Hello Jamuna!!! It depends on the budget, and availability. Nearest society to Sector-21 is Gurgaon One, which has rented apartments costing up to Rs.60000/month. It is opposite Hotel Hyatt on the Maruti or Old Delhi Gurgaon Road, and about-1 KM to Sector 21. If you venture into Palam Vihar there are societies where flats are available between 25–35k/month. These are gated societies with residential towers i am referring to.

Hi Gaurav, As per recent news, more than thirty percent of Delhis population live in areas designated by the government as unauthorised colonies, settlements that are officially categorised as illegal. One of seven unplanned settlement types designated by the Government of National Capital Territory of Delhi (GNCTD), these colonies are built in contravention of zoning regulations, developed either in violation of Delhis Master Plans (for 1962, 2001, and 2021) or on illegally subdivided agricultural land. In recent years, the government has undertaken a range of efforts to regularise these settlements and carry them across the line to full legitimacy.
@ Gaurav, Sources said the Delhi government had sent a proposal last week to revise the guidelines and sought extension of the cut-off date for regularization. It had also opined that regularization of unauthorized colonies will bring planned construction in these colonies under the existing building bye-laws and other applicable rules.

Hi Ashish, the fact is,Unitech homes are good, but they do unusual delays in the project. I had a word with a broker and the sales executive. Both have different version to say. I myself have no idea , which one to believe. I would like to suggest that, wait for some time , let the cases get solve and then you can invest.

This is one of the good project by Unitech and a good platform for investment. The sides issues wont create to much hassle for the project delivery.

Yes Noida is also having a demand for office space, just because of the fact that, there is a scarcity of office space in Delhi. The total demand is crawling towards Noida. Moreover, the offices are in various pockets of Noida Expressway when compared about the rentals, Noida is much affordable than any other place in NCR.

Hi, Manish, to compare the due area.... both the area, are best at their own. Sohna road is a gold mine for investment and in Dwarka Expressway , projects are affordable and have good projects in both the segment like mid and luxury. It depends on your budget and what kind of investment you are looking at. I would suggest if for investment your looking for investment go for Sohna Road.

With construction for all the major housing projects set to resume, the area is slated to become the next big thing in real estate segment.There are offers for fresh booking and the resale values have gone up. Things are on an upswing.
The metro will add more affordability factor to the area and hence increased interest by the new buyers and will also aid quicker movement of people to the area once housing units are ready.

I can give you few sectors which are concentrating only on luxury apartments. Sector 74, 94 and 119 in Noida. They have luxury projects in the Rs 1.5-5 crore range in these regions.These housing units, 2000 sq ft and above in size, are available as penthouses, luxury pads and suburban villas.

I defy that, sec-137 is more profitable than 143.If you ask me why, then my answer goes like this : Sec-143 is almost surrounded by villages on 2 sides, henceforth the area is not safe . Also it is very far Noida Expressway, which shows it will not have any direct connectivity.The area is also filled with projects which are in pre-launch stage. There are a lot of construction going on. To have a proper livability, the area area will take 3-5 years. Whereas the main issue of high drain in Sector 137 and Sector 168,will be covered up, as the authority have proposed an over bridge above the drain. Due to this projects like Exotica Fresco, Shubhkamna will have a huge resale value. Also the residents will have direct connectivity with Noida Expressway
If i have to choose for rental purpose, which sector is good enough?? Sector 137 or Sector 168!

They have 300 - 500 sq yard plots and they are quoting Rs 2.55Cr to 4.25Cr . I guess the price is fine looking at the price structure of the sector... the price also have quire good chances for the prices to go up.

As described by my frnd that the sector is not at all costly, it was Rs 2756 per sq ft in April June 2011. The price went upto Rs 4949 per sq ft this Jul -Sep 2013. I think the price will more appreciate but that will need some good time.

The story behind the growth of Gurgaon is that it started late in mid-eighties, it picked momentum in the nineties. Then slowly like a fats forward the real estate sector started growing up like mushrooms! But there are a lot of land litigations! True may be this is the reason why the land prices are going down!
But Gurgaon never had a great agricultural land.. as the area was sandy. Hence to develop the place the only way was to take up a new sector there. Real estate was the best option to develop the area. So I do not think there should be any problem for the farmers !

True there are a lot of places where sale deed of an apartment is taken as a guarantee instead of completion certificates of the project. Which is not at all valid and serves no proof! Q: I have recently seen the Enigma project Brochures being distributed by the Company for selling their remaining units in Tower D at 30:70 possession plan. However, the specifications mentioned in the Brochures do not match to that of the specifications listed here on Common Floor. I got interested towards this property because of the specifications listed on Common Floor. But now I am confused after having seen the Company brochures.. For example, The brochures do not mention that the Kitchen will be fully loaded with Hob, Chimney, Oven, Refrigerator, Microwave.. Whereas the Common Floor says that it is there.. There are many such things which do not match.. Please suggest!

Actually all the units are sold out. So for resale units it wont be possible for you to avail the home loan. The construction is not delayed. It is going on in full swing . Hi, this is an integrated township on 300+ acres of land on the NH58 Delhi- Meerut bypass and has options in group housing, plots, villas, bungalow, builder floors. there is provision for all modern amenities and the plot costs approx Rs12000 per sq yards...
Hello..since this area is near the institution you can see good rentals if you go for builder floors or apartments. Student community is definitely looks at such accommodation facilities and you can get good rentals.

Hi Anubhav, I have invested in the area myself and I expect 15 to 20% appreciation in the next 4-5 years. The average prices for residential apartments in Ajmer Road area ranges between Rs 2500-3000/sq-ft depending on the area and location of the building. The close proximity to the highway connecting Delhi and Ajmer is an added advantage.

Hi Shaliaja, i do not think that there will be any problems as such because the ongoing legal problem is regarding just one project wherein it happened. So considering the fact that the builder has a reputation in the market we can go and invest, but do take due care to check all paperwork's and get a lawyer involved to verify the papers just to be sure.

@ Huda, In my point of view, this is being done to encourage pedestrians, instead of motorised traffic, around the shopping and walking areas. The most important feature of the project will be a sense of pride and safety the new project will bring to the local community.

"We have increased the budget as no major development projects were taken up. The money will be spent on improvement of roads, sanitation, streetlights and for carrying out other maintenance work- as per official information.
Hi Mr Bhuvan, Congressmen in the corporation say the budget is clearly aimed to woo voters. "With elections in Delhi near, it's no coincidence that BJP is suddenly thinking about the slums and unauthorized colonies. Hi Bhuvan, Suppose you are paying crores for a house, you would like it to be technologically equipped with climate-control features, remote sensing etc. There is nothing called an ideal location. You can at most choose between a residential or a semi-residential locality. The house should have splendid interiors and a great view. A garden view house is charming. The costliest house in the city should ensure it lives up to its cost.
@ Bhuvan, According to me, a spacious house is a must. Brand names of realty giants have led buyers to settle for lesser space. If you are paying a crore, the house must at least be 4000 sq ft. Buyers know that in cities there is a space crunch. But if property values are un affordable for more than half the population, such values should ideally justify in terms of living spaces.

@Sayatani, Price of 2BHK in 1275 sq-ft will cost you Rs. 63 lacs all inclusive. 1200 sq-ft. flats have been sold out. They are charging Rs. 5250/sq-ft. And the possession date will be December-2019.

Hello Shailja, I have discussed with the developer on this project. As per him, PLC will be Rs.125/sq-ft. for 1st to 3rd floor, 4th to 7th floor-Rs.100/sq-ft., 8th to 9th floor-Rs.75/sq-ft, 10th to 11th floor-Rs.50/sq-ft, 12th to 14th floor-Rs.25/sq-ft. corner flat-Rs.50/sq-ft., Park facing-Rs.50/sq-ft. and Araville facing-Rs.100/sq-ft. As far as project approval is concerned, all necessary approvals are in place and approved by HUDA but you should verify it by a legal expert.

Hi Hemant, You are right. I have been a victum of the buy back scheme Morpheus Pratiksha has introduced. I invested in sec 2013 and they promised to return the money at rate of 30%. When the time came to get my hard earned money back, and I deposited the cheque in the bank, it got returned with a note, insufficient fund. I have all the MOU and other documents. Can any one suggest what should I do next.
Hi Saran, I think you should take the advice of a legal expert or should file a case in the consumer redressal forum for deficiency in service and ask for the compensation. Builder is responsible for the delay and should pay the entire amount along with interest.

Good evening Devika and Rishi, There are 10K buildings and lakh of people across Mumbai who are suffering because their homes are under construction and the project has been delayed or stopped due to reasons like builders are using their money in other projects or construction beyond permissible limits and or without obtaining necessary clearances as also the change in development rules or red tape or delays by the government. It is estimated that most of the completed projects in Mumbai do not Occupancy Certificate.
We are expecting that this bill will change all this. It is come to know that the Real Estate Regulatory bill will also cover existing projects which are incomplete. It is expected to bring break to people waiting to see their dream of a home in Mumbai come true.

In that letter, builder has mentioned many untold expenses like 2 year maintenance charge, 2 years club charges, electricity charge and many more which they not told to us previously and also not mentioned from last 3 years. Hi Nikhil, Maintenance charges paid only after formation of the society or after getting the possession letter of the flat. Better, you check your agreement for clause of maintenance.
Yes, and if builder is demanding money for unnecessary construction or unnecessary charge. You can knock the legal door but first make sure each & every legal paper has been cross verified by lawyer . Consult with legal adviser .

Hi Samar, You are right. I am also an unfortunate buyer. I went to the site 27th of March this year and found no hint of construction. I talked to the security person as well but he too has no information about the construction work. I have already paid the 40% of the flat cost.
