It has seen huge development. Golf Course Extn Rd is known for high-end residential projects and commercial projects. It is located just at a half an hour’s distance from IGI airport. Current property prices in this locality vary between nearly Rs. 7000 to 8000 per square foot. Devesh, I would say, Uniworld Garden 2 ill be a better choice compared to others. Emerald Estate is also good, but i would personally go for UG2 only. Anyways, both are delayed and are moving in the same stage. You have to compare the price, location, area, & other factors & decide whichever is most suitable to u.. Hope this helps.. Hi I would like to brief the recent status thats is new rates are somewhere between 7 & 25% for residential, 12 & 25% for industrial property, and 18 & 32% for commercial property and this came to effect from the 1st of August in Noida, G-Noida and Ghaziabad. The new circle rates in G-Noida west or as it is called, Noida extension which is also touted to be the most affordable of the Delhi-NCR region for the middle income group will be Rs. 28000/- per sq metre; a straight jump of Rs. 5000/- per sq metre from the previous Rs. 22500/- per sq metre.

Yea the current price they are quoting Rs 8500 per sq ft for 5 bhk . They launched the project with Rs 4500 per sq ft. Hence the project is luxury project. The project has very good amenities which make the price worthwhile.

The reasons for the increase are very simple, as we all know that the legal battle in Noida Extension is over after the Allahabad High Court verdict for more compensation to farmers of 64% more and 10% of Land. Approval from NCR Planning Board is only a procedural matter which normally every authority in NCR adopts while amending the Master Plan. So, a lot of builders like Patel engineering, Supertech, Saviour, Amrapali group, Shri group, and Gaursons are now making plans to invest in this area.

These colonies were made to settle the inhabitants of JJ clusters and slums from various parts of the city between 1960 and 1975. They were provided with plots ranging from 25 to 80 yards most of which have turned into four-storyed buildings today.
So will there be any new area given to them for their settlement??

Guys i, agree, i would also say that the commercial activities in this area are not growing as fast as in some other suburbs like Noida and Gurgaon, which is limiting the demand of houses in this area, as now people want to live as close to their potential working place.
Due to growing congestion of the roads, the only break through for this area will come when it gets connected by metro...

Awaiting Reply"I agree on that point of ruppee falling down.. it directly impact the costs to rise. The construction costs are skyrocketing with the rise in cost of construction materials. Many materials are being imported, particularly in case of luxury projects.
Usually, developing real estate projects take a long time in India due to tedious approval procedures and often corrupt regulatory apparatus. Many developers are heavily in debt, struggling to pay the interests, and hence they push hard to sell their projects.

Helo, sir i would like to brief and tell you that the residential segment of Greater Noida West mostly comprises of multi-storey apartments and group housing projects with affordable prices that fits in all kinds of pockets. The approximate price range of apartments is around Rs 30 lakh to Rs 50 lakh.

it seems to be a tough time for some of the developers, as property sales are slowing down while regular short-term investors, who buy many properties and sell them off within months, are also narrowing down. In some cases, such investors are asking builders for refunds. There are few cases in which the investors are even taking the developers to court. Some end-users have even cancelled their bookings.
Real estate market has not been witnessing apparent demand in the last few months, for which developers have been offering discounted rates to push sales. Not only has the new properties, even in resale market the number of sales reduced leading to slight fall in prices.

People according to my info work is in full swing. Phase I possession likely by Mar 14 if momentum maintained. A and B block in advanced stage with electrical wiring work in progress. Plantation work outside club in progress. J block 4th floor laying in progress. Phase II would continue for another 2 years minimum.

Hmmm even according to the sources, the loans will have a tenure of 40 years will carry 0.1% interest, making them an attractive source of finance for the $90 billion DMIC project!
Thats a huge amount guys.... i think the government has told now that the loan have to ensure that at least 30% of the goods procured have a link with Japan, with consulting work not included in this. !!

Q: I have recently seen the Enigma project Brochures being distributed by the Company for selling their remaining units in Tower D at 30:70 possession plan. However, the specifications mentioned in the Brochures do not match to that of the specifications listed here on Common Floor. I got interested towards this property because of the specifications listed on Common Floor. But now I am confused after having seen the Company brochures.. For example, The brochures do not mention that the Kitchen will be fully loaded with Hob, Chimney, Oven, Refrigerator, Microwave.. Whereas the Common Floor says that it is there.. There are many such things which do not match.. Please suggest!

Right Sameer, The committee's instructions would be to accelerate the innovation joint ventures, involving joint venture of over 2000 crore. It will also be taking care of projects involving lower investments if significant social, economic or security benefits are better than expected.
Apart from that selected committee will meet every fortnight and will advice the state governments, FIPB and other agencies to change the concept into a implementable project.

I myself has mentioned it at least 3 times that Please do not invest in any project under land pooling scheme as of now. There are many steps that are pending. 1) Delhi Govt is yet to declare the villages as urban village. It may take 1 month to 3 yrs. 2) DDA to invite Land for land pooling and give the land back 2-3 yrs., 3) Only post this construction can start. We are still at least 5 yrs. away from the start of construction. Hi Raj, I am not agree with you and those in fact these can be used as an evidence for false and exaggerated claims to trap gullible buyers. These things will not work. If MVL Ltd. has good intentions to get this project authorized then they have to show it on grounds. And it is also came to know that HDFC Bank which has started disbursement of home loan for MVL Palms has also stopped the disbursement because construction is not yet started.
