Yes in many ways this bill is going to help the home buyers. The new bill says that 70% of the money collected from the property buyer by builders should be set aside in a separate bank account, and used only for construction of the project. According to CRISIL, both property buyer and builder have to pay a penalty at the same rate of interest in case of any delay on each other’s part, which is a good initiative I think...

Sobha as a builder is very reliable but not the locations. For Eg., Sobha city is next to a crematorium for Hindus Muslims and Chritians. When I enquired, they told that they will beautify the Cemetry!!! But what about the smoke and fumes coming out of the cemetery and the chimney cannot be raised above that of Sobha's topmost floor.

Beware - there is a cemetery close by. not a good idea for high rise building. the adjacent high rise reputed builder owners are also affected and having fights with the builder as the property value has gone down. and the view looks ugly. People have to stand in the balcony and watch the last ritual .. people crying... not nice at all.

BMRCL is expecting that they will get all the required authorization in August after that only the commercial operation of Namma metro is possible
November is just about to end but there are no signs of the start of commercial operations on Reach 3 (Swastik to Yeshwantpur) and 3A (Yeshwantpur to Peenya) of Namma Metro as promised by the Bangalore Metro Rail Corporation Limited (BMRCL). :( :(

Eternity Serene: near to silk board only they are not providing proper water facility, think about you 7km far from silk board. they kept security people, who dont know single abcd of security, they look like they never had food from last couple of years. promissed 3 borwell, but only one has water, and dont know when that will stop providing water, no kaveri water after paid money. If you want to face more than these problems go and buy tEcstasy project.

Me and my friend both have booked two flats in Mulberry Mist, i got a good price discount and they told us they will provide quality products as well they can modify some major changes with any extra charges. i think its good sign from a customer point view because now a days if you will go for any other builders i dont think so they will made it free definitely they will charge you.As for as my knowledge concern it is a good builders.....

Hi Shiva, The registration fee for apartments will be in between Rs 1000 to Rs 1500 depending on the size of the apartment. There will be around 384 units coming up in this project with a choice of 2 and 2.5 bhk apartments

Central Silk Board Junction to Jayamahal Road is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices but the project may take a long time to get completed. As of now only the feasibility report has been conducted. The plan has been given a go ahead to extend the corridor from Central Silk Board junction via Forum, Adugodi, and Langford Road junctions to Vellara junction but BBMP officials are likely to announce new bids as older bids did not attract expected revenue returns. The project is definitely going to be delayed. With the saturation of all the major areas that fall under BBMP limits, the development of the 8 new towns come as a breath of relief. Hi Girish, inspite of the highest number of launches , the mid segment saw 5-12 percent of appreciation in the capital values across select sub markets. I think this is because of the growing demand for residential units in close proximity to IT hubs and lack of new launches in some of the central areas of the city.

Yeah I agree that Bommassandra is a good locality for investment but if you are planning for at least three to four years you can even go for Jigani. The real estate marlet in Jigani is slowly and steadily booming. Jigani is an excellent location in Bangalore and it is away from hustle and bustle of the city. igani is well connected to ring road and inter connected to Hosur road and Bannerghatta road. It is very close to IT parks and hospitals. You can expect 40 percent tp 50 appreciation after three to four years. Property price in Jigani is less when compared to Bommasandra.
Anekal is one of the taluk located towards South Bangalore and it’s approximately 40 km from the downtown Bangalore. The region is developing swiftly and envelopes major hub of the city. The Electronic City, Jigani and Hosur lies in close proximity to the region. Numerous builders have built fine projects in the region.

As far as I know the project was launched on 26th of October and the estimated possession date is by August 2015. Atlantis Builder is the builder of the project.
Yeah even they told me the same thing that the project will get completed by 2 years. Banks like Axis, SBI, ICICI, HDFC has approved the project. BBMP has also approved the project.

hi, yes i too read about Mumbai, Bangalore , Delhi and Chennai making into this list of “Emerging Trends in Real Estate Asia Pacific 2014” survey conducted by Urban Land Institute (ULI) and Pricewaterhouse-Coopers (PwC). So although the regional rankings had come down, indian cities still are among the top 25 real estate destinations in the Asia Pacific region.

Harlur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. But the only disadvantage is that the area is having a very narrow roads which might create traffic congestion in the future when the area is fully developed.

Dear Bhaskaran, Since august 2012, they have been giving all kinds of excuses. As per the contractual agreement, we were supposed to get the delivery of flat by august 2012. Since, then, we keep getting ONLY excuses..some one had accident, so the delay, some other issues. Last I went, which was last month, we are awaiting OC from Bengaluru govt. authorities...etc. The delay is more than 2years and 9 months. I don't agree that, they are "reputed Builder". The team at this site in incapable. Worst communication group.
2 years and 9 months is a long time. I feel all the buyers who have booked an apartment in this project should approach the builder and ask a valid reason for the delay in the possession.

There is this apartment in Whitefield itself called Fortius Waterscape pretty good!!!.. the apartment has all the amenities and pretty much in a good area(is what i felt) and has lake view (which is rare in Banaglore i guess). It is very accessible also. I have booked my apartment there!!..:)
n terms of capital gains a plot is always the best choice.Plots in gated communities will be ideal. If going for an apartment make sure that you are buying from good and reputed builders only, as inefficient construction can cause troubles after few years which will increase your maintenance costs.

Q: Hi, How are the terms on Occupancy certificate mentioned in the Sale agreement or Construction agreement? I am looking at purchasing an apartment from a fairly new builder (has done 2 small projects so far). I asked for a term to be mentioned in the Sale agreement. I asked for the below two 1. That builder commits to providing Occupancy certificate within 6 months of possession of the flat by the purchaser. 2. That the last payment 5% (or could be 2.5%) would be made only after Occupancy certificate is provided by the builder to the purchaser The builder is willing to provide '1' but not willing to add any clause that says what if the occupancy certificate is not provided within 6 months per the term '1'. Is this good enough? The project is on Sarjapur road in a area of over 1 acres. The builder is confident of providing Occupancy certificate. From where the construction is today (it's a G+4 with 2 Basement parkings), there seems to be no significant deviations. Thank you.

As per my knowledge, the project has been approved by BBMP and Occupancy Certificate you will get only when the construction is getting completed. Q: Think before moving to this house, house is covered by 4 sides of another houses except small space to enter into this house.Most of the time pit smell will come.Rats will easily enter into this house , most of our good dress are tared from rats. Owner expect 80k advance and 11-12K rent which is not at all worth staying in this small house.Initially owner told me that i can park 2 vehicles but later on he did not allow me to park 1 vehicle as they occupied the parking place with other vehicles.I kept my 1 vehicle in small gap of compound with struggle daily.We stayed for 10 months with lot of difficulty, i informed owner 3-4 months before we quit and as noticed period but owner took total 11 months rent .Remaining advance amount(35K) he did not revert and said he need that as part of repair and painting

Abosolutely right Parag. They are taking risk in a inactive market and and undertaking big-ticket transactions. This year has seen quite a few such deals and sector experts say this is just the beginning. There are a number of smaller transactions taking the collaboration route as well.
We have read that in October, Piramal Fund Management Pvt. Ltd and Altico Capital India Pvt. Ltd co-invested Rs.720 crore in multiple projects of Century Real Estate Holdings Pvt. Ltd in Bengaluru. In another occasion, the Shapoorji Pallonji Group partnered with Standard Chartered Private Equity, International Finance Corporation (IFC) and the Asian Development Bank (ADB) in August to build 20000 affordable homes across the country. The partnership will invest about $200 million in the project.

Q: They are really good for building quality properties. Their status is wide-spread in Hyderabad. And so, when we wanted to buy an apartment we chose to consider an alien property. We looked at several properties built by them and were impressed. It was a sense of achievement that everything was in one place and we were realizing our dream of having our own home. Thanks to the developers for my dream home.

In one of the report by Knight Frank, it said that by 2017,the average price realization in Hebbal would touch Rs 8,230 per sqft.The average price realization at KR Puram is estimated to touch Rs 6,200 per sqft. The project is expected to get completed by 2018. It has got approval from BBMP. Vaishnavi Gardenia is affiliated with SBI(State Bank of India), SBM(State Bank of Mysore), ICICI, HDFC, Tata Capital and LIC for Home loan

Jalahalli has good connectivity to all major parts of the city and even the airport. More importantly it is located in close proximity to Manyata Tech Park and the World Trade Center in Yeshwantpur. Metro station is right next door at a walking distance of only 700 meters. Everyone knows that locality near to metro will see price appreciation.

Q: NEW builder in HSR promising luxury property however work is POOR. They are failing to complete project on TIME. Poor Quality Railings used in Common Area. Poor Quality Grills for Window. Ordinary Doors - Not upto Expectation. All Bathroom fittings are very BASIC model Tiles are not from known brands and Tiling work is very BAD. Finishing work very BAD

Thanks Raj for valuable input. Will there be any issue if I am buying a property for such kind of projects?
The project location is good and the front area is full of trees. The only issue I found is that the project is delayed by more than a year. And now builder is saying that they will start giving flat possession by December end. The builder has the CC and has given in writing OC in agreement...but still I will suggest you visit the project site and see the construction status and quality of material used in this project.

Yes, Saibya Structures Pvt. Ltd. are new to Bangalore. So it is not possible to ascertain their track record. Both their projects SAIBYA SENARY and SAIBYA STERLING are their first ventures and delayed by more than a year. They have a fantastic website but so far as purchasers are concerned that is not enough. There are several negative comments about the builder and its both project. Hi Ayush, The main problem is the road from main Sarjapur road is very narrow and congested, also with so many apartments coming up in that area, we can expect huge traffic problem in the coming years. But we have been hearing that govt. has got some approval for the widening of the Hosa road.
