There is a protest from the local villagers not to widen the road... so there is a delay. THe marking is done long time back and moreover it is under the CDP2015 plan. Surely the road will get widen before 2015...
The Bruhat Bangalore Mahanagara Palike will widen eight major roads in the City but there is no talks about the Haraluru Road widening.

Roads that will be widen in the city are as follows: 1) Bellary Road: From Mekhri Circle till BDA junction up to Palace Cross Road. 2) Jayamahal Road: From Mekhri Circle till Cantonment railway station, Palace Road. 3) Sarjapur Road: From ORR till Dommasandra. 4) Bannerghatta Road: From JD Mara Junction till Nice Road 5) Dinnur Road: From Sanjaynagar Main Road to Ambedkar Medical College 6) Dr Ambedkar Road: From MM Road (in Frazer Town) till ORR. 7) Subroto Mukherjee Road will also be widened 8) Varthur Road up to Sarjapur road via Gunjur.

As I said earlier that the project offers 2 and 3 bedroom apartments, the size of the apartment ranges from 1220 sqft to 2023 sqft. For every level there is an increase of Rs.15/- per sqft. In addition to the floor premium, select Apartments will also attract a premium of Rs.50/- per sqft

I second you Mangal. Apartments in Koramangala are divided into premium and high end apartments. The price of the apartment ranges from Rs 1.20 crores to Rs 5.05 crores. Koramangala is a deep rooteds market and hardly there are any new residential or commercial supply. The capital value has also gone up in this area as there is demand seen from the buyers end with limited supply in the market.

I have a question why festival season clicks. Can anyone explain please?
Due to strong demand and limited supply of units in Koramangala, developers do not foresee any major reduction in the resale or luxury market. The locality also cashes in on its proximity to Electronic City. Affordable housing segment, is a major hit in the area, and is being mainly driven by the young professionals migrating from different cities. The demand for residential properties in these belts has hit the roof. Reasonable price of the land has fueled the emergence of affordable housing segments to cater to the growing demand of the first time home-buyers in the city.
The whole idea of affordable housing has experienced a change of scene in the last few years, in regard to price, product and the number of options. With time, the residential market in Bangalore has eyed the affordable segment as one of the distinct product offerings.

I second you @Bala, slowly but gradually the area is emerging as an IT Hub with several technology companies and parks. Moreover Hebbal has good infrastructure like metro, upcoming monorail and high speed rail networks. So obiviously you can expect appreciation.

Therefore access to schools, clinics, stores and market is good. ha ha ha The disadvantages of this locality are no drinking water is supplied by municipal corporation, very narrow for which there is traffic congestion, no proper street lights, infrastructure planning is completely missing, as this is a private layout and last but not the least the area is surrounded by slums. You can buy property in GM Palya. G M Palya is very good located to live for with lots of greenery around near by Baghmane Tech Park and well connected to all important places. So if you are investing in this area you can expect good appreciation after 2-3 years.

The project is well connecting to other parts of the city through Yemalur road and through Wind tunnel road via Old Airport Road. Old Airport Road stretches from the junction of Trinity Church Road & Victoria Road to HAL Bangalore International Airport. There are some of the important road which branches out from Old Airport Road. The Indiranagar 100 Feet Road, Inner Ring Road, HAL Wind Tunnel Road and Suranjandas Road are the major branch roads while the area which runs through it are Domlur, Kodihalli, Murugeshpalya, Konena Agrahara, Vimanapura, etc.

There was a rise in the sale of property in the locality which has led to a rise in average capital values along the stretch. The real estate is slowly growing in this locality so if you are planning to invest in this locality invest now you can expect appreciation only after 3-4 years.

Varthur is located in the Eastern periphery of Bangalore and now it is a part of Bruhat Bengaluru Mahanagara Palike. The biggest advantage of Varthur is that it is located strategically between the Outer Ring Road and Whitefield. Bangalore’s much awaited Peripheral Ring Road has got a green signal by the new government stating that the Electronic City-Whitefield phase would be the first section on which work would start. The PRR will cut straight through Varthur, which will cut short the travelling time to other areas of South Bangalore.

Bengaluru is also making efforts to become one. The concept of smart cities is to build smart townships to which few developers of Bengaluru are coming up with projects. Such townships are targeted at meeting all the required features and facilities as of a smart township.
Yeah you are correct Mr Jignesh, The present union government had announced Tumakuru (formerly Tumkur) as a candidate for smart city during the budget. With the proposal of Devanahalli and Ramanagaram as two more smart cities around Bengaluru by the state government, one may expect significant decongestion of Bengaluru and at the same time, significant development of cities around the IT capital.

I found Zinnia project from S2 Constructions worthwhile majorly because I found the builders as genuine, they had patience to answer all my never-ending (sometimes offensive) queries and they are giving amazing set of amenities like smart home automation approved by BPL, high end security, swimming pool, children's play area and many others in a very economic price of within 48lacs -50 Lacs for 2bhk.

The project is going to offer 1,2, 3 and 4 bedrooms apartment with size ranging from 521 sqft to 1863 sqft.
Recently I have enquired about the project and it seems Euphoria will have only 22% of actual building area and 78% of open area which includes walking area, parks, swimming pool, health club, meeting rooms, mini theater etc. The club house is spread over 40,000 sqft of vast area. There are 12 wings of 16 floors and 2 blocks.

Hello Priyaranjan, Yes, It is a Karnataka RERA approved project and its registration number is PRM-KA-RERA-1251-310-PR-181122-002139. As far as local body is concerned, It is a BBMP approved project and banks such as HDFC etc are funding it. As per the RERA, its possession date is December 2023.

Have they go RERA approval for both towers under Phase-1? If yes, then provide me the RERA registration number if possible and also the expected date of possession.
Hi Japesh, Eden RERA Reg. No. PRM-KA-RERA-1251-446-PR-181219-002236 and for Serene RERA Reg. No. PRM-KA-RERA-1251-446-PR-181122-002176. As per the RERA website, its expected date of possession is June 2023.
