They are cheaters of highest level. Now after delaying the possession for more than 9 months, still no assurance of a possession date. When emailed them, I have received irresponsible and senseless responses from them. The RM, Abhishek was even more rude and mannerless in his response when queried about the delay, not even an inch acknowledgement about the pains customers have to go through

How is the infrastructural development in this locality? What are the factors that is leading to the growth of the locality?
Currently, the town is well-connected to Bangalore by buses. The government also inaugurated a BMTC bus depot in the locality recently. The nearest railway stations to the area are Krishnarajapuram and Whitefield railway stations. Further, the town also houses a reputed medical college. And research institute known as the MVJ Medical College & Research center. Major factors that led to the growth of the town include: 1. Proximity to Bangalore City. 2. Commercial and Industrial Developments along major roads passing through the region. 3. Good Connectivity with Bangalore and other cities. - Two National Highways pass through this town. NH-4, connecting Bangalore to Chennai and NH-207 that passes through the town on the Western side. - Satellite Town Ring Road (STRR) connects Hoskote to 9 other satellite towns namely Devanahalli, Doddaballapur, Dabaspet, Ramanagaram, Kanakpura, Anekal and Sarjapura. - Intermediate Ring Road is proposed within the STRR for connecting the locality and the other towns around Bangalore. - Industrial developments by KIADB, public and private sectors.

Ajmera Group has announced the opening of bookings for their new pre-launch project called Ajmera Stone Park. The apartment project located near Electronic City is spread across 3.5 acres of land and will offer 280 units across 2 towers of G+14 floors in 2, 2.5 and 3 BHK configurations.

If the property falls in revenue pocket where agricultural land has been used for non agricultural purpose without obtaining land conversion permission, even then the owner will get PR card but the remarks section will mention about the violation of land usage. If someone wants to buy such properties, they will get to know more about the property under the remarks section of the card.The property owners must provide khata issued by the local body, registration certificate issued by the stamps and registration department and other related documents to obtain PR cards. Anekal is facing water issues. Underground water is the only source of drinking water here. Residents of Anekal town are getting piped water supply only once in 20 days.

Whitefield is well connected to the major areas of Bangalore with a wide range of transport service like BMTC bus services and BIAL services to Bangalore International Airport. Whitefield has seen an upward trend in realty market due to a high number of IT/ ITeS companies in the neighbourhood and also the credit befalls good connectivity. The Whitefield belt witnessed a spurt of real estate activity during the period 2003-2007. Whitefield has good existing social infrastructure like schools, hospitals and even malls.

I think it is a good option to buy an apartment in Chandapura Anekal belt as after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III. The project also seems to be good.
The project is known to be approved by BMRDA and it is getting completed by August 2014.

The northern zone of Bangalore has been glittering with growth and development as Thanisandra witnesses steadfast property values. Close to Outer Ring Road, the locality can be easily accessed from the Nagavara Circle. With hospitals, educational institutes and commercial complexes at a walking distance, the locality climbs up the list of most preferred localities without much effort. Abundant availability of land has led to the growth of Thanisandra and its adjoining areas. According to market sources, there are few projects in the vicinity which worth a special mention. Sobha Chrysanthemum by Sobha Developers and Monarch Serenity by The Monarch Group are few among them. The Nagwara Junction is at a walking distance from the area and includes important projects like Karle Town. Property consultants suggest that the area is likely to evolve into a posh residential locality and it is ideal in terms of long term perspective. However, the commercial real estate market of the area is witnessing a slow pace, hence the commercial and office projects in the vicinity take a little more than longer to develop. In tune with property investment, capital appreciation and rental yield both have equal significance. Quality developments in the region fetch the best rental returns, for instance- Zen Gardens, that fetches around Rs 65000 per month, in the name of rentals.

In a move to speed up the process of infrastructure development in the city, the government has decided to acquire additional land for the completion of its Metro project. This has left numerous residents, dwelling in the north and south of Bangalore, worried about the future of their property. The proposed cost for the flyovers stands at Rs 60 crore. Potholes-BBMP has taken the initiative to fill up the city’s potholes and Mysore Road is the right place to begin with. Q: I want to know the charges for converting B Khata to A Khata. Please help me out with the charges.

The BBMP has finalized to round up Rs 344 per sq meter from all the revenue sites that come under the TMC and CMC areas. Rs 430 per sq meter will be charged from the revenue sites falling under the 111 villages and gram panchayats. RS 100 per sq meter will be charged from the site owners that fall under the erstwhile BBMP’s 100 wards.
As a relief to the property owners, the BBMP will accept 4-5 installments, within a year. Under any circumstance, if an owner fails to make payment for the betterment charges within a year, 1.5 percent monthly penalty will be charged for the delay.

In a move to mop up revenue for the government, the BBMP (Bruhat Bangalore Mahanagara Palike) has come up with a three-tier system for collecting the betterment charges that were stopped since 2007. The betterment charges are collected from the revenue site owners to transfer their B Khatas to A Khatas.
As per market news, the Palike will soon send the proposal to the government, where the matter will be discussed and finalized after much scrutiny, and checking its feasibility. According to the officials of Palike, a quick decision of the government will lead to collection of the fee in the next three months

We are planning to invest in Hoskote and want to know if it is a good idea to invest in this area. Can I expect appreciation?
Investing in Hoskote can fetch you good returns. Currently, the town is well-connected to Bangalore by buses. The government also inaugurated a BMTC bus depot in the locality recently. For those, who do not prefer to carry the construction risk, buying a unit out-and-out in finished medium and smaller projects in the locality is the best option. Such a move is likely to offer a decent rental income. As an alternative option, a buyer can also search for other premium projects which are slated to finish prior 2015. Property experts strictly advise to stick to builders who offer good brand value, sustained historic rental income and an excellent resale demand.

Q: Currently, most builders are collecting Rs. 150 per sq. ft towards BESCOM and BWSSP. In my area, Kaveri line is not yet laid, and the builder has said that we have to pay from our pocket whenever the line comes, if it happens after he leaves. He has currently provided 3 borewell, and has made all provisions for Kaveri water to be connected whenever it is available. Also, in case of BESCOM, he has said that a small meter transfer charge will have to be paid, inspite of already paying the above. I would like to understand, what all do to expect from builder to be provided in this amount? Should we collect any specific documents, receipts from him for the above, both individually and as an association? Also, should I expect any other additional charges later on?

Q: I am currently looking at two projects one is a row house and the other is a villa. For the Row house the builder said we would be getting only the UDS(Undivided Share) whereas for the villa it is the Plot area(Where the villa is built in ) + UDS So considering this which one is better both are at same location and the villas price is only 30 L more.

I want to know how reliable able this builder is, their historic on-time & quality delivery, the potential of Belathur as a location & any specific issues about this project I should be aware of. The price per acre of land close to Visvesvaraya Layout which was pricing in between Rs 50 lakhs to Rs 60 lakhs till last year has gone up to Rs 1 crores. Visvesvaraya Layout which is spread out widely near Ullal and Mallathahalli near Bangalore University, is seeing a good response.
No doubt that because of Metro the property prices are increasing but NICE Corridor has also led to the development of the Global Village project. A 3 bedroom apartment in and around NICE Road will costs you around Rs 90 lakhs and and all have been booked.

And research institute known as the MVJ Medical College & Research center. The price trends going on in this locality is Rs 3200.

The completion date of the project was Sep'15, however there are few things which are not yet completed in the project(Amenities, lifts, OC & final finishes). The rates of homes are realistic in Bengaluru. The price are not going to come down, as cost of construction goes up. buyers sitting on fence should buy now as the interest rate have come down by at least 25 basis points. :) :D

Hey Navin, Is it a Phased Development? What is the rate per sqft quoted?
Yes it is a Phased development and the launch price is around Rs 3499. Pre launch price was 2999, if I am not wrong. Phase 1 has 200 plots on offer ranging from 1200sqft to 2600sqft. Phase 2 will have 164 plots on offer and Phase 3 will have 186 plots on offer.

What kind of amenities are offered? Buying property in Electronic city Phase I is a good idea. Need advice.
The project is going to offer only basic amenities such as children's play area, jogging track, party lawn, infinity pool, club house, outdoor sports, guest rooms and indoor gym. EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. One can expect good rent in EC Phase I as 75 percent of IT guys stays at Phase 1.

The locality has seen rapid business growth in the past couple of years, the demand for both residential and commercial real estate has increased in the area. The locality houses various well – known schools, hospitals, malls and entertainment hubs.

Bangalore does not have a very high percentage of unsold inventory compared to other Indian cities. Bangalore is proving to be a shining spot for investors in the real estate.
West is the best region to invest from both long term and short term point of view because of its infrastructural development. Next comes, Bangalore North which is always under special focus because of the presence of KIAL and IT Hubs.

Q: Brigade Buena Vista or Prestige Tranquility or Sobha Dream Acres? Which of the above is recommended for investment purpose? Tranquility is ready possession and Dream Acres and Buena vista will take one to three years Rental on Tranquility is not very high so I am thinking rather than investing lumpsum on a ready possession flat I should go for something which will be ready by the time area (Budigere) is developed even more. Meanwhile I can put the balance money in FDs, MFs etc. Dream acres appears promising as well but I did not like the road leading to it from Varthur.. goes through a narrow village road. The road on the other side is good and will be widened by Sobha itself. Another drawback I thought was that this was away from the airport though close to some current IT offices Budigere will get more IT people in future.

Looking for some feedback about the locality Begur Road as I am in the verge to buy a property for investment purpose.
Begur is a prominent locality for investment in Bangalore, especially now that demand is increasing. However, the supply of residential apartments is usually greater than the demand for it and that is why prices are cheaper here.
