Q: SLS Developers insist on early payments for the flats. You tend to pay almost 50-60% by the time Pillars are constructed. Need to pay interest for early disbursement on loans in SLS Silver Oak and other (near hebbal) the quality of flooring is not up to the standard and if you ask for replacement they tend to pay only 30% of the market value of the tiles. They claim they get at discounted prices . We tend to pay more for replacement similarly any modifications you want to make.SLS try to squeeze money from the customers. Their amenities are sick. Not at all worth for the money they charge. Sales persons don’t know what brands they are using for construction Since they are charging higher price in SLS Springs, I hope quality will be better Any other views?

Yes SLS Springs has got approval from BBMP. The project offers 2 and 3 bhk apartments and the price falls in the bracket of Rs 30.73 lakhs to Rs 49.81 lakhs approximately.

Today I called the sales representative of Bren Avalon they are telling that the project will get completed by end of 2013 or latest by March 2014.

As of today they are quoting Rs 4390 per sqft and they are ready to negotiate and offer you flats at the best price if you booking the flat today.

The B khata type was introduced to legalize property under BBMP. When BBMP grew in jurisdiction, it became imperative that older properties be legally brought under the purview of BBMP and so they device the B khata. As far as I know Prestige is asking for Rs 5365 per square feet. I think it is worth buying a flat in this project. The investment in the area is liable to be fruitful and turn out as smart money.

The development will increase the demand for residential, commercial, office, retail, hotel and industrial infrastructure. The proposed Mumbai-Bangalore Industrial Corridor is expected to connect Bangalore City in the north-western side of the city along Tumkur Road.
The proposed corridor has its own set of benefits that is going to leverage both city’s respectively. The corridor will cut down on both time and distance between the Mumbai-Pune-Bangalore routes and will help the commuters significantly. From improving the commerce in Maharashtra and Karnataka to connecting India’s financial capital( Mumbai) with the IT capital (Bangalore), the corridor is likely to be a boon for both the states.

Road widening of the 22 Km stretch from Hebbal to Bengaluru International Airport is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices along the stretch. But the project may take a long time to get completed. It is hard to say when the project would finish. The Bruhat Bengaluru Mahanagara Palike (BBMP) invited tenders for the five signal-free corridors but the submitted bids have been lower than expected. BBMP officials are likely to announce new bids for the project as well as the other four signal free corridors. Prices in Hebbal are already at a peak and are unlikely to increase exponentially before the road widening project gets operational.

I completely agree with Mr Sagar. India has always been a sluggish market when it comes to civic infrastructural development. Bangalore being the premier IT hub of the country has been facing this problem for a long time. The five signal free corridors were expected to reduce travelling time, traffic bottle necks and provide good infrastructure to the residents. Sadly the project is delayed. There are rumors that it the government is unlikely to reduce its minimum bid prices and hence real estate development companies are skeptical joining hands with the government. Since the projects have already been delayed due to miscommunication between various government departments, I think it is unfair to pin any hopes of real estate prices unless the road widening work is completed.

The price per sqft is around Rs 4740 per sqft and they are going to increase the rates after few months.

Mantri has set a launch price of ₹ 4740 per sq.ft. This is only applicable to the ground floor units. Customers will have to pay additional ₹ 48000 (all inclusive) approximately per floor rise. So a customer who wants a house on 15th floor will have to pay ₹ 6.5 lakhs approximately for a unit size of 1145 sq.ft. On booking, customers are expected to pay 10 per cent of the unit value and 15 per cent on agreement.

Hi all, The builder is not providing the occupancy certificate which is mandatory for A khata. Also, the construction of an extra floor is a violation. What do you think of that?
Only after the issue of the Occupancy Certificate a builder can occupy a building. The certificate is issued under the provisions of by-law 5.6 of the Bruhat Bangalore Mahanagara Palike Building By-Laws 2003.

Hi All , By default G+3 is the normal permission given , but i see G+4 is built. Can any one please confirm G+4 is approved by BBMP , or top floor is constructed without permission. I also checked for OC , they are telling once people occupy and Association is formed they will apply for it.
OC is an essential legal document that has to be obtained by the builder once the construction is complete. This ensures that the building has been constructed in a completely legal way adhering to the approved plan.

As per my knowledge KR Puram has recorded an upward trend in property prices. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. There are a lot of projects getting completed in Whitefield in 2013 and there will be lot of ready to occupy inventory in the market. The secondary market for new properties which not so active will start seeing activity now. I would advise that both the investors and end users to keep an eye on secondary market as well before taking any decision.
K R Puram is close to ITPL and Whitefield which is have a positive impact on property prices . The area has a healthy mix of apartment complex, independent plots and gated communities. The six lane old madras road is almost completed and the Byappanahalli Metro Station has also contributed to the fast development of area.

Now the area is centrally located, it is around 7 km from MG Road, 10 km from Whitefield, 6 km from Marathalli, 4 km from Indira Nagar and 3.5 km from Byappanhalli Metro Station. Good schools like Saraswati Vidya Mandir and NCFE, colleges, hospitals and Big Bazaar Super Store, Gopalan Signature Mall, More Mega Stores are also at 10 minutes drive from here. The area is close proximity to major tech parks of the city like Bagmane Tech Park, Embassy Golf Links Business Park, ITPB etc and a few in the government defence laboratories, such as, DRDO, BEML, DARE, CAIR, ADE, ADA, GTRE, LRDE, etc

Hi All, We are done with legal verification and got go head from the lawyer. I have done following investigation and would like to share them with you all 1. Went to sonesta meadows and checked with the occupants over there about the quality of their houses. All were satisfied with the quality , branded items being used and they are stating that builder is keeping all his promises. 2. They also agree that there is some delay happened which is true, but hope it may not happen in IWoods. 3. After discussing with them I understood that builder is supportive and trying to do his best. 4. Branded items being used, got chance to visit few of people houses there are simple good. 5 The overall quality is good, value for money invested. I suggest people who want to book with NSD, please visit the meadows talk to the people over there, check the quality and come to some conclusion. Instead of getting disturbed by some negative or positive comments which happened to me :).
Even I am planning to buy an apartment in I Woods and the builder was telling that the project has been approved by BBMP and they are also going to provide Occupancy certificate and Commencement Certificate.

Q: Till date Ittina Mahavir property has not been handed over to the association by the builder. The association is just handling day-to-day needs on a temporary basis Conveyance of the property cannot be done from builder as the builder is no more and the family members (Minu Ittina) also committing suicide in 2014. Legal status in now very doubtful as bank loans are not paid by builder and nothing handed over to Ittina Property staff. Nobody knows what is going on !!! Anytime banks can come and take over the whole apartments as it was said to be mortgaged to 2 housing finance banks. Apartment is OK oK type with most of the Amenities as per said words. Bottom thing I have found is that this builder doesn't keep the their words which they said during booking. Quality wise is not that good for what they are taking money. Raw material is not upto the mark as what builder has promised. Sales department POC just keep on deligate the changes or the complain by the customer to their management. Management doesn't meet or give time to meet any of the customer. Banks like HDFC and Axis bank have approvals for home loans in this project. This project is located in 8th Phase JP Nagar. The distance would be around 200 metres from BK circle and to the project.

And because of the civil suit, Sachin Naik and Choudhury were arrested in connection with the Dreamz Infra India Ltd in which hundreds of people were cheated on the pretext of availing affordable housing. Naik is also involved in two other major scams with another partner Mandeep Kaur, the TGS and Gruha Kalyan scams. The CID had been handling these three cases with a cumulative worth of over RS 1,000 crore cheated from their customers. Stay away from such builders, they are nothing but the course for the society. They do not want to work hard and earn their own. Always looking for innocent people to make them fool.
Last month, the economic offenses wing of the CID has arrested one more person in connection with the Dreamz Infra India Ltd scam from Tirupati in Andhra Pradesh. The accused, identified as Latheesh, was an employee of the tainted firm and was in charge of property liaison work for their residential projects. Sachin Naik along with his two partners Disha Choudhury and Mandeep Kaur are under the CID radar in connection with three major financial frauds committed through their firms -Dreams Infra India Ltd, The TGS construction Pvt Limited and Gruha Kalyan. CID is preparing charge sheet for them.

Q: Hi , I bought a flat with reputed builder, but the property is not registered under reara ,It was in prelaunch and he took the 20% without the contract was ready , then they asked for 85% within 6 months and then for 15% work they took 2 years , the possesion was in August 2017 but even after saying project is goign very fast to collect the 85% money they moved to grace period and by then GST came in picture , they applied for OC on APRIL 2017, as per my understanding the OC is only applied when property is complete an hence GST should not be applicable , but these guys are saying that GST is applicable on full 15% . Is it legal and where I can approach to complain the same? Is going to consumer forum will help? they are asking 230000 extra ,
