Hi Mr Harilal, As per my knowledge, Sector 42 is more developed & better location that sector 53. From investment point of view, sector 42 had shown more increase in price that sector 53. In year 2009 , the average residential price of sector 42 was 7950/sq-ft. This price showed most hike in year 2012. In year 2014 , average residential price touched 23450/sq-ft. So my opinion here investment is a good deal.

Yes definitely.. firstly you should have clear documents related to the property. Only then the bank will verify everything and give you loan. Guys this might interest you, that While about 120 new malls became operational since 2011, around 30-40 of existing ones had closed down due to poor sales model and management of the malls were the key reasons for the failure of the malls. The mall failure was witnessed the most in Ahmedabad while Delhi-NCR, Chennai and Mumbai too faced similar trend.
The expected sales from the daily footfalls observed in and across various malls have been depleting in the face of the economic meltdown. Hi, this is a very big issue and for last three years the story is going on about the acceptance of green building norms . According to my knowledge the country now has 1.65 billion sq.ft of registered green buildings and of this over half is accounted for by housing sector..and now citizens have realised the importance of green buildings and its positive impact on quality of life. Hence the National building code with green norms will be ready by March as the issue has been taken very seriously.
SO Bhuvan which are the cities now, which are yet to have green building norms??

True if we compare the connectivity also, Sector 79 is on the upper end. It is just 3 mins drive from FNG Corridor. Whereas sector 118 has hardly any internal roads and well developed social structure... i vote for Sector 79.... 5 mins drive from Sector 119 & 120
Looking at the discussion i would like to say why sector 79 is more in demand. In real estate value Sector 79 near city centre, builders deals with the basic services and try to make the investors most comfortable in having the best deal in best value. Whereas Sector 118 you have go a bit inn. You have to put across about your views about any particular location, area or place which you wish to possess in Noida. Noida is hot spot for investment. If not now sector 118 will grow within 10 years. So if anyone interested in long term investment can go for this.

See, when we speak about price, ATS is Rs 2850/sq ft whereas Jaura Prime Boulevard is Rs 3700. per sq ft.. so in price also.. i gues ATS can beat the later project.

Strange that from outside, this apartments looks good, but looking at the complains i doubt if the rest of the unsold inventories will get good value or not. Some of my relatives who stay there have told that tiles have been falling off. Some owners walked in on damaged wooden flooring as water had seeped in.... There is railway station and ICD (Inland container Depot) likely to come up in sector-168 and adjoining sector-168A. It is already shown in the master plan 2031 So in regards to that Sector 168 is very well developed and will give you better future returns.
I do not agree to that,sector-168 will be the worst sector on all of expressway and hence that area is certainly not worth the money that 3C is asking for. Of course 3C fans and dealers on this forum may have different opinion.

The National Green Tribunal on Wednesday came down heavily on the Delhi Development Authority for having failed, despite repeated orders, to come clean on the Yamuna floodplains and activities permitted there.
The tribunal had earlier issued notices to various departments of the Centre, and government of Delhi, Uttar Pradesh and Haryana over a petition which has claimed the floodplains of Yamuna and Hindon rivers have been encroached upon with permanent concrete structures.

Yes Ayesha... the price they are quoting is Rs 4000+EDC.. You also have to pay parking charges. The project is approved by Corporation bank and HDFC...

Hey Mr Bhuvan they are quoting Rs 3400-3500per sq ft. This is not an inclusive price, you have to pay parking and maintenance also. Yes they have availability for 2 bhk and sizes are 935 and 1050 sq ft!

Decent Colonizers Pvt Ltd, is a real estate developer based out in Sec-12, Dwarka, ND. Proprietor is Avinash Singh Jawa. Task Name - Omega City. Jawa has duped almost Rupees 60 crore from about 3000 investors against booking of residential plots. Dwarka police has arrested him today in this offence.

@Wahi, The company claims they have sold 100% and no further booking. However, there is an issue of 15 bigha land falling on drain and making CLU bit difficult. As on date Government has not issued CLU.

Hi Mr Suhail the project is offering 4 and 5 BHKS with a sq ft sixes ranges between 3584 sq ft to 6620 sq.ft. The price they are quoting is Rs. 5600 - 6100 as the BSP. You have to pay the parking charges additionally!

Hi Arpit, the project is in on the main Delhi jaipur highway and these are high rise apartments with VRV air conditioning and a whole township is planned. there will be shops and club in addition ample play area and space marked for schools as well.

The locality is pretty good with the highway nearby and the poject will be completed in another 2-3 years and by that time the development will be at another level only.... the locality will be very good and considering the fact that many good projects by reputed builders are there... DLF ultima, gurgaon21 apartments, city homes, tata primus and microtek projects are some of the nearby ones.... majority development here is by the DLF...so you can expect the area to be quite happening in the future...

Well Aman, this is planned township and there are tree-lined roads, underground electric wires and provision for club, school , crèche, gym, hospital , restaurants, banks and ATMs etc. on the delhi meerut by pass, this township on the proposed metro route as well as the institutional area comprising of Shubbharti university and other colleges in the area. Also the area is just 1 hr drive from Delhi.

Hi folks, There are some changes in Stamp Duty on ancestral property in Rajasthan. On 8th March, 2016, In exercise of the powers conferred by sub-section (1) of section 9 of the Rajasthan Stamp Act. 1998 (Act No. 14 of 1999) and in suppression of this department's notification number F.4(14)FD/Tax Div.l98-S2 dated 09.07.1998, the State Government being of the opinion that it is expedient in public interest so to do, hereby orders that the stamp duty chargeable on the instrument of partition of ancestral property shall be reduced and charged at the rate of 1.5% of the market value of the separated share or shares of the property.
Similarly, stamp duty chargeable on the lease deed or sale deed of residential land issued or executed by Local Bodies or Gram Panchayats situated in territorial jurisdiction of Tehsil Pachpadra. District Barmer shall bereduced and charged as under:- Lease deed or sale deed executed prior to 11.07.2013 and period of registration of such deed expired during 11.07.2013 to 02.03.2014, 2) Lease Deed or sale deed executed during 11.07.2013 to 02.03.2014. In both the case stamp duty payable at the rate conveyance i.e on the amount of premium development charges paid in consideration including interest or penalty, if any, and the average amount of the rent of two years.

Sarvawar Aravali Garden offers 1,2 and 3 bhk apartments. The area of the apartment ranges from 470 sqft to 1025 sqft. The price for 1 bhk apartment starts from Rs 9 lakhs, 2bhk starts from Rs 13 lakhs and 3 bhk starts from Rs 23 lakhs.

Good morning all, As per the latest news, India's largest realty firm DLF is looking at closing two private equity deals worth around Rs 1000 crore by September 2015 to part-finance its upcoming housing projects in Chennai and Gurgaon.
Gud Morning Pranjal, In February' 2014, the co. had announced to raise over Rs. 3000 crore through divestment of stakes in certain housing projects to private equity players. They are targeting at least two deals in the first half of this fiscal worth Rs. 1000 crore.

@Pranjal, May be you are right because DLF's sales bookings fell by over 5% to Rs 3850 crore in 2014-15 against Rs 4070 crore in the previous year. Even for the 2015-16 fiscal, DLF has recently given a sales bookings guidance of Rs 3500-4000 crore as the company feels that it would take at least 12 months for the sales momentum to start improving.

Hi Subho Mallik, In my point of view, if you are working in Noida Sector -2 or 16, then most suitable residential area will be Noida-15,19 and 20. Rental value will be around 5000/per-month to 15000/per-month. If your work place is in sector 18, then most suitable wotk place will be Sector 19, 20. Here you can get rent around 6000-12000/per-month. If you are working in Noida sector 16A, then most suitable area will be New Ashok Nagar, Noida sec-27 , 29. Here you will get flat in around 4000/- to 20000/-per month. If your workplace is in Noida SEZ, then Noida Sector -49 & barola will be the most suitable area to have a ranted home. I live in a 2BHK, with a 3BHK next to me with residents living there and no sound comes. The wall is thick enough, and stops noise. The kitchen doors are badly placed, and I got it removed. Master Bedroom have balconies of sufficient size. You will not get less than 7000/sq-ft. Even 7600/sq-ft seems a distant deal. It will be 8000/sq-ft and beyond. at least for A,B,C,D and maybe E, you can get 7600/sq-ft. But inspect the final demand and see how much you have to pay back to IREO to get the property transfer on your name.Hi friends!!! It is true. Do not go via dealer. Visit the developer office, ask for all the legal approval and most importantly check whether the project is approved under RERA or not id you r going for any other project. There is a studio apartment in Maya Garden City, Zirakpur Ambala Highway, Zirakpur and it is completed project so you do not need to worry for RERA approval.
And most impaortantly, do not take the service of a unregistered broker. Because as per new RERA Rule, a broker has to be a register member under RERA. And if you are going for a under construction project then make sure that project is register under RERA. Otherwise, it will be consider as a legal deal and you can not take any action and file any legal suit in the court. Thans

Hello, MR Proview is a big builder, have many project in NCR. They have good land bank but they have not fully delivered any project in Ghaziabad. They also known for their wrong commitment like they never delivered their any project on time. So, do your all due diligence before investing in their project.
