According to sources, smaller housing projects do not need approvals from environment ministry. Even VBHC is planning to maintain the height of the building upto 15 meters to avoid clearence certificate from Airport Authority of India, which will save much time for builders. The areas that have been identified already have several upcoming and ongoing projects in and around it. And all of the projects are approved by BMRDA. Once the construction work begins, an increase in land values can be witnessed in these areas. Q: i have an apartment in bangalore which i have purchased in 1978. since the payment of stamp duty as per the market price was introduced in 1980, so the agreement was only executed on on Rs. 5 stamp paper.the property is also not registered as at that time the registration was not compulsory. do i need to pay the extra stamp duty now?

That means the agreement executed in 1978 is still with you. Hence, no stamp duty is to be paid now. You can gift the property to your son, though it would be considered as a valid gift only once the gift deed in registered. Similarly, you need to pay stamp duty to the registrar. However, as this property will be gifted to a blood relation you will get some concession on the stamp duty as offered by the State government. Q: Hi!, I have seen many web posts for buying Residential plots in different regions of Bangalore and these plots are being offered by the developer on EMIs. I am doubtful on such offers as banks are not involved in financing or EMIs. I dont want to go for Bank loans but I am seriously thinking about investing in such EMI based buy option. so please suggest if it is a going to be a safe investment of 4-8 Lacs. Can you suggest some reliable builders who offer plots on similar easy EMIs for 2-4 years duration ?

As far as I know BIAAPA has approved the project. The price per sqft they are quoting is Rs 3000 as of now. The expected possession date is by 2015 April and banks like Axis, HDFC, SBI and DHFL has approved the project so you can take home loan form this banks.

2) Reviewing the clauses reluctantly With the rise in interest rates, a number of fixed rate loans have turned into fluctuating. According to financial institutions, the fixed interest rates will be restricted to a period of 2-5 years, after which the loan will become floating. However, since the loan tenure is for a longer period, getting it fixed for a small tenure will be of no use. Thus, it is highly recommended to review the clauses of an agreement with care before executing. 3) Going for a mortgage lender without shopping around Loan borrowers are prone to choosing a mortgage lender instantly, without background check or reference. Indira Nagar is one of the posh localities in Bangalore. It is a calm and quiet neighbourhood with relatively less traffic. The Namma Metro Purple Line runs through Indira-Nagar and has two stations within the neighbourhood-Indira-Nagar and Swami Vivekananda Road. Indira-Nagar is well connected to most areas of Bangalore with the buses of the BMTC. So travelling will also not be a problem.

Q: Guys, I was interested in SAMRUDDHI Lake Drive project and had got a initial quote from their manager. The quote was close to my budget and I was on 2 week vacation after that discussion (which was intimated to their persons). But I had a surprise when i came back, their General Manager spoke to me over Phone and gave a exorbitant quote as the hiked price (this was 40% above the quoted price). After discussions (back n forth) with other managers, they gave me a revised quote which is 10% above the first quote. I am confused whether to really proceed with the revised quote and go away from the project as this was break of trust without notice. They couldn’t keep the committed price, how will they be committed to other promises with their project. Appreciate if you could share your experiences with SAMRUDDHI.

The whole electronic city is expected to see an uplift within two years and the apartments close to Electronic City will definitely get good returns. All the malls and multiplexes will also get ready by 2014 near Wipro .Moreover talks are going on for PRR, elevated corridor and metro which will come in late 2017. So better go for E City :) :)

Yeah actually you are right its a small project with only 8 apartments. The rate per sqft going on is Rs 3200 and it is A khata property.

As far as I know Taapasi Rosebay is giving some offer in Ganesh Chathurthi. The project is located at Yelahanka, Bangalore North and the plots are approved by Bangalore Development Authority. The rate per sqft for plot was Rs 3900 and for festival they have cut down the prices to Rs 3700. The size of 2 bhk apartment ranges from 1099 sqft to 1127 sqft and the size of 3 bhk apartment ranges from 1439 sqft to 1511 sqft (approximately). The price of the apqrtment ranges from Rs 41.61 lakhs to Rs 57.22 lakhs excluding car parking and other out going charges.

Q: I recently got the papers of 3G Homes Crimson Layout checked by a lawyer. GPA between builder and land owner used for signing sale deed was not stamped at the sub-registrar office. According to Karnataka stamp act 1957, GPA used for execution of sale deed should be stamped at sub-registrar office. Hence, the sale deed for the current owners is not enforceable. Even the JDA is not registered. Builder save 4% + 1% stamp duty. What can be done if the land owner or his descendants file a case later agains the villa owners.

What is the total land area and how many units are planned? What is the current rate going on?
Salapuria Sattva Aspire is build on 1.7 acres of land and the built up area is 2.3 lakhs sqft. there will be around 119 units with only 3 bhk apartments ( 1832 sqft to 2093 sqft). Currently the rate per sqft is Rs 5200. The price of the apartments ranges from Rs 1.10 crores to Rs 1.25 crores excluding registrations.

Q: One lady Mrs x got a flat as gift from her brother . Q: Hi Guys, I am planning to buy a residential plot in hennur road which is developed by a developer (around 100+ plots) . He advised me that the land comes under panchayath limit (Yellow belt/zone). How do you control encroachment of common areas by residents, who try to grab extra space by erecting fences around their flats or try to change the facade which in my opinion is not acceptable.

The project is under construction and the expected possession date is by October 2016. You have to pay 25% on booking and rest on possession. No EMI and No Pre EMI.

Akshaynagar is an upcoming locality with many residential project which are in different level of construction. It is a sought after locality by Bangalore's techie population because of the proximity to Bannerghatta Road, Electronic City and Jigani.
I agree with you Indrajit that the area is gaining momentum but the roads are really bad and the area is not sufficiently lit at night. Road become more worse during monsoons.

Hi Arun, Salarpuria sattva serene life is a newly launched project. It is located at Airport Road in Bangalore. Salarpuria Sattva Serene Life plot originally titled as a plotted residential project. The plot sizes will be available from 1000 sqft to 2500 sqft. I think they are waiting for RERA approval that is the main reason why builder has not disclosed its details.
As far as project locality is concerned, Shettigere, Airport Road is a well-developed locality and every builder. want to invest in high priority due to high demand property region. If you have planned to invest money into the property in the south region of the country then Shettigere will be a superb place that always known as for providing maintained plot residences. It is very close to Bangalore Airport Road and close proximity to IT Park.

Considering the good employment opportunities due to Manyata Tech Park, rise in the physical infrastructure as Nagawara Flyover is passing through the locality and easy access to social infrastructure like Element Malls, the future looks promising too. The upcoming metro rail node at Nagawara and the scheduled Peripheral Ring Road (PRR) project will boost the realty market in the coming days.
As far as locality connectivity is concerned, Thanisandra is well connected by a double road to Bellary highway which is 6 way National Highway (NH -4). It has close proximity to proposed expressway which is providing easy connectivity from the city to Kempegowda International airport via Hennur main road which is 27 km and can be reached in 45 mins. It has easy access to all four Quadrants of Bangalore through Outer Ring Road. From affordable housing to luxury 1 BHK, 2 BHK, and 3 BHK apartments and villas this region has it all. Elevated expressways, metro routes, flyovers connecting Outer Ring Road, NH-7, and Peripheral Ring Road, local buses are the numerous options to have a smooth and effortless commute to any region.
I will suggest you to look in to Yelahanka area. Once the Kempegowda International Airport became functional, this area experienced a boost in its residential demand. In addition, a large number of employment possibilities are available due to the increasing IT companies sprouting here. The area still being in its initial development phase offers economical apartments with massive returns. This locality is home to a number of factories and manufacturing industries, this area was not known for its real estate.
