Mahaveer Tranquil has got approvals from BBMP till 11floors. So it is now a 2 level parking + 11 floors building with 5 Blocks.

Try to avoid buying flats from Dhammangi and Sumo properties.. Apartment owners are struggling with sewage connections (bad smell in flats). STP is not planned properly or not functioning in the apartment complex and no connections to bwssb drainage connections. Builders are not responding. You will definitely face these kind of issues in projects.

Few years ago, only local builders used to develop projects and sell properties in this area. The basic selling price at that time was Rs 2,500- 2,800 per sq ft. The price quoted for Confident Adonis is too high and the location is quite isolated. If you spend around 1350,you will get layouts in other projects like Ferns Aspen Heights. And those layouts are well connected to road. Q: These are my questions to Bhartiya city, because they do not want to involve Banks in initial 25 % amounts transaction. 1.Why they do not want to involve banks for this transaction initially. 2.Without processing SA, why should I give 25 % of amount? 3.Suppose if I am not getting proper document while paying 25 % amount and my bank is ready with my sanctioned loan so in case of cancellation why am I liable for cancellation charges as Bhartiya is not able to provide me the necessary documents. 4.If they are getting their money then why are they bothered who is paying what amount, if bank is ready to provide help with some amount. Bhartiya is getting their money so what is the problem? The message which we are getting is, they do not want to be transparent with government regarding this transaction otherwise they would have accepted this deal if they get their money irrespective of thinking whether bank is involved or not.

For properties exceeding or equal to Rs 1 crore or more than 2000 sq. ft. area, the service tax is 14 per cent of 30 per cent of the total agreement value. VAT is decided by the respective state. According to the latest Karnataka Value Added Tax (Amendments) Act of 2012, VAT is charged at around 5.5 per cent of the construction-related services.

The impact of the elevated signal free corridor between Jnanabharathi and Old Airport Road is going to be largely positive. No the construction has not started although the feasibility report has been approved by the BBMP. There are delays are the tenders announced by BBMP did not receive a positive response from builders and developers. The cost estimated by the builders has been way too high than the cost expectations of the BBMP. The negotiations between officials of BBMP and builders have failed. Either the BBMP will issue new tenders or they may cancel the project. There is a lot of uncertainty as of now and the overall sentiment is quite negative.

The rate per sqft they are quoting is Rs 2600. Chandrapur Anekal Road from Chandrapura circle till Anekal is about 14 kms long which is being widened. Chandrapura Anekal belt is fast developing and is well planned, it is well connected to Silk Board and Koramangala. PES Engineering College and Oxford Institution is also less than 15 kms from CA Belt. So I feel the idea of investing in CA Belt is not a bad option.

Hi all, just came across a buyback scheme for 3 bhk in aqua 2 in ozone urbana project, where they are offering 42 lacs on investment of 17 lacs in 2 years. I want to know about the credebility of the builder. Whether it is good to go in such buyvback scheme. He is quoting the price relatively high as 4800 psf. Please provide suggestion at earliest.
Township projects needs more time to develop and the appreciation would be slower initially. Once there is development visibility, the appreciation is much faster. Since the project is in a more strategic location and an integrated development is being planned, the investor is bound to have very long term benefits.

How is KR Puram from investment point? Can I expect good returns in the coming future?
As per my knowledge KR Puram has recorded an upward trend in property prices. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely now. KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road and widening of the Old Madras Road will also improve connectivity which is increase the demand.

Maple Tree is a G+3 complex, it will have only eight apartments, two apartments on each floor. The price per sqft is Rs 3300 what they are quoting. Maple Tree will have only 2 BHK apartments and only LIC is providing loan for this project.

Currently the rate per sqft going on is in between Rs 4000 to Rs 4100. The project has got approval from BBMP and all the major banks. The project will get completed by January 2016.

As told to me by the builder that they are going to provide A Khata, OC and CC for this project. The price of a 2 bhk apartment here ranges from rs 46 lakhs to Rs 59 lakhs including everything but excluding registration charges.

Till date they have completed around 8 projects and 4 are in different level of construction. If you are planning to buy a property here do a back ground check and if possible try visiting few of their completed projects to get an idea of the construction quality.

Yes, the development plan has been sanctioned by the BBMP and the Approval number is BBMP/Addl.Dir/JD NORTH/LP/0427/13-14. The agreements that need to be signed are Agreement of Sale followed by a Sale Deed.

Q: Hi Guys Any feedback about Garuda greenfield projects in mahadevpura which is going to start near to Nester RAGA project. Still builder does not have BBMP approval and they are committing to complete feb 2016 and providing CC & OC. Is someone booked there or planning to book? Government has made sewage treatment plant mandatory for large apartment complexes. government is also encouraging individual home and smaller apartment complexes to have their own little STP. I would advice you to cross check the floor plan with the help of an expert and proceed further.

While in the East, IT hubs of Whitefield and Sarjapur Road along with Hoskote recorded maximum number of units.
At present, there are more than 15 ongoing large-size projects that have more than 1000 units. Due to connectivity via NICE Road and robust infrastructure, these projects are mainly skewed towards South Bangalore, followed by East and West part of the city.

My registration was done on September 2014 and At the time of registration sizzle people told me that i will get E Khata in 2 months. But till now i didnt got Khata. Hi, The area which you have mentioned is coming under Gram Panchayth, if your layout is approved by the concerned authority, you can apply and get the E - Katha from Gram Panchayath today also, there is no such stoppage from govt by issuing the E Katha in Gram Panchayath areas.

Q: hi, I am planning to buy a flat in Garuda Starfield. Mainly am concerned about (Sewage treatment plant)STP, as far as I know its mandatory for apartmemts with more than 50 flats but though Garuda starfield has 60 units, it doesnt have a STP.Himanshu says its not mandatory as apartment is directly connected to main drainage. Is this true? Is STP not required? Himanshu also told me that 1) Gym is operational 2) Swimming pool is operational 3) Clubhouse-waiting for approval but will get it for sure 4)Maintenance is done by builder currently with the corpus fund 5) Parking allocation all done. 6) They provide video phones connnected to security ,but since they are out of order currently and will be replaced soon. It Will take another six months time for the possession and currently the rate per sqft going on is Rs 6500. For booking an apartment you have to pay 20% of the total amount. But the main concern is that the builder is not going to give OC as well as CC.

Q: I have purchased a flat in an under construction apartment located at Gattigere RR Nagar. The builder says it will be ready by July 2016.. However I think it will go upto year end. Earlier I was told that I need to register the flat upon the completion and at the time when builder gives the keys. Yes of course it will fetch you good rentals as the project is located very close to Wipro, Siemens technology, Infosys, Velankani Teck Park etc. So the rental market in this locality is quite good.
