You are right Dinesh. Being the resident of Mohan Nagar, Ghaziabad, i have experienced severe traffic jam on NH-58 during rush hour on Sunday. Concerned by the poor average speed of vehicles on the national highways passing through the city, the Ghaziabad police are chalking measures to provide speedy passage to commuters. Crawling traffic and congested highways during the peak hours have been concerns for those travelling on the NH-24, NH-58 and NH-91 for years.

Hi everybody, I know there are few issues with the localities but at the same time i would like to mention that during a board meeting in April 2016, the Ghaziabad Development Authority had cleared a proposal for preparation of a detailed project report for extension of Noida’s Sector-62 under-construction metro line towards Indirapuram in Ghaziabad. They have asked the DMRC to prepare estimates for a metro extension from Indirapuram to Mohan Nagar. The move is part of the authority’s plans to develop the Mohan Nagar intersection as a metro interchange hub in the city.
It is true Hemant. Bad and good things are the part of life but how we are getting rid of these issues are the main area of concern. The Mohan Nagar intersection is also a proposed stop in the under-construction 9.41-km Dilshad Garden to New bus stand link, as part of the red line. The authority has proposed to extend the proposed Indirapuram metro towards Kanawani, Vasundhara and up to Mohan Nagar. The authority also proposed to extend the operational 2.57-km Anand Vihar to Vaishali metro link over the Link Road towards Vasundhara and up to Mohan Nagar.

In 1997 I had bought a 2bhk flat in Lajpat nagar for Rs 1,80,000. After 5 years i sold the same for Rs 6 lakh. Current rate of 2 bhk here is Rs 45 lakh. You can see the shift in prices.. I am sure the area is promising in terms of returns. Upcoming metro will definitely increase the value of properties in Mohan Nagar. But presently there are many civic issues which need to be solved. Gud morning Ketal, Service tax is levied on all services, expect a small negative list. These are advertising, air travel, services of architect, certain type of constructions, credit card, even management, and tour operator are some of the important services which attract tax.
Don't forget sunil once the GST comes into effect, service tax would be 27%. Indians would die paying tax. Don't know what is wrong with Modi. Lawyers are made finance ministers, illiterates are made education ministers. Just because one economist did not do well, Does not mean we should not have economists or experts at all. India is becoming a tax hell for common man.

Over the past 25 years it has provided consultancy and other services to many industry sectors such as Oil, chemicals, IT, etc. If it is correct that this is the same company then it is ok to go ahead with this project. Hi, no one is spared my friend. The circle rates have been increased in both rural and urban areas. The new circle rates in rural areas like Bahlolpur, Haibatpur, Chotpur, Chhalera Bangur, Hajipur and Naya Bans are in the range of Rs 7,000-15,000 per sq metre. Also, the residential sectors will see the maximum increase because of huge transactions being done in sectors like Noida Extensions, Raj Nagar Extension, Crossings Republik, Noida-Greater Noida Expressway and Indirapuram’s Shipra Sun City. Hi , Yash, it depends on road sizes along wider roads, National highways, state highways and in case of metro it is more than other areas. Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

Hi, Vishal, looking at your situation , i feel you should a legal help or have a strict word with your builder. Are they providing any compensation?? for the delay??? Or else, you can also write a letter and mail them stating, if they do no give the accurate information regarding the possession, you might file a legal case. Then see, what they say..

This a worthwhile project to invest in,both in terms of location and project. There is a proposed metro station and also within 5 km there is a railway station....so i think you should go ahead with the project.

Hi, Sandep, the contruction is almost done, the interior work is left and they are doing that. They say end of 2014 they will deliver the project. Even i see the pics, the coloring or the outer wall is done.

Guys this project is a reputed project , moreover the builder is is a CREDAI Association. hence we can trust the project and also it will also have a good appreciation of the project.
See, according to the market price there still chances for the price rise of at least 20% within the time of possession hence after few years it will give you almost double!

I would like to say that Raj Nagar is good for investment but for long term. If you are expecting a good return within 2-3 years, this is not the place.The area need infrastructural development which will take a lot of time… approx 5-6 years. You can do one thing that, you can invest in Raj Nagar extension now, but you can wait till the area is developed.

Being one of the first townships in Gurgaon, it became a sought after residential location the moment it started selling off fast. Provision was later made for builders to furnish the DoDs, to the buyers, within 90 days.

Q: I booked a 3 BHK apartment in Golden Heights at Ghaziabad. I wasnt sure that my decision of investing in this property was right or wrong. I was new to this place I wasnt aware much about it. But when I started living here, I am pretty sure that I have taken a right decision as all the amenities are nearby to my society. Hi Prabhat, It is illegal to move into a flat or house without receiving the occupancy certificate. A buyer can move into his or her new apartment only once the occupancy certificate (OC) has been received. This occupancy certificate is generally obtained from Ghaziabad Development Authority and it is mandatory for every residential complex, which is larger than 5 units. It means all those who have given their negative views against the builder are liers. Most of the buyers of their project are calling them fraud and now after 4 days they became reliable builder for you. Do not think about yourself only.
