@@sangam, I heard that the builder didn't get OC now, means earlier possession of flat was illegal. Builder can not hand over possession without OC.

Civitech, is a very big builder and has good name in the real estate market due to innovation, quality and reliability. The project offers 3 and 4 bhks and i feel this project is good for both end use and investment. If you are looking for investment.. i guess after 5-6 years you will get double of what your are investing now.

See investment always depends on time and location. Noida and Noida Expressway is such a place where investment should be for long term. When we talk especially about this sector...this is a developing sector… there are all new projects coming in.! Prediction of appreciation is hard as there are no history of price appreciation. A very new place! So true risk is there. But studying the past few months and last years price and statistics, I feel price will be 3x times from now. Due to various factors: Connectivity. Project brands, Social Infra! Builder's are putting money and they will surely pick up the returns!
Hmmm interesting… what is the current price rate the sector is witnessing? And kindly also let me know what was the price.

An investor always think about two factors… the area he or she is opting for should be developing and they should choose good projects. Sector 93 is almost developed, so there are risk for great appreciation. but good projects are there .. So for sector 93 I personally feel time will play the role. Q: NOIDA: The Noida Authority is likely to launch its much-awaited scheme for allotting 866 flats in the first week of December. Officials said that as part of the scheme, there will be 41 flats for middle-income group (MIG), 47 for high-income group (HIG), 143 for low-income group (LIG), 150 for economic weaker sections (EWS) and 485 for Shramik Kunj categories. These flats are located in Sectors 67, 73, 93, 99, 100, 110, 122 and 135. The Authority identified these 866 unallotted flats, which are lying unused for many years, after conducting a survey for about a month. “The flats will be allotted through the lucky draw system,” said Singh. This is the first time after 2006-07 that the Authority has come-up with a residential flat scheme. yeah and it seems that the project has already got approval from Central Water & Power Research Station (CWPRS), Pune,Yamuna Action Plan and IIT- Delhi. It seems that the project is being fast tracked on directions of Chief minister Akhilesh Yadav. The new bridge will be constructed parallel to Okhla bridge and the proposed 574m long bridge will be supported by 15 pillars, with a 41m distance between two pillars. It will also have a central verge, pedestrian pathways and cycle track. The new bridge will be at a distance of about 40m from the Metro track, which is currently under construction. It will have approach roads from Delhi and Noida.

Certain rules have to been laid down and defaulters are blacklisted. so, Home buyers can rely on builders that are part of these bodies.
hey, u can also check for ISO certification of the builder company.... and consider the builder good if he gives some years warranty against construction defects....

Hi Saran, the project was launched somewhere in Dec 2013 and is priced at Rs 5000-7000 per sqft depending on location. They have 2 payment plans for the villas that is the construction linked plan and the down payment plan...the CLP linked will cost around 3.30 Crore while it will be 2.5Cr for the down payment plan...

Q: Flat in P-tower. Builder to pay for additional 105sq ft amounting to 2.5lakhs. As per contract 775 sq ft is the carpet area. Measured today and found it to be 770 sq ft. they are not able to justify. please suggest! We need to fight this together!

i was advised by the broker that teh booking amount is around rs 15 lakhs and you can choose from down payment plan or installment payment plan. The basic price is Rs 9000/-sqft and there are options from 3 bhk, 4bhk and duplex apartments.

I am writing this letter as we are facing huge difficulties with paramount due to their erratic behaviour and lack of transparency. We as a group of 25 people met with the Builder today 14th of June 2014. The result was not very fruitful. We residents want to form a Flat Owners Association so that we represent the whole group of buyers. I was going through the UP Apartment Act 2010 and found that an association can be formed only when Builder has given possession of flats and received Letter of Clearance from Noida Authority. Request your guidance in dealing with the same. My queries are: 1. Can we form an association now. 2. What are the pre-requisites for forming an association. 3. The Uttar Pradesh stamps and registration department has declared that, they will collect stamp duty for registry of residential properties at prevailing rates after the Centre notifies the eco-sensitive zone around Okhla Bird Sanctuary.

As far as project approval is concerned it is a VDA approved project and all the project related approvals are in place. Almost all the leading banks and financial institutions such as BOB, HDFC, SBI, Axis, Allahabad, UBI etc. are offering 80% amount as a housing loan.
@Vinu, Construction work has almost finished and some finishing work is going on. It is expected that the date of possession will be beginning of the December'2014. Currently they are charging Rs. 4200/sq-ft all exclusive.

I spoke to the person on site and was very much convinced with the construction quality and the materials being used. Q: After getting problems in Tirupati Balaji Builders, they have started their new builder group in the name of Aditya Balaji City, New Panvel. These all are fraud people. They don't have any approved properties. Lot of people are struggling to get back their money after 5 years. None of the property has got the approval of NA from collector.

I would also like to suggest you that do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat. Make sure you visit the actual project site and see the location, how well connected the area in city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I don't think is a good idea at all.
Right Mani, Now-a-days, it became very important to check all the legal document and verify it by the advocate. After all it is a matter of your hard earned money which you are going to invest. As you know, lot's of fraud cases are happening now-a-days. So, better check out through the property lawyer.

Yes indeed you need to have an insurance when you buy a property. But it need not be a home insurance always. You can have a term insurance instead which will have a high cover with less premium. By doing this you will cover the home loan as well as your loan amount will be covered.

A freehold property is a property which gives full legal rights to the owner to live and use the property. Most of the property in India is freehold, which means that ownership is transferable. A freehold property owner has the right to sell, transfer, renovate and repair the property. The freehold property gives more right and responsibility to the owner.
I agree with you Hemraj but the only disadvantage of this type of property is that the owner has to carry out repairs that may be required from time to time.

I initially bought 860 SQFT unit in Hyde Park around sept 2012, I found this project solid & almost best in terms of central space, so I moved ahead & shifted my unit from 2 BHK to 2 BHK + Study ( 1010 size ) , Now I am even finding this size not suitable for me & planning to buy 1250 in resale. This project is really good & practical for living.

Yes, and if approached for home loan from SBI then they will ask you for the below mentioned documents to approve loan. 1) Draft sale deed, 2) lay out copy, 3) approved sanction plan, 4) agreement of sale, 5) original & latest Encumbrance Certificate, 6) link documents etc.
Hi Anup, But Earthcon is denying to give above document. My question is if its legally approved then what is the issue to giving those documents? I think everybody should do his own due diligence with the project.

When the time came to get my hard earned money back, and I deposited the cheque in the bank, it got returned with a note, insufficient fund. I have all the MOU and other documents. Yesterday I visited 2 projects - French Apartment and Samridhi Grand Avenue I liked the floor structure of both projects and I found good inner material for Samridhi but location is plus point for French Apartment as it's near to Kishan Chowk. Both seems convincing in terms of delivering their projects - French committed to deliver by Dec 2016(Phase 1) and Samridhi by end of 2017 or by max mid of 2018 I'm going to chose French Apartment but can you please suggest, is it going to be worth in terms of quality w.r.t others projects near by ?

As far as developers is concerned, it has provided many residential and commercial projects Delhi/NCR region. They are offering 2/3/4 BHK apartments with world class amenities. Sizes of 2BHK are from 830-1125 sq-ft., 3BHK from 1430-1730 sq-ft. and 4BHK from 2595 sq-ft.

Yes, these are the primary factors which is pushing non-banking finance companies (NBFCs) and private equity funds to further reduce interest rates on debt deals with real estate developers. Interest rates for debt deals, which are mostly structured transactions, have dropped by 1-2%.
As we all know that cash flow is a big factor in real estate projects and you can't have a deal now where margins are around 25% and the coupon rate is around 22%. That is not sustainable. So to make the projects workable, PEs are reducing the rates for the initial period of 2-yrs to around 13-16%.

Q: Hello All, I am looking to buy a single unit flat, 2nd floor in Sec-49 Faridabad. Area of the flat is 123 Sq. Yards. 2nd Floor is not as per the sanctioned map, hence builder has applied for the Completion certificate after paying some penalties. From last 3 months, builder is saying that process of Completion Certificate is on hold and it will open soon. Can anyone guide, if it is a single unit flat, then why there is problem? Approved plan for the building is only 1st floor, and if your flat is on the 2nd floor then the 2nd floor becomes a deviation and a gross illegal structure, the corporation can demolish this illegal structure anytime. Its an indication that most of the towers of every project would not be delivered, my estimation is 15-25% of every project would be delivered in terms of towers for the next 2 years, but you will have more delivery in kosmos around 40-50%. Hi, Buyers of Supertech Capetown have already written a letter for delay in completion of CC-1 by more than 2 yrs and demanded delayed penalty @12%. They want all the affected buyers to form a group to take on Supertech in consumer forum for compensation at reasonable rate instead of Rs 5/- psd as in the agreement.
Hi Mukesh, I am one of the victim of Supertech Capetown which they had promised for possession 3 yrs ago and still have no news on what's happening there. After reading the review of other people like 24% interest and labour charges and no compensation for the delay makes me feel that i made a wrong decision on buying this property.

Q: Unnati world project was launched in 2014 and still any construction work not started there since 2 years. They only say that some approvals are awaited and work will commence after getting that.

I think this builder has no intention to complete the project. Unnati World was launched long time back but no such development on ground. Construction work is in very slow pace or you can say almost stopped. Why Authority gives land at such prime location to such builders? It is better to develop smaller size of projects rather than big 50 acre projects which will take ages to complete..
You are right Yogendra. The construction is not going to start any time soon. It will at least take another 6-10 months for the approvals on plot no 1. Don't get me wrong but if you have invested in this project as an investor then you must have a time horizon of at least 10 yrs or more to be able to expect returns. We can expect the returns only when the end user enters the area and that could only be after the proposed IT parks / Office complex are ready - occupied and running.

Yes, but there has been a rebate in stamp duty with the aim of encouraging industrialization. In other UP districts, the stamp duty is 7% and only Rs 10000 rebate is given if the property is transferred to a woman owner.

I am agree with Baljeet..... if builder has rights to cancel your booking for delay payments then buyer too has rights if a builder fails to provide Occupancy Certificate during registration. So make the final payment and proceed for registration, if the builder fails to provide the OC (if accepted by builder to be provided) then you can proceed legally against the builder for non-compliance. There is no question of any force being put by the builder on buyer.
According to me, you should first ask for the occupancy certificate from your builder. Without occupancy certificate, a flat/apartment consider as illegal and local body has rights to disconnect you electricity and water connection. But the builder is too bound to fulfil his part of the contract before he claims 100% payment. You can register without OC by asking the builder to give a written undertaking regarding the OC in a specific time period.

Hi Sandeep, You must have been given a receipt by builder for booking amount. That receipt must be mentioning terms and conditions. Send and email to builder that you want to cancel the booking and request builder to refund the paid amount. Builder will mention you that you will get that much after cancellation. Let them mention in writing. Accept the deduction under protest. Well Amarendar......Negotiation is totally depends on your bargaining skill. As per developer, you have to pay 5% of the flat cost at the time of booking. Here is Supertech The Valley, Sector-78, Gurgaon payment plan scheme -5% at the time of booking, 20% within 15 days from the date of allotment, 12.5% within 6 months from the date of allotment, 12.5% with 12 months from the date of the allotment, 12.5% with 18 months from the date of the allotment, 12.5% within 24 months from the date of the allotment, 12.5% within 30 months from the date of the allotment, 12.5% within 36 months from the date of the allotment.
