Please note that we have recieved the offer of possession, however the property is incomplete yet even after a delay of five months. I urge the Southcity Builder to provide us a date of completion and assurance that we will not be handed over a grossly incomplete authority. Even if the apartment is complete, it seems that there will be a delay in the construction of common areas and property will be in no practical shape to move in.

Buying 3BHK in Maya Garden City (CHD-Ambala highway) for END Use, size 1530/1852 sq ft. Project is still under construction but I can wait upto a year to get possession. However, found a lot of negative reviews mentioning builder has approvals pending from PUDA to construct above 7 floors & accepting bookings beyond 7 floors causing delay & harassment to investors/buyers whose money is stuck.

With a real estate major recently stepping up its operations in Mullanpur by opening bookings for plots, there is a spurt in interest in the scenic village near Chandigarh. Mullanpur, being developed as another satellite township and even being touted as "New Chandigarh", has now stolen march over Zirakpur as an investment destination in the periphery of the city.
At the recent phase of bookings for plots measuring 350 and 500 square yards by realty giant DLF, inquiries reveal that the company has witnessed a heavy demand. Plots measuring 500 square yard (1 kanal) are priced between Rs 1.25 crore and Rs 1.50 crore here, compared to Rs 8 crore and more for plots of the same size in Chandigarh.
What has majorly worked in Mullanpur's favour is that it is one of the top urban projects for Greater Mohali Urban Development Authority (GMADA).

“Proposals will be decided on first-come-first-serve basis. Developers will have to furnish bank guarantees of 15 per cent of the total realisation from projects in Gurgaon, Faridabad, Panchkula, Panchkula Extension and Kalka-Pinjore. It will be 10 per cent in other areas,” the official said.
As incentive to developers, there will be no licence fee and infrastructure charge for these projects. The floor area ratio will be 225 as against the 175 permitted in group housing projects. Ground coverage will be 50 per cent as against the usual 35 per cent.

Punjab will come out with a new policy on real estate sector by mid December that would remove bottlenecks and simplify procedures besides according industry status to the sector.
Stating this here on Saturday, Punjab deputy chief minister Sukhbir Singh Badal on Saturday asserted that the new real estate policy would help declare the sector as an industry and grant similar benefits to it.
Speaking at a convention, "Punjab - the land of opportunities" hosted by Confederation of Real Estate Developers Association of India (CREDAI) here, Badal tried to hardsell Punjab's real estate potential to investors.
He asked over 100 real estate developers from the country and abroad at the conclave to invest in Punjab, which was all set to simplify procedures and make their investment attractive by removing all bottlenecks and making the real estate policy incentive-based.

Market watchdog Securities and Exchange Board of India (Sebi) on Thursday issued draft guidelines to set up real estate investment trusts (REITs) in India, reviving an effort that it had put on hold in 2008 during the global financial crisis.
REITs are listed entities that mainly invest in income-producing real estate assets, from which most of the income is distributed to its shareholders.
"Sebi seems to have taken a very pragmatic approach at the REIT regulations. Lot of emphasis has been given to transparency and disclosures," said PwC India associate director Bhairav Dalal.
"Indian investors will get an additional investment opportunity to invest in real estate. It will also benefit real estate developers who will be able to transfer their developed assets into a REIT."
India's draft regulation for REITs comes at a time when its debt-laden developers are struggling to raise money for future growth ..

CHANDIGARH: With the rupee witnessing a record fall against the US dollar, the flow of remittances by NRIs from Punjab has risen by up to 10 per cent in the last three months to benefit from the higher exchange rate.
"Yes, there has been an increase in remittances by NRIs (who migrated from Punjab and Chandigarh) in the last three months in the wake of weak rupee against US dollar," Aruna Singh, handling Inward remittances at Paul Merchants Ltd, told PTI here.
Paul Merchants is a city-based company, having interests in global money transfer and foreign exchange businesses.
She said: "On an average, there has been a growth of 5-6 per cent per month in remittances in the last three months. And when rupee crossed the 68 mark against dollar, the flow went up by 10 per cent."
Industry insiders revealed that some of NRIs even borrowed funds at a cheap rate and sent back to India to earn more money.

In the first nine months of this calendar year, the number of launches in the high-end residential segment has grown by 142 per cent as compared to the corresponding period last year, says a note by real estate consultancy Cushman & Wakefield (C&W). The number of new launches in the high-end segment stood at 24,032 between January and September as against 9,940 last year.
The stupendous rise in new launches in this segment is happening at a time when the overall launch of new inventory across all housing segments remains muted. As per C&W, in January-to-September period, residential units launched in all segments put together - affordable, mid-market, high end and luxury - was a meagre five per cent. According to market experts, low demand is forcing developers to go slow on introducing new projects.
