Sunil, not in all areas have this restriction , true areas near by the airport cannot construct more than 2 nd floor.You should check the POA registration for the 3rd floor and try and ask your builder about the permsion also. Hey Rahul yes there will be a lot of traffic issues that will atke place due to the re construction. But this building are old and have high rish of falling down also. The approvals are already done, but hopefully govt will find out some new way or some thing to stop this chaos of traffic also. You can send legal notice with the help of the local lawyer .In the notice do mention amount of rent being received and your bonafide need. You can take a decision on receiving the reply whether to go under DRC Act or TPA. Hi Mr Lewin true Noida is one of the safe investments. Although the Noida extension had a minor issue about the land, which media hyped it . the area is actually not so much effected as told. I think you frnds have suggested a good idea,it is always a better way to collaborate with developers and get a flat and half of the profit! you can also do that. Firstly i would like to tell you that corner plots always gets maximum rates. They are always on high demand rather than in between plots. So if you have paid Rs 8000 as premium , should expect at least 3 k more than your availing price. Q: the project is already delayed. The builder has issued letter of possession on 28th aug 2012 but the units are nowhere close to completion. The possession letters were issued even though the basic infrastructure, such as approach roads, sewage system, electrical connections and water supply system, were not in place. Guys, I was in Chandigarh for 2 weeks i have visited the site twice and frankly compared to Emaar, Unitech, Pearl and Ansal this project is the fastest in terms of development visible on site. It is due to TDI's strategy of building apartments on plots and selling flat wise (which seems to be working well). Hi, Pulkit yes you can directly purchase property from the builder. There are units available also. The price is segregated according to the floors. If u want it in ground or first, the price is more like Rs 4100 per sq ft. the more you go upwards the price is less.

Real estate in this place has been dry since years, because there is no connectivity, it is expected to change as soon as Metro enters the sub-city. The area have only limited DDA flats and being one of the part of NCT region the demand will score up soon
DDA has now taken up the task of improving the area by putting in the Zone P1 in its Master Plan 2021. This move makes it possible for a huge residential development in the area. The Delhi Metro Rail Corporation (DMRC) will be soon taking up a survey for extending the present metro line from Kutubgarh and Kundli. The area already has some greenery with parks and open areas. There are also several roads within the locality as well as some small markets where people can go shopping for their daily needs. All these, if developed properly, can improve the prospects of Narela.

there are few backlogs, like availability of power and water this factors should be ensured before allowing high-rises in Delhi. As of now the Urban Development Ministry is currently in the process of reviewing the Master Plan of Delhi 2021 and is expected to finalise a number of amendments soon like allowing high-rises and increasing increasing the existing floor area ratio(FAR).
So, this shows that Delhi will rise up, but will it bring down the prices of the apartments?

Hi, i would like to inform you that, difference between Nirala's town projects are the projects size and possession date. If your gave higher budget you can go for Nirala estate , because they have price of Rs 3425 per sq ft,whereas Nirala Aspire is on the lower end. The Project is located in Sector-16 C. Within distance Between 2km to 5KM from the project Fortis Hospital is there . Moreover the it is located just next to Gaur City Chawk 1. So the direct 60 m wide road will connect the project with Delhi and Noida.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, Like others are saying how important is checking documents, i will say an ordinary person can not verify these documents without proper knowledge. So i think it will be better if you will engage a lawyer to conduct searches in the registrar’s office and the courts. For ownership to be valid, a registered sale will also need to be executed. In the absence of which, you will not get the valid title of the property.

Hi Ankita, As per the 346 Flash Report of August 2014 released by the Ministry of Statistics, out of 720 central sector infrastructure sector projects costing Rs 150 crore and above, 295 projects were delayed. The original cost of the 295 delayed projects is Rs 5,48,838 crore and anticipated cost is Rs 6,50,274 crore, thus leading to a total cost overrun of Rs 1,01,436 crore.
@ Ankita, The minister informed that during the current fiscal till October, 1,984 km (31 per cent of target) of roads were constructed against the target of 6,300 km for 2014-15. Government had set a target to award contracts for constructing of 8,500 km of roads. It awarded contracts for 3,419 km ( 40 per cent of target) till October this fiscal. Well Kashif, The annual savings of the company due to reduction in CCPS coupon rate from (9-0.01)% will be approximately Rs 175 crore. DLF Cyber City Developers had then issued compulsorily convertible preference shares worth Rs 1597 crore to DLF promoters.

Hi Suhail & Pranjal, Earlier, i heard that Co. will adopt DevCo DLF's development arm. The company had a net debt of Rs 20965 crore as on March 31, 2015 of which about Rs 14000 crore refered to rental business and the rest was towards DevCo.
@Sangam, But the DLF has posted 22% fall in combined net profit at Rs 171.62 crore in the 4th qtr of 2014-15 fiscal, as against Rs 219.68 crore in the year-ago period. And during the full 2014-15, net profit dropped by 16% to Rs 540.24 crore from Rs 646.21 crore in previous year.

This project is located in L-zone, one of hot spot residential prime location, suitable both for investment & end use. Yes, Pranam The Park is not worth investing. I visited the project site. Its is not that great and this is the Pranam's first ever project in Delhi/NCR.
