How is Gachibowli as a locality? Is the locality good from end use purpose?
Gachibowli is a very prime location in Hyderabad. It has some good schools like Oakridge, DPS and Chirac are in close proximity. All major banks have their branches and retail outlets like Spencers, Reliance Fresh,In-orbit Mall are just 4 km away, Apollo Clinic Kondapur is about the same distance while Apollo Hospitals is about 12 km. Seeing these civic amenities i can say that the locality is right for the end use.

Hi Folks, We are very close to achieve this amended bill which has several penalties clause for the builders. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
True Nagesh, It will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

Yes, but the final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

He also state that Telangana has potential to achieve double-digit growth rate, it called for expediting ongoing infrastructure projects and creating new infrastructure in other parts of the state. The state needs to roll out a strategy for taking to take growth to other parts of Telangana as aspirations for generating more jobs and improved standard of living have mainly fuelled the formation of India's 29th state
@Sharan, Yes, you are right. Employment generation is the key to development of Telangana state which has got relatively limited success in leveraging its spatial and human resource advantages for attracting investments. Even they should focus on improvement of power sector and initiate adequate measures to reduce quantitative and qualitative shortfall of power supply across the state as well.

One of my friend knows about this construction. Quality of construction is average. All the material used for this construction is below average. two bed room kitchens are like a toilets. three bed rooms are not according to vastu. service is worst. Did you hear recently that the L&T wanted to stop and pull out of the project because they were having some issues with the state government regarding the alignment and the acqusition of the land in the city, and L&T was not happy with it, so that is why they want to pull out of the project.

Q: I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.

Amberpet is one of the old residential suburb of Hyderabad but you do not have access to modern facilities and the area do not have many job options also. That is the reason the area has seen a drop in the property price.

Chandan Nagar is a good locality and the connectivity is also good to other parts of the city. Chanda Nagar is located to the north of the IT hubs of Madhapur and Hitech City. Chanda Nagar lies on the Mumbai Highway and the locality, which has a mix of both residential and commercial centres, has grown significantly in the last few years.
Gachibowli, Beeramguda, Miyapur, Kondapur are some of the good locations where you can easily get plots at an affordable rate.

The major reason for the delay in progress is financial shortage, while other issues includes fixation of price for construction of houses and land acquisition.
I agree with you Manjunath one more issue in this case is that after failing to rope in contractors to build the houses they introduced an idea of joint developments with construction companies providing them with a business opportunities. But the government is back to the starting point of hunting for contractors.

This project is offering 2 and 3 BHK residential flats. Sizes are available from 999 sqft in 2 BHK and 1359-1503 sqft in 3BHK and its per sqft rate is Rs.3700. Price of a 2 BHK will come around Rs.36.96 for 2 BHK flat and Rs.50.28 L - Rs.55.60 L for 3 BHK flat, Stamp Duty and Registration Charges extra.
Yes, this project looks quite affordable for this price tag. It is spread over an area of 1200 SQ YDS Land area with total 5 Floors. This Apartment is in the stage of Painting Work with ample of 35% Open Space Area, 25% common area. This project is approved by GHMC and Loan sanctioned banks for this project are ICICI. As per as RERA approval is concerned, I did not find on their websites as well as in other project listing sites. I think project is getting delay due to RERA approval.

Hello Sravan, Shadnagar is too far and even Shamshabad is underdeveloped. There will be no appreciation for short term and medium term. Hello Charan, Many areas located on the western region of Hyderabad like Gachibowli, HITEC City, Kukatpally, Madhapur and Chandanagar have witnessed an increase in demand due to their proximity to the IT hub, along with other factors such as excellent connectivity, well-developed infrastructure, and availability of good residential properties at affordable prices in and around these locations.
Hyderabad's residential market has divided into five regions - Central Hyderabad, East, West, North, and South Hyderabad. Among it, West Hyderabad is a fast developing region than any other because of its proximity to IT and ITes sector in Hitech City and Gachibowli. Average residential property rates in the region have increased by 5%-7% in the last 2 years.

Hello Venkat. Once you identify the land you intend to buy, ask the seller for a copy of the parent document. If the seller is reluctant to provide this, proceed with this land with caution. Check whether the transfer of title gives the seller right over the property. Get Encumbrance Certificate(EC) from a local sub-registrar office for the past 25 years(20 of them would be computerized and 5 years would be non-computerized data). This can be got from the local sub-registrar office and helps to know whether the person who is selling the land is the complete owner of the land or not. It also might help you find out how the land was acquired, who sold it, etc.
Hi Sridhar, Make sure you have verified the Patta. This document has all details about the property size, history of property ownership, dimensions etc. It should be in the owner's name. If you intend to sell a land and need to obtain Patta, you can get it by going to the VAO office with your sale deed. Once the application is filed, you will receive a challan. Your documents will be sent to the Taluk office for registration. This process takes anytime between 3 weeks and 2 months.
