Hi Kishore, Modifications in the bill are justifying the current situation of real estate market. There are disadvantages which need to be dealt with properly. Instituting authorities for controlling the sector and bringing out provisions in the interest of buyers will really be helpful in holding the customers interest in realty market. Developers also got much needed relief for the reason that now they have to deposit just 50% of buyers payment in escrow account which was earlier supposed to be 70% by UPA Govt.
Well Piyush, As we all know that Real Estate sector is continue to unregulated and unorganized to a substantial level. It is a good news that a regulatory authority is to be set up. It would bring a tight-hold on the realty sector and make sure the business transactions are transparent and working is under proper governance of the Real Estate Regularity Authority, which would help protect the consumer interest and improve the demand and buying sentiments in near future.

Dharuhera has some good location advantages. It is at just 20 km from Manaser and Gurgaon is also almost same.. 8 lane signal free expressway is under construction and apart from Manesar flyover, most may be ready in 1-2 yrs. Still the area has to develop a lot in terms of social infrastructure to get good real estate stability. Dharuhera has some good location advantages. As far as I know Gaur is a reputed builder and has successfully developed many projects in Delhi-NCR. Though I have not bought any unit from this builder, I have heard that he is good. Buying land in Bhubaneshwar is a good decision although the price trends would mean you would have to take a call on buying land further away from the city. As you have mentioned that you would like to build your own residential house on the plot, I suggest to look around Bhubaneshwar-Cuttack national highway and Jalna. Although Jalna is a little far, the price along with its natural ambience and good modern facilities makes it by far the most preferred investment destination. Well deeya, since this is a township with many tower you can go for the construction linked plans aswell in the towers that are under construction. 2 towers are almost ready for possession say in another 2-3 months... inventories are available in all towers.

Hi, Kiran, i too had inquired about this project from the builders.. it is their first project in Bhiwadi, otherwise the builder has projects in Agra and small towns of UP.... the plots are on the alway highway and builder says that the prices will double in couple of years.

And Stamp Duty-1% of the market value if sale power not given and 2% if the sale power is given. Stamp Duty applicable 3% of the total consideration if agreement to sale without possession.

Good morning Shailja!!! First, if the property is registered in the name of a woman then you can save stamp duty. In Delhi stamp duty to be paid is 6% but if the property is registered in the name of a woman then stamp duty to be paid is 4% of Total Sale Deed value. Thus you will save stamp duty to the extent of 2% of Sale Deed Value. And secondly, By registering the property at Circle Rate or Guidance value you can save substantial amount in stamp duty & registration charges. If you register the property @ 1 Cr then you will be paying 6 lac as stamp duty & 1 Lac as Registration charges in Delhi therefore total payout is 7 lac for registration.

Gone are the days when you could invest in a project, sell after paying just 20-30% money to the developer, and earn a handsome profit. Property prices have risen since the Metro has reached the locality. Almost all configurations ranging from 1 to 4 BHK are available for sale and rent. Mostly re-sale properties are available in the area. Apart from Metro the locality is also well serviced by red and green line buses that run throughout the day. Hi Roshini, According to me those 10 mistakes that mostly people do are 1) not having specific investment boundaries, 2) borrowing over 80% of the property cost, 3) poor cash flow management, 4) focusing all your investment in one location, 5) not checking out the neighborhood, 6) not seeing what you are paying for, 7) not working with an expert agent, 8) trusting the expert too much, 9) use emotions over true sense of judgement and 10) lack of research.
Yes, i really agree with the first few points. They are the most essential. I have done some mistakes in my life, learnt from them and moved on. But you know what they say, smart people learn from others mistakes. So, always keep learning from yourself and others mistakes.

We are welcoming the move of RBI's decision to reduce repo rate to 6.75 from 7.25%. Central bank's decision will significantly provide policy support to the real economy and help in the recovery process. They are looking forward to the circulation of these cuts which will effectively help to boost confidence and investment.
It is a bigger than expected move that will help inflation running at record lows. It will also help pick up economy that has been slowing down. It is said that RBI cut its policy interest rate to 4-1/2 yrs. low of 6.75% on yesterday. This decision of the RBI actually signals that inflation pressure have averaged significantly and are now within the comfort zone.

@Parag, Finally, co-partnership among investors will be more clear in large-ticket lending or private equity deals. It will be driven mostly by the investors' need to manage close attention. There will be a separate kind of lead investors who will be in the lead of this, who will originate, negotiate, structure large-ticket investments, ensure all or a significant part of these, and bring limited partners or co-investors to subscribe to part of the investment.

I think i have given you the reply for this query. A buyer who is the victim of the unfair practices of the builder can approach the following forums for his redressal. He can file a civil suit in a Civil Court. He can file a complaint before the consumer Forum. He can file a complaint before the Competition Commission of India. He can approach Regulatory Forums. He can file a Criminal Case.

Hi Deepak, When is the said date of possession by the builder? There must be some date by which the builder is obliged to give you occupancy certificate. If that date is there, talk about this to your builder. If it is being delayed deliberately without any reason, you can send him legal notice.

But the centre has proposed a 5-year time period for the completion of the project. Why NDMC is aiming at to complete in 4-yrs? The total capital expenditure will be Rs 1897 crore, of which the urban body will need to contribute Rs 604.74 crore, with the rest coming from the ministry of urban development, central schemes and public-private partnership funding.

Hi all, But it will be a difficult task for the NDMC to free the capital's showpiece hub of unauthorized hawkers, and strengthening the rainwater harvesting and refilling of the water table will also be undertaken. Health and safety of citizens will be the focus of special technology. Besides CCTV surveillance, air and noise pollution sensors will be installed at various places, while the electric poles will not only bear LED lights, but also controllers triggered by incidents such as a scream of panic.
And very soon the process of implementing the project will start with the setting up of the Special Purpose Vehicle, which will be granted complete flexibility in managing the exercise. It will appoint project management consultants for designing, developing, managing and implementing area-based projects.

Yes, it is just making the buyers ineligible for the tax-deduction. It is a fact they would have known at the time of taking home loan. It is better to buy your own home than rent a property for yourself.
It is nothing but one more stress on realty sector. It is always seen that the most builders are now committing deliveries after 4 yrs of booking, so home buyers lose out on a big chunk of the potential tax deduction.

Hi Prreti, You are right. I checked. Mine is in R block. Corner tower. 30th floor. work on phase 2 has started. Went there last week. I think Podium or basement is constructed. For phase-3 there was just the same excavation going on. And now Amrapali has started booking Phase-V. I think every buyers should visit the project site once before booking their unit. Money once goes will never come back.

As many as 11000 people, who were allotted plots last year have mentioned lack of infrastructure and basic services as the prime reason for not taking possession.
Yes, it is approximately 35 yrs and many court cases later but the land-owing agency is yet to provide basic services like water and electricity in some sectors in Rohini where these plots were located. Even i heard that last year, 11000 people were allotted plots in the developed sectors such as 28, 29, 30 and parts of 34.

Hi all, The main purpose of this meeting was to work for the betterment of the city. Many important decision like making a committee to make sure that no illegal hoardings are put up in the city and also the rental policy for the shops in Nagar Nigam Complexes was revised.
But there was a complained about the suggested cleanliness drive. they have not seen any improvement after the campaign has started. So, it it now the duty of the authorities to ensure that extra workers are hired for the job and more vehicles are made available in the city.

In an article I recently read there was something about banks playing a major role in REIT.The article read " It is also expected that the banks in India can be a major contributor of assets in REITs. Yes, developer/promoter to hold at least 25% units in the business trust to start with. Prescribed minimum asset size of Rs.1000 crore for REIT and Rs. 500 crore for InvIT. Compulsory distribution of 90% of post-tax income arising from assets held under REIT/InvIT whereas Minimum investment ticket size of Rs.2 lakh for REIT and Rs.5 lakh for InvIT by an investor.
Experts believe that the way tax was structured on REITs in India, an additional layer of taxation was being enforced and as a result, no firm was launching the product. They also believe that since the SPV structure has been provided in India, it leads to double taxation.

HI MAneesh!! When a person is buying an under-construction property, in such cases, the TDS should be deducted when the property is handed over and the final payment is made. Q: I am having a flat in lotus boulevard no idea. I have been waiting for the builder to handover posession of the flat since Feb 13. ThE builder is to pay penalty for delay in handing over posession as per the agreement. Though there is no clause effecting penalty due to delayed payment of an instalment however the builder is indicating dependency of penalty on timely payment of all instalments. Also he is invoking force mature clause for work held up due to issue with NGT. Requested advice on what should be done to get maximum penalty benefit.

Any dispute over 20 lakhs can be directly filed before the State Commission and any dispute over 1 crore can be filed before the National Commission in New Delhi. HI, I have one unit at ERA residential project in sector-103, Gurgaon in January'2012, for which i opt CLP and have paid 20% of amount i.e. Rs.10 Lakh as per norms. After 2.5 years of harassment, I filed refund application and these people are still giving false promises and dates. This project is strategically located at Golf Course Extn Road, Sec-59, Village-Behrampur, Tehsil Sohna, Gurgaon. Luminare is spread over 7 acres of land constructing 240 units. Sizes are available from 2299 sq.ft (carpet area) in 3 BHK, 3741 sq.ft (Carpet Area) 4 BHK penthouse, 2796 sq.ft (carpet area) 4 BHK Apartment and, 4726 sq.ft in 5BHK Penthous. Its current asking rate is Rs.14900 per sq-ft on carpet area. Amenities include swimming pool, gym, spa, squash room, amphitheater, tennis & basketball court etc. It is located in Golf Course Ext. Hi, Builder can deliver possession of flat to flat owners only after OC is received from Noida Authority. Once you have taken possession of flat builder will charge maintenance. Builder cannot compel you to pay day to day expenses until completion certificate has issued and society has formed. You can report about the project with your state RERA Authority along with some buyers of the same project. You can also file a suit in the consumer forum and ask for the compensation along with interest from the possession date.
