As you said it is "bribe" and there will be no signed papers to show that you have bribed to that officer.. In bribe cases, once given is gone.. Such people should be ashamed of themselves. Hi Sunil, PMC has recently decided to hike property tax by 6%. This will be the first hike after four years. Mr Piyush, Let me tell you one thing that price trend in Mundhwa is fluatuating in recent times. To be precise the rate in third quarter 2013 was high but in fourth quarter 2013,the prices went down marginally. The area is not witnessing correct demand and supply trend scenario at present. Hey Avni, Actually Alcon silver leaf is located in Keshavnagar which comes under Mundhwa locality in Pune. Came to know that Alcon builders have a strong holding in real estate sector for past 28 years. They have successfully completed 20 residential projects in Pune and Aurangabad and still coming up with several ongoing projects. Also came to know that their quality of construction is good and handover the possession well on time without much delay.
Yes I too came across Alcon builder and seems to be good reputed builders as I have booked a 2 BHK flat in Alcon silver leaf some time back.

Hi Priya Madam, I have been living in this flat for almost 2 years since from the time of booking and found it quite OK and reasonable with the locality and connectivity. Just being close to Old Mumbai-Pune Highway and at close proximity from some of the big industries located in Pimpri- Chinchwad belt, the market value is looking very good. There has been a good appreciation in recent times as far the locality is concerned. Since there is a large demand for home buyers in this region, many residential projects have come up in last 2 to 3 years.
Hi Deepti, Yes due to tremendous demand for residential projects in this locality,the property rates have zoomed up in recent times. Since many housing projects are being undertaken in this locality, buyers have ample choice with regard to the budget and amenities. Besides near to some reputed schools, colleges, banks and good connectivity, this is one of the upcoming localities in the outskirts of Pune.

Hi, Truly Pune is fastly catching up with cities like Delhi, Bengaluru and Mumbai as far the luxury projects are concerned. In fact it is gaining an increasingly bigger share of attention from investors and end users. Factors like large spaces, superior specifications and more no of luxury amenities are driving the demand for posh housing projects.
Hi Nitesh, Pune has the potential for growth as a luxury home destination. It is definately having an upper hand over other localities like Gurgaon and Mumbai with regard to prices which are still affordable when compared to cities like Mumbai and Bengaluru where the prices are sky rocketing with each passing day.

Hello Sneha, NIBM Road lies in the West of city Pune. It is surrounded by hills and is a perfect place for residential living. It is home to some of the best school like Kothari National School, RIMS International School, DPS, Bishops School within the 0.5-1.0 km radius. Transport facilities like auto-rickshaws and buses available for local residents in 5 mins interval. Food courts, shopping malls such as Dorabjee Paradise and the newly established mall Bizzbay are within 5 kms area.
Hi Nitesh, 24K Glamour by Kolta Patil Developers ltd. located at NIBM Road in Pune is a residential project. My pleasure Nitesh, The main NIBM area has a straight road with many residential housing project are happening along with it. Property prices in NIBM vary from Rs 4300 to 6400 per sq ft. There are several new projects coming up on NIBM by developers such as Ekta World, Manikchad, Brahma Builders, Goel Ganga Group, KD Construction Venture, Konark & Leeshaa and Nirmaan Group. They mostly offer 2 BHK with some also offering 1, 3 and 4 BHK.

Hello Deepti, NIBM Road is located in West Pune surrounded by hills and residential apartments. There are many schools like DPS, DAV, Bishops Scool within 0.5 kms distance. Tt has become a preferred residential hub. As a result many new residential housing projects have started and many well-known developers are developing their projects here. Transport has added a key factor to this area. It has a good connectivity with some major places such as AFMC-4.5 km, M.G Road-7 kms, Nearest Railway Station- 11kms, Airport- 14kms. As per the discussion made with their executive and found that the expected date of possession would be 2015 end. Yes, This project has got all the approval by Gram Panchayat Town Planning, NIBM,Pune.

Well Nitesh, No, Konark Krish in Mundhawa, Pune has 2 blocks and the 800 units are going to construct. It is a G+12 storeys with two automatic lifts for each tower. Still there are lots of units available for booking as per your requirements. As i know that the work has started few days back and expected date of possession would be December'2016.

Well Nitesh, Yes, you are absolutely right. I have asked the same question with their executive but they are replying that we will possession on time. So before buying you can check the agreement copy that compensation on delay possession is mentioned or not. This project has no such issue regarding approval. It is PMC approved project. The leading bankers of this project are HDFC, LIC Housing Finance Ltd., SBI and ICICI.

Yes Deepti, this is an under construction project and is expected to be completed by mid of 2016...

Well the project is at one of the prime locations in the city with shopping markets and other facilities in the vicinity... Ruby hospital is in the vicinity, reputed schools as well and the airport is just 10 km and the Pune railway station is just 5 kms off. there are amenities within the complex as well like power backup, kids play area, park, reserved parking etc etc..

Q: The possession which was supposed to be in June 2012 was later delayed to Dec 2012 and since then it is being delayed. It seems like there are court cases going on now against builder. Anyone who has a flat in Yashodhan, can you shed some light on this matter?

HI all, I came across this post while searching for online information on Mantra Properties and how they have been involved in multiple consumer complaints / delayed completion / incomplete completion / pending court cases. So better if you take some precautions before investing in any project and anywhere. Visit the site yourself, check all the relevent documents and approval again and again, consult a legal adviser and take a clarification from him.
Even i am very shocked to read several threads that In six years they have not been able to complete two projects (they claim on their website that those projects are complete but actually they are not) - Mantra Majestica (Hadapsar) and Yashodhan (Kondhwa). The handover of flats to the customer for both these project have been delayed by years and there are several court cases which are going on amongst the project partners themselves and many filed by the customers against the builders.

Hi, The Environmental Clearance Certificate is mandatory requirement for the project activities included in the Schedule of EIA notification dated 14th September 2006 under Environment Protection Act 1986, before initiating any project related activities on the site . There is no connection between EC certificate and Bank approval. As you have mentioned above that builder has not provided possession letter yet. Inquire, whether the builder has got the completion certificate or not. Better, take the advice of legal expert and then proceed.
You are right Krisshnendu, Starting construction of any work without an EC is an offense and violation of the Environment Protection Act, 1986. With respect to the construction industry, any project that exceeds 20000 sq-mt built up area needs a clearance from the SEIAA along with all the other permissions from the local authorities and service providers.

However, I'm little bit optimistic, they built Rohan Mithila just adjacent to the Airport, and so far none of their projects have any legal issues. Hi All , In my point of view, the fact that the authorities are taking such action against unauthorised construction is a good thing for the market in general and has added to Pune's credibility quotient. There will be a bit of a shake-up on the market in 2015 as it aligns itself to various new regulations, but this is a necessary process which will be seen in most cities of Maharashtra. The benefits given to both developers and buyers in the last Union Budget will kick in during the upcoming fiscal, and this will add to the already positive sentiment.
@ Nr Marathi, As per my knowledge, affordable housing will once again be in full gear in the new year, thanks not only to the new government's determined push on its Housing For All agenda but also because the last Union Budget made budget housing very attractive again.

I can only say that it is the duty of our development authorities to ask the developers why they have submitted designs signed by Indian architects and are claiming in advertisements that foreign architects have designed their projects.

Hi Anil, In Hindi we call "Jo Dikhta Hai Wahi Bikta Hai". This proverb suited the realty market. The love of Indians for all foreign things is well known and most of real estate developers know it and take advantage of this fact.
Ohho.......That's why many builders & developers have been advertising their residential projects as being designed by architects of international standards, giving buyers the impression, therefore, that foreign collaborations mean apartments of international standards and better value.

Hi Rishi, This is not fair. They are already facing mental harassment of delayed delivery for no faults of their and yet again fear of losing 85% of the tax benefit on their home loan.
Yes, in case the possession happens after 3 yrs, the permissible deduction falls to just Rs 30000 a year a reduction of 85%. But it is seen that the past couple of years most of the home deliveries have been delayed beyond 3 yrs. from time of purchase. it means they all will lose the tax deduction benefit.

Q: A subvention scheme or No EMI plan is when you pay a small portion of the total cost at the time of purchase. The buyer pays 5% to 25% of the full price at the time of the purchase and the rest of the balance at the time of possession. A scheme like this makes buying a house much easier. Also, it is the better option for payment when investing in something like a house.

Apart from benefit, there are some drawback of this scheme such as Subvention scheme may relieve the home buyer’s loan interest burden, but it doesn’t come free. Developers add the interest to be paid by him to the property cost. This may sometimes mean that developers charge more than they actually pay as interest. If developers fail to pay the agreed interest to the bank on time, it can negatively impact the credit score of the buyer in whose name the loan has been sanctioned.

Yes, i am agree with Keshav. And if registrar found that the members are indeed holding positions without having contested the elections, the existing committee can be dissolved. In its place, the deputy registrar can appoint an administrative officer to run the affairs of the society till fresh elections are conducted, which should take place within 6 months.

Q: I purchased a property for 40 lakhs in Jan 2013. Now I want to sell the same in Nov 2017 for 60 Lakhs. I will be investing the entire amount for purchasing a new property but the same is an under construction property and as such I would be paying for the same only as per slab completion which will take 4 years to complete. Hello Nikhil, Talegaon Dhamdhere lies in the vicinity of major industrial hubs at Ranjangaon, Shikrapur, and Sanaswadi thereby providing a number of job options to people residing in and around this place. Proximity to Pune International Airport along with major technological park like Pune IT Parka and The Cerebrum IT Park B1 have been a plus point for Talegaon Dhamdhere, driving rental demand and providing consistent rental yield. This locality is witnessing a good demand of residential properties due to thriving manufacturing industries around the area. The current Residential properties rate in the locality is very affordable compared to its nearby localities.
I agreed with Nikhil, Talegaon Dhamdhere, located towards the West of river Welu, is a small town in the north-east of Pune. It is an upcoming town located, 38.7 kms from Pune and 175 kms from Mumbai via Mumbai Highway. It comes under Shirur Taluka of Pune District. The Talegaon Dhamdhere village is 4 kms from Shikrapur Village by road and 6 kms from Vithalwadi Village. Sanaswadi, Vithalwadi, Shikrapur, Darekar Wadi and Kasari are its neighboring localities. There is a famous hill station Lonavala nearby thus has pleasant weather throughout the year. The presence of Banks, ATMs, Schools, Hospitals and retail stores etc. in the locality makes Talegaon Dhamdhere a self-sustained locality.
