The legal is cleared as per I cross verified and they have pre launching offer it seems which sounds good and I hope the apartments will be delivered quickly asap. If anyone is serious about buying the apartment then please share me your contact info so that we can share our views.

As far as I know the project has been approved by BBMP so they will be giving you A Khata. Construction wise also they are good and till date they have successfully completed 3 projects in Bangalore and 6 of their projects are under construction.

The current price per sqft is Rs 3200 and it is slightly negotiable.

Hi everybody, Myhna Properties is going to launch yet another project at Varthur, Bangalore called Myhna Heights. It offers 2/2.5/3 BHK from 1075-1737 sq-ft facing West and East. The current price is Rs. 3699/sq-ft and Rs.25/sq-ft will increase after 6th floor. The price of a 2BHK unit will be Rs. 49 lacs onward. The construction has been just started.

I visited the site last week. The road from Hosa road junction is very narrow but the same road became wider just in-front of the lake may be it is one of the strategy of the builder to give a good feel to his project. I found the difference about sharing the amenities with Reliable builders Gardenia project, which is adjacent to Parkway homes. When I talked to the Reliable builders, they said that they shall use the amenities provided by Parkway homes. While Parkway homes's sales man told me that they are sharing only club house. SJR is telling that the are not going to handover the ownership of club house to association even after the project completion. SJR Builders are charging 1000 per month for its maintenance apart from the normal maintenance charged by association.I visited the site last week. To solve the garbage problem, resident themselves have to segregate the waste. Garbage segregation violators will be penalized. The BBMP should not collect waste which is not segregated. The size of an integrated township differs from 40 acres to as large as 3,000 acres or more. Devanahalli has two mixed development which are under construction. The first is a 150 acres is set to be operational by 2018, the other project is over 130-acre project to be complete by 2017. A 28 acres mixed used development is coming in Whitefield, Phase I of the project is expected to be completed in 2017

NICE has sought to issue a notification stating the revised toll for 2012 and 2013, however, the State government has asked the promoting company to file a status report on building a concrete road in accordance to the original framework agreement. According to the agreement, the promoter should have built concrete roads, but due to the delay in the project the operator was approved to lay bituminous road on the condition that it would lay concrete road in the second phase. However, the promoters did keep their promise. The government further gave a conditional approval to build two-lane roads with bitumen roads under the condition that section A phase 1 and 2 must be converted into concrete.

The State government of Karnataka has finally issued the an order to execute the long-pending project of constructing the 65- kilometer Peripheral Ring Road (PRR) on the outskirts of Bangalore. While this is seen as good news for real estate prices along the stretch beneficial to both builders and resellers, there has been no fixed date for completion of the project. With so many delays, a lot of buyers would be wary of investing in the stretch along the PRR. Bhartiya City Nikoo Homes being developed by Bhartiya City Developers Private Limited in Thanisandra Main Road has already witnessed a good upside after the announcement of the PRR project approval.
Many projects are coming up in this area but most of them are either in pre-launched status or have been launched.

Q: I have seen an apartment on 2nd Floor of an under construction G+3 building, constructed on 60x40 site. Only 1 apartment per floor. BBMP approval is for 4 units (Two 2BHKs on G floor, One 3BHK each on 1st and 2nd). G+2 plan is approved by BBMP, the top floor is not approved. I have the following questions: 1) Can apartments built on 60x40 site be seperately sold or the whole building has to be sold? 2) The builder as constructed ~700sft excess per floor (2050sft is build up area per apt per floor. 1400sft is in approved plan, rest 700sft is excess) 3) Can I split the large 2050sft 3BHK flat into two 2BHK 1050sft flats, of which one can be rented? But 2050sft flat as a whole would be sold and registered in my name. What are the implications of buying the above 3BHK flat with the said deviations and splitting it into two units for rental purpose only (not for sale)? What is the total % of deviation in the above case?

Hi Amit, You can split your apartment into smaller 2 BHK apartments if you have two entrance and given it for rent. If you want to sale it then I think you have to take permission from government. The land is A Khatha and hence there are no legal hassles as such. OC can be obtained quite easily I guess. I like the project and the flats are pretty good. Planning to invest here. Expecting the price to soar once the construction is completed. The area is pretty good and is set for development IMO.

Pragathi Royale-2 Amenities wise it is very rich, if u have all approvals and No Objection Certificates from all departments, u can go for panchayath approval also. i think Pragathi royale-2 is a budget project with lot of amenities.
I have checked the amenities that the builder is going to provide I do not think they are providing rich amenities. All modern amenities are only provided.

The last news I got was that Japanese firms have been asking for a better connectivity between Chennai and Bangalore but things were not happening properly, so they approached the Prime Minister’s office for help. Finally If I am not wrong then the Japanese team has began the spadework for Chennai-Bangalore corridor project.
It has been planned that the first phase of CBIC will connect Chennai and Bengaluru, and then in a later stage it will be extended to Andhra Pradesh as well.

Vijay - I thought you were trying to be impartial, but one thing made me realize that you are deliberately trying to spread misinformation. The property may not have OC / khata (BBMP under RTI has replied that the area is still under the process of getting under BBMP and only after that, process of OC/ khata can proceed). Whatever it is one thing that I cannot agree is "quality of construction is poor". I challenge you to find another property in Bangalore with the same construction quality. The official depreciation rate of the property is half of other standard quality buildings. This building is officially certified to stand 100 years whereas other apartments get official life of only 50 years. Unofficially it can stand about 150 years.

Yes you are right Mr Japesh. Recently BBMP has organised a special property tax collection camp on the premises of Garden Apartment, Magadi Road and they have seen a positive response. The revenue inspector said that they are planning to organize such special camps in other residential complexes also.

Dreamz Infra usually offers affordable housing and as of now they have completed around 5 projects in Bangalore and 45 ongoing project which are in different level of construction. They are also coming up with a luxury project called Dreamz Swarg in Sarjapur Road. @darshan, It is heard that the some buyers got the cancellation letter. The concern person says that plan was changed significantly. Hence, they need to negotiate agreements with land owners. Doesn't it sound like they going to relaunch the project at a higher price.

I visited the property last week and wanted to book near Manyata Tech Park. I asked them to show the documentations. They briefed me about all things and clear all doubt, the person I talked with was very polite he replied nicely and detailed about my all queries. They also mentioned that they are going to provide the all support and guidance for banking works. They already have link with some popular bank and they said that they going to help me with banking documentation requirements. They detailed about the completion time of the project and as I have seen there they seems correct because the development is in full swing and seems it will complete very soon. I was looking for 3BHK luxury apartments and after seeing all details I found that this is the thing I was looking for. So finally the booking procedure is already started hoping nice and long term relationship with them.
The rate of the apartment in this project ranges from Rs 46.69 lakhs to Rs 75.03 lakhs.

Q: Hi all, I have been enquiring about few properties in Electronic city and that's when i came across Pragathi Royale 2 where the builder promises high deliverables at a decent cost of Rs.3050 including all amenities for a 2BHK. But The Amenities wise it is very rich, if u have all approvals and No Objection Certificates from all departments, u can go for panchayath approval also. i think Pragathi royale-2 is a budget project with lot of amenities. I have enquired on Pragathi Royale-2, they have sold almost 30-40 flats. Its a very big project.
I have checked the amenities that the builder is going to provide I do not think they are providing rich amenities. All modern amenities are only provided.

Hi Aarti, According to me, the Jurisdictional revenue authority will consider the application on the basis of rules and regulation formulated for this purpose and accordingly an order may be issued. The Conversion fee/fine is levied and an official memorandum (OM) is issued to the applicant, directing the applicant to pay the same in the state treasury. Upon the confirmation of such payment, the Deputy Commissioner will issue Conversion Order. The Conversion order will have certain important conditions.

In Chandapuara, the plot size ranges from 1200-1500 sq ft area in the price range of Rs 10-15 lakh. On the other hand, In Electronic City the size of the plots ranges from 1200-3000 sq ft. area in the price range of Rs 8-60 lakh. Most of these plots are freehold properties cutout by local builders.

Q: Hello Experts, I am having hard time figuring out an issue with Property Tax. I leave outside of Bangalore and Missed to pay Property Tax after handover of the Apartment. Two months back Found a person who was helping all other residents with Property Tax. I have paid money but he vanished. Two Questions : What is the Procedure to Establish a Property Tax Payment. I have never Paid so far. All I have with me is the Sale Deed & Katha B Extract. Other Resident says PID is not yet assigned to the Property. It is a nightmare for me , really appreciate your help.

Q: We liked a resale flat the building is around 8 years old.The owner said the land is A khata however the flat is B khata as the broker had made an error while making the agreement. It would cost around 10,000 to get it changed.He also showed us the loan sanctioned by SBI for the previous buyer who couldn't complete the deal as he got a job in another country. Hi Chetan, I would suggest you that before taking the final decision cross check all the documents provided with the help of a legal expert. As per my knowledge, The flat have to have A Khata. B khata properties are those comes under the irregular list of BBMP. Find out the reason for not issuing A khata for the property. Banks like State Bank of India, LIC Housing Finance, HDFC, ICICI, Federal and Axis have approved the project. As said by the sales person, the project has got approval from BBMP. Aisurya, At the time of property purchase, many people are not aware that flat they are buying is from landowners share. Client came to know only on the day of property registration that his flat was landowners share. Builder kept him in the dark. Normally landowners get up to 40% share in property which is developed jointly. The biggest advantage of a flat from landowner is that you can get discount of up to 20% compared to rates quoted by the builder.
