Q: After sale, service is not good. Heated dedicated freight corridor(DFC) is passing through Golf Foreste area. And appeal for shifting of DFC by group has been filed in High court. As this a approved project and if government is going to take land from this project due to DFC ,then definitely Govt. will pay the compensation . Hi All, As per me, this Noida Expressway is much better alternative for both speculators & end clients. Like different ranges, Noida Expressway too has its own particular focal points that support up a gainful venture with n number of alternative. Main 5 things drawing financial specialists & end clients towards Noida freeway are Infrastructures, Connectivity, Afford capacity, Luxury properties, Job opportunities, Investment potential.
An alternate significant point is Connectivity. Integration:- Noida Expressway is decently joined with Delhi, through the Delhi-Noida-Delhi (DND) Highway and Kalindi Kunj Road, Greater Noida, Yamuna Expressway and Ghaziabad. While it is now decently associated through streets, the metro would be an extra advantage in the wake of being stretched out from the current Noida City Center station and set up to Greater Noida.

Hi Puneet, Finally, got fit-out possession for my Casa Rio flat in Mediterreanea-E, 3 weeks ago. After nearly 2 yrs of waiting and delay. It was promised for Aug 2013, but anyhow got now in June 2015.

Hi Darpan, the farmers of greater noida west had moved the Allahabad High Court saying that they want their land back and the court had passed a ruling in their favour in 2011..... the greater noida authority moved Supreme Court but it refused to allow stay on the verdict.. the authority then agreed on a pact with farmers by allowing them a further 64.7% compensation. but the situation now is that the High Court still says that the farmers be allowed their land back....

Shilpa, the future is very uncertain...and as per the High court ruling the farmers should get their land back...if not it will be considered as contempt of court and that may create further problems. middle class home buyers are in avery tight situtaion.... guess the real estate agents and the authority might compensate ... but nothing can be said now..

yea and the builders too are in a jiffy as many have started construction and some projects ar e more than 50 % completed... it these are razed it will be huge loss to them... andI am not sure what the farmers will do with the land that is already lacking in soil fertility due to the use of concrete and cement...

sure saran, these are ultra luxury villas that are lake facing in a 25 acre township that consists of commercial , apartments and the luxury villas. It is located in sector 144 that is near the noida expressway .

well Yogita, a 2 bhk in Skytech Mattrot is of 1015sqft and with study is for 1150 sqft. while in NImbus hyde park it -s 915 sq ft and with study is 1080sqft. so Skytech ones are a bit more bigger and cheaper also.

Yeah saran, i heard that the DMRC will be the consultant of this project of connecting noida and greater noida. This is a 30km link that will be built having both elevated stations and ground stations.. it seems the entire project will cost around Rs 5000 crore.

Kajan, there is no problem with land infact the greater noida authority has allotted this land and banks such as LIC, DHFL and HDFC have already approved upto 70% of the amount as home loan.

Well the Noida authority is trying to get more funds for the infrastructural development fund by increasing the penalty.. but the flip side is that the amount is high and so getting negative responses.
Well this increase in penalty has not been finalized yet, its not even discussed by the board.. it is just an idea as of now and will take more than 3 months to implement or even start being on papers.

I think all nationalized banks have approved the projects. banks like HDFC,ICICI,Axis have given home loans excecpt probably SBI. and you have to pay 30% of the amount and 70% of the amount can be in form of home loan

well this project is adjacent to the international golf academy planned by the noida authority, there is a proposed metro station planned nearby and SEZs are nearby and so is the connectivity through expressways. The builder too is good with decent construction quality and completed projects.

yeah, even i read that the DDA has a proposal to make a big housing project for the elderly built with government participation. It is expected to be in 24 acres land at Rohini. Some 4,500 one-room flats will be constructed that can be rented to the elderly with common kitchens, canteens, medical and recreational facilities.
Hmmm.. the plan is to provide rooms on rent to 60+ people for their lifetime. Upon an allottee's death, the next person in the waiting list will get the room and this list will be updated yearly.

Thanks Mr. Singh for your reply. I am completely agree with you. As per agreement the possession has to be given in July 2012 with the grace period of 3 months i.e. till October 2012. As per penalty clause in the agreement should give 10/- per sq fee per month. But inspite of sending 3 request to release the said payment, no body is responding from Amrapali.. They have offered passion in June 2014 only and possession is delayed by 20 months.
Hi Mr Sharma, you first write to the builder asking for payments certificates, that will give you fair idea regarding progress of construction matching schedule and then file a consumer complaint. If the builder does not provide you with such details, still you can file consumer complaint and seek this information in the proceedings.

Similarly, the Jaypee Group too has managed to sell many assets and reduced its debt by 1/5th. These sales include two hydro power projects which have been sold to JSW Energy for around Rs.9500 crore. The company is also in talks with JSW Energy for the sale of a 500 MW thermal power plant in Madhya Pradesh. As per the company's current report, the group's debt stands at over Rs.61000 crore.

According to the consultant, talks with promoters are taking longer time than expected in a project. More large banks are actively pushing for sale of assets and driving it themselves because there is a decrease in value linked with infrastructure projects if it takes too long to sell them.
The comany first signed a sale agreement with TRIL for 3 road projects, namely, Salem Tollways Ltd, Kumarapalayam Tollways and IVRCL Chengapalli Tollways Ltd., in March 2013. The deal could not be closed then because of some differences in valuation. The talks restarted earlier this year and the sale is expected to be closed by December and subject to regulatory approvals.

Hello seshagiri, It is not as easy for the Indian government to identify property held by NRIs in India and it is totally different from case of mutual funds and bank accounts. In spite of that, the NRIs expect that as systems become more strong, details of their assets will be shared with US authorities automatically and they want to act before that happens.
