Hi Sam, The price of the property depends on many things like location, amenities, size of the plot, connectivity etc. Moreover Golden Serenity is a project by Golden Gate Properties, they are one of the reputed and Grade A developers in the industry.

Q: Hi!, I have seen many web posts for buying Residential plots in different regions of Bangalore and these plots are being offered by the developer on EMIs. I am doubtful on such offers as banks are not involved in financing or EMIs. One of such post I saw was http://www.99acres.com/customised/sri-balaji-residency-whitefield-bangalore-residential-property/emi-scheme-sri-balaji-residency-whitefield-bangalore-residential-property.htm. I dont want to go for Bank loans but I am seriously thinking about investing in such EMI based buy option. so please suggest if it is a going to be a safe investment of 4-8 Lacs. Also, kindly suggest some reputed developers whom can be contact for buying such plots on EMIs in Bangalore. What are the legal things we have to keep in mind while buying such plots ? Thanks, Amit

Yes we can buy lands and plots using EMIs from all the banks currently working in the country. But the only concern is that if you opt for EMIs then the property price will cost you more at the end.
EMIs has both advantages and disadvantages. The biggest disadvantage of EMIs is what Mr Tejash already explained and the advantage is that EMI lessen the burden which means reduce the one time money payment into small parts. EMIs are safer than giving all the money in one shot.

The current price per sqft the builder is quoting is Rs 5590. Banks like SBI, AXIS, HDFC, ICICI, and Major Financial Institutions has approved the project. So you can take loan from any of these banks.

Since it is a leased property it cannot be sold but you can ask the lessee for a copy of lease deed and check if he has the right to assign the leasehold land or not. Incentives to the citizens for maintaining home compost bins can be given by the city. Now-a-days it has become common in Bangalore and I can tell you at least 50% of the apartments does not have OC.

Documents required to obtain Occupancy Certificate are as follows: 1) Commencement Certificate, 2) Completion Certificate, 3) Built plan along with section plan, elevation and site 4) NOC from fire force, Karnataka State Pollution Control Board 5) An approved and signed sheet of the floor area calculation by the architect 6) Pictures of the completed building 7) Tax assessment with tax paid receipt 8)If solar panels and rain water harvesting done, submit photographs 9) Sanctioned plan copy. If there is no OC, the Palike can also initiate action against the flat owners, as the law says no person can move into a building without the OC.

Q: Please could someone give a holistic view on Purvankara builders. I have seen many comments stating that there have been several delays at the time of possession. Although, they are reputed builders, they have delayed projects by 1 to 2 years. Any idea if this trend will continue or change for the better?

hi, I have booked purva270 by paying a booking amount of 3 lakhs and was assured that if i go for cancellation then i would be refunded the entire amount. Due to some accidental problem, i was unfortunate to go ahead with the purchase of flat. so I requested for cancellation, Purva team initially gave me false assurance and hope for refunding the entire booking amount and later on played with me and cheated me by not paying the booked amount. I would like to bring notice to everyone that before going ahead with purva flats be aware of such kind of deceiving act.
Hello Sanjita, Delays can also happen if the developer is out of funds, or the bank is not ready to finance his project. Some builder do it intentionally to earn extra without following the norms. And after implementation of RERA in the state, builders are taking precaution because they know that they have to pay a huge amount as a penalty if they are unable to deliver the project on time.

Q: Pros: Good location Build quality for average builder is ok A Khata for flats Amenities like swimming pool,gym and clubhouse available Association is good. Cons/Issues/Concerns: Though A Khata, it has deviations in setback area and FAR deviation 2 Penthouses on top floor so FAR deviation Gym and Clubhouse on top floor, not approved in BBMP for G+4 apartments Swimming pool is not functional, though Gym and clubhouse is functional. Sometime tanker comes in summer. Overall i will say build quality is ok for an average builder but will fall under akrama sakrama and will not be able to get OC(occupancy certificate). Though property has A Khata, one has to pay penalty to regularize entire building. We are struggling to get cauvery connection due to OC not being available. So if you are buying, be ready to pay 3-4 lacs penalty.

The Karnataka Chief Minister said that the government plans to take stringent action against those errant builders flouting building bye-laws by not providing home buyers with an Occupancy Certificate. So I went with one of my associates to the premises of Aliens Group township project in Tellapur. The construction quality, design, and location were very well apt for me. I went to their website back, got the details about the office, and then visited their office to enquire about more details regarding the flat. I have booked an apartment at Aliens Space Station and within short time they handover my flat. Thanks to Aliens Group.

Hi, I heard a lot of bad reviews about this builder recently. In Times Of India, it is mentioned that Aliens Group has looted Rs. more than Rs. 300 crore over 390 buyers. This is one of the Hyderabad's biggest real estate scam.
It is true friends........you can also visit consumer court site to know number of cases against this builder. If not satisfied then go and search "aliens space station fraud" or "aliens space station review" in google site. Facts will be in front of you.

Hi manju, Water meters in individual households can record, store and transmit water consumption data to house owners, allowing them to see how much they are consuming. The data generated by the meters and the apps could be useful even for independent homes to economise and reduce wastage of water. In this way, we can help our city as well as our nation to resolve water crisis.
