Shriram Chirping Woods is an ongoing project and the villaments in this project are expected to get completed by end of 2016. The project has got approval from BBMP, BDA and all leading banks. Currently the rate per sqft going on is Rs 6600.

Marathahalli was transformed overnight into a self-sufficient region when IT hub exploded in Bangalore city. The locality is a residential, commercial as well as an industrial hot spot of Bengaluru. Nandi Economic Corridor Enterprise Limited, the promoting agency of BMICP (Bangalore-Mysore Infrastructure Corridor Project), has revised the toll rates for Link road and Peripheral road users, however, the government did not approve it.
According to market news, the government did not permit NICE to collect revised toll rates from the commuters of Peripheral and Link road. However, the government ensured that the revision so implemented by NICE, should not violate the framework agreement of the firm.

I think it is a good option to buy an apartment in Chandapura Anekal belt as after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III. As per the telephonic conversation with the sales person, almost 40 percent of the construction work is done currently they are doing the slab work for 8th floor. They are providing Carvery water connection as well as borewell connection.

Q: I am planning to buy a apartment constructed on a 60x40 site at A.narayanpura with 4 floors(G+4) with G(ground floor) only for parking. Site has 30 feet wide road on 3 sides. I would like to know the number of floors that can be constructed in this plot area of 60x40 as per FAR norms. Each floor consists of 2 flats with built up area (plinth area) of around 920+820=1740 square feet on each of the floor's. If there is a FAR violation of one floor then will BDA/BBMP demolish this violated floor? May I get the occupancy certificate for the flat? Can this violated floor be regulated via Akrama/Sakrama?

Hi Santosh, It is permissible to build G+4 floor structure on a 60x40 site in Bangalore and the site also has 30 feet wide road on 3 sides. Q: Hi, I recently bought a villa and have got the agreement and registration done. However, my query is regarding the "Assignment Charges" clause in the agreement. It says, The purchaser shall not assign/transfer his/her/their interest under this agreement without the prior written consent of the Seller/Developer. In the event the Seller/Developer provides its consent for assignment of Purchasers' interest in this Agreement, then a transfer fee of 20% of Sale Consideration shall be payable by the purchaser to the Seller/Developer, however it is exempted if the assignment is made within the family members; My question, once registration is done, why should i take the permission from the developer to sell it? Also, it appears to me that the clause is applicable perpetually and any day I were to sell the property I would have to pay the developer 20% of the sale proceeds. Is this how every developer writes the agreement? Is there something wrong or am I being apprehensive?

I got information that builder will provide OC but not CC [Commencement certificate]. Is it fine with only OC ? Please share your views.
Hi Manjunath, both OC and CC is required and important. If the developer has not been awarded a certificate of completion, buyers can either approach the local municipal authorities to award the completion certificate or can form a resident’s welfare association to speed up the process. In case new properties operate without completion certificates, residents are threatened to be evicted and the city engineering department will penalize the properties for not paying property tax.

According to the proponents of the Indian real estate market, any NRI willing to put up their property for sale in India and close the deal successfully, is entitled to a certificate of lower tax deduction of non-reduction, from the assessing officer. For an NRI, TDS involving surcharge of 22.66%, will be computed on the capital gains instead of the sale price.
As per the general rule, if an NRI takes possession of a property for a period more than 3 years and tries to sell it off, then the long term capital gains tax of 22.66% will be levied. Although, taxation remains unchanged for an NRI, the TDS is calculated on a different note for an NRI, in comparison to an Indian resident. With the number of NRIs mulling to sell properties in India witnesses a sharp increase, it becomes de rigueur for them to come into terms with the taxation rules of real estate transactions and TDS tops on the ruling list.

I would suggest you to check the profile of the builder, his past records, project deliveries, approvals from banks and local bodies etc. Also check if the project is rated by a credit rated agency. You can hire a legal expert to get all the clarifications

Things you should look for before buying a property are: verify the credentials and track record/ past record of the builder, the quality of construction, facilities offered and prices of similar apartments in the area. If the project is under joint development and the builder has taken a loan, it is desirable that the landlords are made part of the Memorandum of entry, so that they cannot say later that they were not aware of the loan.

It is below 20% in case of water, below 60% in case of power and less than 80% for gas. Even the ministry have noted that for urban local governments, parking fee is an important source of revenue, besides having the dual impact of influencing commuting choices in favor of public transport.

Q: We were about to book a flat in snn raj neeladri, but later discovered that builder is giving open car parking instead of covered one, that too in visitors car parking. yeah I have done some research and found that eco-friendly homes in Bangalore whether it is built by local or reputed builders, they cost anywhere between INR 3,750 and INR 5,200 per square feet.

I heard that the project will be spread over 40 acres of land and it will have 2, 3 and 4 bhk apartments. The constructed towers will occupy only the 50% of this area whereas the remaining 50% of land is covered with beautiful plantations regarded as environment-saving land. Q: I have been struggling to buy a good home in bangalore after hearing many issues from my friends and colleagues about the construction quality in bangalore. I found one a couple of wks back and I am very much impressed with the quality and the folds who are actually running the show over there. The project is names as Srimitra Lifestyle, owned by Srimitra construction company which is well established both in bangalore and hyderabad. I visited the property with my family and the construction is 100 % vasthu. Price quoted is also reasonable. A real value for money. Mr. JKReddy the one who we meet is cool to deal with,friendly and very honest about what they give. It is worth taking a look at the project.

What all amenities and facilities are provided? How is the locality Electronic City Phase I as a whole?
Amenities offered are as follows: Walking track, community hall, badminton court, swimming pool, gymnasium, basket ball, children's play area, cricket and stream room. EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I.

Q: Hi, I've seen a 2bhk flat in Sradhaa Palmera (Panathur, near bellandur) today (26-06-2016) and the owner told me about 70 lakhs for 1140 sq. Feet. But I'm not sure, whether is it worth to buy for such a huge amount in the locality. Could you please help me to understand and advise please??

Rs 70 lakhs for 1.5 bhk seems to be quite expensive. You can get a 3 bhk with built up area 1787 sqft in Viceroy Boulevard Phase II for Rs 67 lakhs, 2 bhk for Rs 70 lakhs in Bren Spencerwith built up area 1262 sqft and 2 bhk in Isha Casablanca with carpet area of 900 sqft for Rs 64 lakhs.Rs 70 lakhs for 1.5 bhk seems to be quite expensive. You are right Gaurang, even I was trying to get some information regarding the project over internet. as far as I know the project offers 2 and 3 bhk units. BBMP and all the leading banks have approved the project. The current price trends going on in Hosur Road is Rs 4,540 per sqft. One of the major challenges faced by the residents around Hosur Road is the never-ceasing traffic. Not only does it cause traffic snarls even during normal hours, but also poses as a danger to pedestrians. Other key problems include poor lighting and improper waste disposal.

The rate per sqft the builder was quoting is Rs 5500, do not know if they have increased the price now. Phase I in this project got completed and Phase II is expected to get completed soon. The project has got all the necessary approvals from banks and legal body.

The development work in this project is expected to get completed by end of 2019. You have to pay 30% of the total amount as down payment. The total cost of plots here falls in the bracket of Rs 10.68 lakhs to Rs 35.60 lakhs approximately.

The project is located close to Electronic City, just 5 mins walk away from Biocon. The total land area in this project is 1.g acres and spread across 3 wings (B + Stilt + 9 Floors each). The project is in pre-launch stage and they are yet to confirm the possession date.

Do you think is it worth buying a property in this project? Is there any offer or discounts the builder is providing?
I feel it is a good bet as the rate per sqft is charged only on the built up area and no additional charges for car parking and amenities. They are giving some special offer on payment scheme (10:80:10). You just have to pay 10% now and nothing till possession.

Hello Nihal, The Real Estate Regulation and Development (RERA) Act, 2016 is considered as one of the landmark legislations passed by the Government of India. Its objective is to reform the real estate sector in India, encouraging greater transparency, citizen centricity, accountability and financial discipline. Salient Features of RERA Act, 2016- 1) To appoint one or more adjudicating officers to settle disputes and impose interest and computation, 2) Mandatory registration of real estate projects and real estate agents who intend to sell any plot, apartment or building, with the Real Estate Regulatory Authority, 3) Mandatory public disclosure norms for all registered projects like details of the promoters, layout plan, plan of development works, land status, status of the statutory approvals, disclosure of proforma agreements, disclosure of names and addresses of real estate agents, contractors, architect, structural engineer etc.,4) Disclosure of relevant project details.
Apart from that, compulsorily deposit of 70 percent (or such lesser percent as notified by the Appropriate Government) of the amounts realized for the real estate project from the allottees in a separate account in a scheduled bank within a period of 15 days to cover the cost of construction to be used for that purpose. Adherence to approved plans and project specifications as approved by competent authorities. Rectification of structural defects within two years of possession. Refund of money in cases of default or if buyers want to cancel the deal. Real estate agents to sell properties registered with the Authority. Not to involve in any unfair trade practices.
