Hi Gaurav..you can find a apartment in Kelabakkam in a price range of Rs 2800 to Rs 3800 sq ft also. Other localities along OMR have price values around Rs 5,500 to 8000 per sq ft. Q: Olympia Opaline are totally unreliable people. They promised delivery of Amber block flat in April 2011. They are delivering in April 2013. ( Even now, lifts are not operational fully ) Everytime they were extending the time by around 3 months. Only second rated companies and totally unreliable companies will do like this i.e. will delay for 2 years. Olympia Opaline has joined in that group. Buyers should be careful while selecting a buyer. Otherwise, they will be forced to incur huge loss by way of ( bank loan ) interest for the delayed period. When the question of compensation arises, they will speak about agreement. When the question of honoring of their own commitment arises, they will function like a second rated company. BUYERS MUST BEWARE.

Q: Since the layout is within CMDA limit as written by the seller, it is not clear wheter the layout has CMDA approval. Without CMDA approval, it is not worth for a penny.

Hi Venu, For your kind information, I have already booked a flat in MS Supradeepam recently. Though the locality is still under Gram Panchayat, got it clarified from sales person that once the registration is done, one will be obtaining the patta and the approval will take place in 90 days.
Hi Ravi, Came to know that once the property is booked and registration takes places, the builder will immediately apply for transfer of the same property from Panchayat and will get the CMDA approval done in 3 months time. Anyways it is always better to consult a lawyer during the time of registration and transaction.

My comments to replies
In my experience Hallmark's construction quality is very good. Their projects are bang for the buck if it is for your own use. However I would not recommend them for investment purposes unless you can manage the renting out yourself which in most cases is very hard considering the location of the flat. If you rent it through Hallmark you will have a very hard time collecting rent. Talk to any of their previous projects customers about the rental thing before you make a decision (I am sure they will caution you not to do it if you expecting any returns from the investment). This whole rental thing might sound very attractive but it's a scam unless you are willing to manage it yourself. Also be prepared for a delay in completion (atleast 2 years) and incomplete amenities while handing over which I guess is true with most builders in Chennai.

All amenities are available nearby also clam & very good residential area.It is fast appreciating area and well connected to all main places in the city. According to me you can expect good returns within 3 to 4 years.
Coming to social framework, Pallavaram has added to a considerable measure through the years. Numerous educational institutions are very close to this area.

The project will go through delays & will take atleast 7 years to complete. 1st few blocks will take 4 years since project is in the city. If a customer buys 70 lac apartment the home loan interest alone till handover will be around 15 to 17 lakhs, which means additonal Rs 1200 to 1400 for a square feet. what ever the returns project delivers will be eaten by the interest . VGN will lie saying they will handover the project in 3 years, then why huge delays in their current projects. These kind of flats should be brought from Ceebros or Akshaya who willdo good job. VGN is know for pathetic quality which is very evident from from the projects they have built so far. Who ever i talk in chennai are giving poor opinion about VGN. Jus type VGN complaints or VGN cheating you will find lot of negative and poor opnions about VGN. To counter this VGN is posting positive news about themselves through their staff. Who ever bought apartments form VGN are suffering. Better avoid this builder.

Hi Javed, OMR Road is the fastest developing IT Hub in the whole of South India and is also home to some of the best Engineering colleges. Kelambakkam is ideally situated at the junction of OMR Road - ECR Link Road - Vandalur Thambaram Road. Flower Garden is situated just 1.5 Km from this junction. Similar projects in the nearby locality are :- Purva Swanlake, Pbel City, Sheeradi Nagar, Prabhavathi Cascade, Villa Green etc. The current residential property rate in the locality is between Rs. 3200-3400/sq-ft whereas the avg. property rate is Rs. 3300/sq-ft.

Hi , In my point of view, the primary purpose of OSR is to use the reserved area for community or recreational purposes such as residents association, park or play area by the residents of the development. CMDA has the responsibility to ensure the maintenance of OSR. If CMDA is not satisfied with the maintenance of OSR, it has the right to ask the owner of the land to transfer the land to CMDA by gift deed.
Yes, that's right. CMDA then hands over the site to local authority such as Corporation of Chennai or Municipal authorities for maintenance. It is important to consider CMDA specifications while planning the location and shape of OSR. It is the responsibility of the owner/developer to ensure that no construction is done in the area reserved for open space.

Hi Mr JAved, As per my knowledge, Padappai, Oragaddam and Sriperumbudur along the NH-4 stretch have been showing fast growth. The last two months have shown a lot of conversions inquiries into actual buying. The biggest investors are NRIs from the Middle East and Singapore.
Hi Javed, In my point of view, plots can then be redeveloped in the future and new offices or apartments can be constructed on them, if local laws allow. Alternatively, until one actually intends to construct on the land for selfuse or for commercial purposes, one can undertake horticulture or some similar activities to earn some income.

Hi Mr Javed, According to me, if someone buys a new flat for Rs 1 crore and assuming the cost of UDS is Rs 40 lakh, the construction cost would be approximately Rs 60 lakh (which would exclude taxes such as service tax, VAT). Earlier, a buyer was paying Rs 3.20 lakh (8% of UDS i.e Rs 40 lakh). The buyer needs to shell out an additional Rs 1.20 lakh (2% of construction cost ie Rs 60 lakh), resulting in a total of Rs 4.40 lakh.
Hi Mr Javed, The additional 2 per cent charge is definitely a burden on the buyer and does not have an impact on the developers. He further explains that the additional charges are applicable to all type of properties, wherever UDS is applicable. However, when the over-all cost of a property is taken into account, it comes to 1 per cent of the total cost of the property.

Yes Venu, i was shocked when i heard the news. How come this is possible? The accident caused panic among those who had taken loans and invested their savings on flats in high-rise buildings. It was the biggest dampener in addition to economic problems and the political situation. The lull that followed hit the salaried sections hard as they were unable to move into their houses due to delays in construction, or in getting completion certificates from the Chennai Metropolitan Development Authority, which tightened monitoring.

Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. Hi Guys, As per CREDAI (Chennai), RBI's rate cut would ease the burden on buyers as well as developers. The rate cut was long overdue in view of low inflation and poor domestic demand. Home buyers were adopting a wait and watch policy . The housing shortage, which is 18.7 million units now, is expected to touch 60 million by 2030, going by the present pace of development. However, much can be achieved if private players are also involved in central government's 'housing for all by 2022' mission.
@ Javed, In my point of view, even though the cut in interest rate is only nominal, it will have a positive impact on people who have been deferring decision on buying homes. Indications are that the Union government and RBI will announce more such measures to boost the housing sector.

Generally, there is a provision in the agreement or contract done by the developer or a landlord to increase the property price or lease amount due to certain increase in the cost of construction or inflation.

This is my first time investment in the real estate industry and I want to know if it is a good bet to buy a property in Guduvancheri.
Guduvancheri is situated in the south-western part of Chennai along NH-45. Siruseri IT Park, educational institutions, industrial hub and rail connectivity have made the place a promising real estate location. Q: It’s very hard to believe with reviews builders these days, because people say anything without experiencing living in the place. Most of the projects take years to complete and when it’s finally done takes another decade for getting the papers sorted out. I have been living at Featherlite Swargam for a long time. Initially when I booked the apartment, it hardly took any time. And when the construction was done, I was informed on time and given the keys for the apartment without any delay. There will be total of 160 units, 6 blocks and S+4 floors structure. In Jains Advait you have to pay 10% on booking, within 30 days of booking you have to pay 80%, on completion of flooring you have to pay 5% and during handing over you have to the remaining 5%

Q: During 2010., I have purchased a 2BHK flat by having full belief on the words of the builder that the building plan is approved by CMDA and will produce the Completion certificate at the earliest.Now 7 Years passed. The clearance certificate has not been given till date. While taking attempt to sell my flat buyers are having reservation because of Plan Approval is for 1 X 3 BHK., but made center partition wall and sold 2 X 2 BHK, in which one flat is without Kitchen, which is my flat. There is no positive sign from the builder to help in this problem. Hence I request you to kindly guide me to get ratification of Plan Approval with the addition of Kitchen.
