Q: I bought a 3 BHK flat (1620 Sq.Ft.) in a project called Cleo County (ABA Corp) in sec-121 Noida at a basic rate of Rs. 3800 psf and have paid 40% to the builder as per their payment plan, now their published rate is at Rs 4490 psf (may be actual deal is at lesser price) and project is still under pre-launch / soft launch. I am bit worried about the delay in it's formal launch. I wanted to know whether I have made a good decision in investing in this project keeping in mind 5 years horizon. APK (Noida)

Today I visit their office in B47, Sector 63 and didn't found satisfactory answers for the project status. Even I was asked to show my payment receipts on Monday to prove that I have paid something to them. I asked about the refund process then I was told that 27% will be deducted and they will give me PDCs of 6 months dates on them. I am confused with the way I was treated there. Do you people really satisfied with the company. Every other month their cell numbers and contact persons changed, office are not fix. ? They are asking me to show my payment receipts as they don't have any details. Pls post something so that we together can make us sure that our hard earned money is invested in right project. Hi Kumar, you can also check if any Public sector banks are providing loans for this...banks like SBI and LIC does have documentation checks before tehy approve loans..youcan also check which all private banks are providing loans as well... if banks are giving loans then you can be assured a bit ofthe papers being in order. And in your specific case..if you too are looking for loans please do make sure that youor lending bank or souce does not have an issue with the retailers of this project.

Hi Sandhya, Since location is very attractive if you have seen, this is good investment. Except a little compromise on quality of construction, all good. As long as you don't go for cancellation builder is good. Approval is not an issue as it has already delivered Green Phase I at same location. I had booked 830 Sq. Feet flat last year which now I am looking to sell at rate 2575 per square feet. If you finalise this and willing to invest. This rate you will not get from anyone as current rate is 3100 or 2800

HI Sanyam... i has spoken to the builder some time back and was told that many nationalized and private banks are funding the project and so i feel that it is safe to invest in such a project.. you can actually approach a lawyer to check through the approvals that the builder has and then take a decision on investing...

Q: I represent the Buyers of Paramount Floraville a project in Sector 137 in Noida. I am writing this letter as we are facing huge difficulties with paramount due to their erratic behaviour and lack of transparency. We as a group of 25 people met with the Builder today 14th of June 2014. The result was not very fruitful. We residents want to form a Flat Owners Association so that we represent the whole group of buyers. I was going through the UP Apartment Act 2010 and found that an association can be formed only when Builder has given possession of flats and received Letter of Clearance from Noida Authority. Request your guidance in dealing with the same. My queries are: 1. Can we form an association now. 2. What are the pre-requisites for forming an association. 3. Is it possible to form some legal entity to represent the Buyers.

The Noida authority chairman and CEO Rama Raman had been asked to set up a special pur pose vehicle called Noida Metro Rail Corporation and to enter into a memorandum of association and article of association with the company.
HI Guys, I heard in news that, for the City Centre-Sector 62 line, UP gov ernment and Centre will share the cost on an 80-20 basis. The City Centre to Sector-62 line will offer connectivity to sectors 32, 34, 35, Hoshiarpur, sectors 51, 52, 71, Greater Noida Extension Marg, Sarfabad, sectors 60, 61, 62, 63 and NH 24. The work for the construction of the same is likely to begin by in next couple of months.

Hi Mr Vilram Singh, As per the current news, disturbed home buyers have wanted to set protest against the center for postponing of proclaiming eco sensitive zone for the sanctuary. The state stamp and registration department , declared they wont be able to help, and home buyers will need to pay the revised circle rates compelling August 1st, to take possession.

Hi Mahinder, As per my knowledge, people who bought apartments in cheap rates in Noida extension area, confront another issue. They may wind up paying more in maintenance than any other spot in Noida or nearby areas. Now homebuyers are attempting to negotiate with builder to cut down maintenance charges to a reasonable level.
Maintenance costs in Noida Extension are twice of that of a few blocks in Ghaziabad. Why arrives such a considerable difference? People may wind up paying Rs 40000-Rs 50000 as maintenance charge per year.

Mahagun Mantra II in under construction now and project is expected to be completed by mid of 2018. The rate per sqft depend on what type of payment plan you are opting for. If you are going for No Pre EMI till possession then it will be Rs 3475. If you are going for flexi plan then it is Rs 3075 and if you are going for down payment plan then it is Rs 2825.
If I am not wrong then the project offers only 2 bhk apartments. What is the super built up area of the apartments? What is the number of towers and floors planned?

Q: Received offer of possession for my flat in Tower 25. I am suppose to pay by end of this month, Jun and I have been told that I should have the key latest within 45 days of final payment. Do they stick to the plan or have delayed beyond 45 days in the past for other towers?

Hi all, I visited the project site of ''Maceo'' on 28th May. Talked to Anant Raj person over there. They have already started quoting that Possession will be at the end of 2017. The registration amount for these plots are Rs. 51000. But the cost is more than 30000/sq-yrd which is almost double the amount of Authority Plots recently offered by Yamuna Expressway Authority(YEIDA). Panchsheel Green Ph-2 is a GNIDA approved project and IOD and CC are in place. They have also get NOC from multiple departments such as State Pollution Board, Environment Clearance, Airport Authority and State Fire Dept. As far as bank loan is concerned, Axis, HDFC, Tata Capital, IIFL, PNB, LIC HFL and Kotak Mahindra Banks are funding this project.
