Yups Kaushik is right.. that road will directly link Bhiwadi to NH 8. also the tentative rates are 2550-2600. Those who register now will get additional 2% discount once the project is officially launched in May. Ashiana is a great builder and the most ethical builder in Ncr region. Infact their after maintenance once the project is delivered, is amazing. u must see Ashiana Aangan in Bhiwadi. one of the best housing societies u will see in that budget. And Ashiana will always give you good returns. Also 60% clause is there so you will have to keep it by 2014 end minimum. Also they don't deal with brokers.. so all the more trust for middle class family like us.

Hi, i dont think it is that important to have an agent for every deal.. some deals can happen better without brokers. I have made few deals of my own properties, but have never depended on any broker. I actually had planned to book an apartment in this month.. but after this bill was announced i have postponed my plan because i have heard the bill is great for buyers. Also there should be wider roads, enough parking space and security arrangements in place. Good to know that you are seeking to invest in Bhubneshwar. The city is undergoing a massive overhaul in its real estate segment for both residential and commercial properties. This is the right time to invest in Bhubneshwar in my opinion. You have not mentioned your preferred area in the city. If distance from the city center is not a problem you can consider Infocity-II project at Jalna. Patia near Infocity-I is also a lucrative option but the prices have reached a stagnancy point. A four lane highway is under construction near Infocity-II at Jalna which is likely to boost the realty prices in the near future.Good to know that you are seeking to invest in Bhubneshwar. You are lucky Deep :) , there is an availability for 4 BHK in this project. They are quoting Rs 5.34 Cr for 4BHK Apartment in Tagore Garden at DLF Capital Green III 3000 Sq ft.

Hi, the mono rail project was expected to start this year but again, the CM recently announced that the project will not be started in a hurry before the assembly polls. If it had started this year the 11km stretch from Shastri Park Metro station to Trilokpuri would have been completed by the year 2017

Yes, Harilal, you have heard the right news, DDA is planing to come up with 10 lac houses, within 2021. Actually this is a due effort of DDA and the Ministry of Urban Development.According to the surveys, the population of Delhi is expected to go over 2.3 crore by 2021 and the authorities have started concentrating on ways to accommodate this high population.
So the proposal is passed by the concerned authority?? nahi toh yeh log bol dete hain, but takes a long time to actually pass the proposal.

Primes is new launch by Ramprastha Group and they have launched the residential project in a good location. Primera is a part of Ramprastha City, a 450-acre township in Gurgaon. The township is located on the 24 metre wide road with lay-by lanes for a convenient entry to these residential towers.
Primera is expected to hold high potential for real estate investment in near future. Firstly because, of the Dwarka expressway, it is the most fastest growing area among the NCR region, secondly the township has all the amenities inside the boundary, hence the price will be double of now.

The commerce ministry decided in recent meeting that Amended Rules, 2013 which was decided for special economic zones (SEZs) was launched with much fanfare over seven years ago. Yet no proper development took place. Hence the government rolled out the promised a new package of reforms to make the development fast and immediate.

yes, the project is just located near NH 24. NH 24 is 2 km away from the project. also if you talk about metro station, the recent metro station is 9 km away . A proposed metro is there which will be 2 km away from the project and sector 121 noida is just 3.5 km away..

See long back the governing party had already issued certificate for the residents of unauthorized colonies,Similarly now the party this year has decided to issue ownership certificates to the residents of resettlement colonies in the city.
Yes, they yet to get distributed. The authority will distribute it on Sep 10.There are around 51 resettlement colonies in Delhi which house around 40 lakh people.!!

Crossings Republik has approximately 4900 units of 2 BHK apartments, 6700 units of 3BHK and 1200 units of 4 BHK apartments. All this units ranges between 1200 to 1600 sq.ft in area, are the highest in number under the project. Also Crossing Republik is famous for multi-storey apartments,. A total of about 119 acres are covered by the projects in Crossings Republik.
Hi, according to my knowledge, when the area started developing 12 firms came in. After the land issues got solved it became a junction of 32 builders. There are many real estate companies like Supertech Group, Panchsheel Buildtech, Assotech Ltd, Paramount Group, Gaursons, Mahagun and Ajnara who came up with their projects in this area.

See, Noida is a place where you have to wait. This place is for long term investment, not short term. If you invest in a project now, you will get proper returns after 5-6 years. each and every place needs to develop, after that resale value increasing, be it plot or units. The question you have asked about returns in this sector, i can assure you, your money will doubled after 5 years or so… Within two years, the average capital values in Noida will touch the sky !! So do not worry about returns.

Sector-117, Noida is a nice place to live as it near to (Faridabad-Noida-Ghaziabad) Expressway. It has great connectivity to Ghaziabad and Delhi though NH-24, so it gives an easy access to entire NCR. The area has premium health centres, commercial offices, shopping complexes, education facilities & much more in the vicinity.
All facilities are within reach of max 10 minutes only like schools, offices, corporate offices, mnc companies, mandirs, hospitals, metro, malls etc.

Project is having maximum open and green spaces around the high rise towers. The High Rise towers provide astounding view of the lush green valleys of Aravali Ranges and Karma Lake lands.

Hi Vibhor, the project is located in one of the hottest destination of Gurgaon. Also the price they are quoting is not very expensive also. They are offering 2 and 3 bhks with the sq ft price ranges between 1248 sq ft to 1440 sq ft. If you are buying as an end user, I would say go ahead with it.

Hi Amit, One thing that should always keep in mind that in case of self occupied property, this deduction is allowed only for one such self - occupied property. The interest towards home loan taken for purchase, construction, repairs, renewal or reconstruction of house property is eligible for deduction under section 24(b).

At the time of incorporation of DLF Assets with Cyber City arm in 2009, DLF had planned an eventual listing of the arm on Reits or Real Estate Investment Trusts but now the company is restricted from going ahead with that plan deputation after the Sebi ban. Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, What normally a buyer can do is discuss with builder or broker about the delay in possession & then either builder/broker they will say after 6 months it will hand over. If again it will delay then either builder or broker they will not answer your call . In some cases builders are saying to pay the final amount .

@ Rituraj , Golden rule for each place will always be better connectivity. In fact, despite getting lucky with the DDA housing scheme, buyers who have been allotted flats in Narela are in a fix. Will the Metro soon change the face of Narela and could it be a Dwarka in the making, is what most buyers are thinking. Connectivity is crucial not just the prices. Project ratings and reviews can be a helpful tool when it comes to property purchase. There should be ways to ensure that we have accountable data. While authorities introduce new plans, we wish to know the Master Plans. Government should make sure they aren’t as lazy as they are made out to be.

Hi all, As per a report received by Parliament, India's per capita income rose by 37.6% to Rs 88533 in the last 4 yrs to 2014-15. If we compared 2013-14, national income and per capita income at current prices during 2014-15 are estimated to have grown by 11.5% and 10.1%, respectively.
The least one can say is, it is meaningless! Per capita income of Rs 88533 would translate to a household income of Rs.29511/ month for a family of 4. I wonder whether even 10% of the household in India has that kind of income! 5% would be nearer to the reality perhaps! If median household income is brought out that would be a great disclosure.

Yes Mansoor, According to a residential market report released by Liases Foras, a real estate rating and research company, the number of unsold flats in 6 major cities is increasing. It reach the highest at 6.88 lakh units in the January-March quarter.
Definitely Sandeep, Inventory levels across the 6 cities increased during the qtr. by 2.48% to 6.88 lakh units, measuring a total of 919 msf area. Ideally, the market should maintain 8-12 months of inventory. On the other hand, NCR showed the worst at 71 months, while Pune market represented the least, at 18 month whereas Mumbai stands with 46 months of inventory.

So these people files complains & struggling hard to get their home & land back. Last 4months negotiation is happening between owner & authority.

Yes, the company presently has got 29 projects and 70 million sq-ft. land under various stages of planning and execution across 13 cities. They have got an additional 20 million sq-ft land for development in the pipeline and they will be developing the same during the next few years.
Now, they are in talk with the land owners in this matter. Tata Housing has listed all its projects online spreading affordable, premium and luxury segments. The company has 29 projects with around 70 million sq-ft. under various stages of development at 13 locations across the country.

However, builders in Noida, Gurgaon, Bengaluru and Mumbai said they have always had to obtain environment clearance to get their building plans passed. Without the environment clearance, the local government will not pass the building plans for the project.
But at the same time, Environment Clearance takes the longest time among all approvals. No projects can be launched without environmental approvals. According to me, timeline for approvals has to be reduced to make projects more workable for developers and more affordable for customers.

The GSPR, which will start from Mehrauli in Delhi and connect NH-8 in Manesar near Industrial Model Township (IMT) Manesar via Sohna Road. And it is expected that it will reduce the traffic load on the section of NH-8 passing through Gurgaon.
Hello Shefali!!!! At present, NH-8 passing through Gurgaon which is also known as Gurgaon-Jaipur expressway. It is the only road connecting Delhi with Manesar industrial areas and owing to heavy traffic, commuters on this section of the expressway face traffic jams, which increase the travel time. So this peripheral road will give then little comfort journey.

Hi folks, I heard about this plan. And i am sure as well that the GSPR will help people to reach Manesar easily and will reduce traffic load on the section of NH-8 in Gurgaon. They held a meeting in this regard with the NHAI recently.
But it is came to know that this land will be acquired by Huda and handed over to the NHAI for construction of the road. Financial resources of the project will be finalized in the coming weeks.

Hi Chandan!! I suggest you to send a notice to builder asking for refund. If he fails to respond to the notice positively, you can approach consumer forum. It is offering 1 and 2BHK residential flats from 464-800 sq-ft. and it's current rate is Rs.2198/sq-ft. But as per our data, this project has been fully sold out. Hi, Dwarka L-Zone is coming under Land Pooling Zone. Beware of any such illegal offer of of plots/flats under land pooling policy. A large number of societies registered/unregistered are floating attractive scheme for booking of plots/flats claiming that the land for the purpose is available with them as per land pooling policy of DDA. Q: My family and I have always lived in high rise apartments with top-notch amenities. It may just be a curse for us but luckily when I got a job in Bangalore, I saw that Skyview Apartments by Indya Estates was really close by, and the amenities and facilities were top-notch. I look forward to being able to find a place like this so close to work and a place where my family will be extremely happy. We can spend a lot of time together as well and have lovely, stress free weekends together.

Hello Ajay, What is your budget and BHK configuration? Are you looking for investment or end use? Go for only RERA approved project. In absence of RERA approval, project will be considered as illegal and some basic amenities will be discontinue by the local authority. As this project is a ready-to-move, so it does not require RERA approval.

If it was pure possession and not fit out than registry should be done within 75 days from the date of getting the completion certificate as per govt rules I believe. First, check the property has OC & CC or not. Q: After GST implementation, as per the Central government act, all promoters developers required to register their existing ongoing new projects do not have completion cerificate with RERA within three months. In case of flat resale, what is the applicable for GST rate? Stamp charge and registration charges also inciluded while calculating the tax?

In case of resale of properties, there will be no GST levied.
