratiksha or anyone you know???is it a right project to get in?Last sunday i had meeting with Mr. Anurag of A to Z builder.He said the possession will be by end of 2017.Now few of his units are sold to some other retailer.I selected a unit which is under that retailer.According to him the first payment while booking will be of 10% of BSP which should be in the name of that retailer.All the transfer of documents will done by them.Is that safe?i believe i should get a receipt from Morpheus and not from that retailer..right???Kindly suggest asap as if it goes well..i will book it coming weekend.

Hi Kumar, you can also check if any Public sector banks are providing loans for this...banks like SBI and LIC does have documentation checks before tehy approve loans..youcan also check which all private banks are providing loans as well... if banks are giving loans then you can be assured a bit ofthe papers being in order. Well this project is located in Ganga nagar which is outside the main city..can say in the outskirts and so is pollution and congestion free area on the mawana road. though out side the main city, the place all all facilities in a 7-8 km radius and is expected to get good appreciation in future. The Meerut cantonemnet station is nearest in a 10 km radius.

Well, SBI,LIC, HDFC and ICICI are known loan providing banks but all paper work is in place as per the builders and you can approach the bank of your choice as well. the project is approved by MDA so the papers are quite authentic and gets max loans...

Hi Sunil, I am not a resident, but i was looking to invest and found the towers of Riviera quite good, It is part of the Eldeco meadows township with markets nearby, not far from Pari chowk and i think that brokers vouch for more than 70% occupancy in the projects..which in itself shows that the place is good enough for living and as a end use option.
Hello..i think these get good rentals as well..i heard about a 2 bhk available for Rs 13000 /month... so even if you invest , it will be quite profitable...

Hmmm... yes that is correct, with each residential unit you need to take an office space of 267sq ft or 534 sq ft at a rate of Rs 2500/sq ft. i have heard that they have this under some offer and the prices for both residential and office space is quite reasonable.

How do you think is the location and connectivity of this project?
Vrinda, the project is planned in knowledge park IV and there is proposed metro connectivity in the area.. I think that the area is around 20 mins drive from noida expressway and the Mahamaya flyover. The executives are sure that there has no issue with land and they have limited units as just 2 towers are planned as of now with 4 units on each floor and 14 floors.

Q: Is there any update on possession of ERA DIVINE COURT ...WHAT IS THE STATUS OF LICENCE PROBLEM OF LAND USED BY ERA ? As per my information - Last Month - ERA raised a demand for Maintenance Charges of Rs. 155000 (Aprox) and when few customers reached ERA office to pay that demand - ERA employees refused to receive the amount from them without giving any reason. Don't know what's going on...nothing clear... No one from ERA ready to talk about Penalty for Delay in project...no information about Occupancy Certificate Status..

Hi Payal, According to me, yes this pact/contract will definitely be help full for both builders & buyers . It's like avoid litigation & get full authorized conformed idea about what ever residential project you are going to buy/invest. Apartment owners in Ghaziabad have asked the Union ministry of urban development to formulate a model builder-buyer agreement that reduces disputes and litigations in housing projects in the city.
Hi Guys, Yes Shenoy, So to avoide all these complains & litigations this pact should be implemented. There are thousand of cases between residents and developers of housing projects are pending in courts. These litigations have mostly stemmed from discrepancies between what was promised to buyers in agreements when they booked the flats and what was ultimately delivered to them. This necessitates a transparent agreement so that homebuyers do not feel cheated after taking possession of their housing units.

Yes, Builder is facing fund issue from long time. I can't see any progress past 1 year on site. I think we all should take legal action in group. Form a Whatsapp Group and share each others number and file a suit in the consumer court.

Hi Rakesh, Even i am trying to get my money back as i have booked my flat in 2015 on 20th floor and they have only approval from GDA up to 15-16 floors. I got to know when i enquired later. I am just checking if anyone of us has booked their flats on higher floor here. Builder has shown decency in dealing with customer.
You are right Anand. Very cunning builder. They had promised to delivered the project within 3 years but it is already 4 years gone and only 50% construction completed. Currently, no work is going on so me too is looking for my refund. I have dropped many mails to the builder but didn't get any reply.

Q: Sir I booked a flat under NOEMI plan in red apple residency project Raj Nagar extension Ghaziabad in 2013. But it seems that they cannot complete project ever. Extending possession date every 3-4 months.What can I do against these people? Kindly advice.

Hello Vishal, When is the last time you have discussed with the builder regarding your flat possession? As most of the property portal is showing that possession has started or project completed. One last time discussed with the builder and ask for the possession. If they are unable to give you the satisfactory reply send him a mail which later you can use the soft copy of the mail s a proof in the court or consumer forum.
Yes, I agreed with Yash. Send them a mail and ask for the possession. Within 15 days if you are not getting any reply, you can file a case in the consumer forum and ask for the compensation along with interest from the date of possession.
