Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

Hi Arun, Ajnara Ambrosia people are still waiting for its start , Ajnara is already busy in completing its over hyped and over delayed project i.e. Grand Heritage which has been delayed for more than a year and more over after that they will be busy in the marketing and launch of new project in sec-79. It seems to me that project will take another 1-2 years for complete.

Greater Noida West was know as the Noida Extension. In recent times, this has become one of the favorite of the investors. Also middle class buyers are more interested as the place have properties that offers affordable range, compared to other parts of the Delhi NCR like Noida Expressway, Gurgaon Expressway Dwarka and even NH-8.

Although wanna inform you that, yes real estate prices in the west and southwest parts of NCR are expected to rise, as the authorities of Noida-Greater Noida, Yamuna Expressway and Ghaziabad have hiked the circle rates by up to 40 percent.

Q: Dear all, i invested in laxmi niwas project in april-2012 in installment. at the time of booking they made very promises, like registry and etc. I have made more than 43% of payment but no reply from the company instead of to make timely payment. I stop the payment, They only called me for the payment but if i asked them for the registry they told me to wait. I emailed them and told that cancelled my plot, but no response. Then i visited there small office, the staff with no knowledge of the company process, i told them either to take the all payment or cancell my plot and give my all the money back. The company director Mr. Ghanshyam (with very rude attitude) said that the amount you paid till now the 25% deduct and the money will refund also in installment. I was shocked. At that time i did not have any choice. I have a hard earned money. I requested you to all not to invest even a single paisa in these kind of pre launch projects.

Yes, surely you will have appreciation, at least 45% should go up within 4-5 years. The appreciation will take place due to the location of the project. The project os located just 120 m from NH8 , there is already a metro station and ISBT bus stop is also within 1 km. Hence the value of the place will surely go high in near future.

I second that! Did you know in the past 10 days, two buildings have collapsed in Delhi? Yes a 100 year old building housing offices and shops came down in Old Delhi’s Chandni Chowk area a few days ago and the Bengali Club, situated close to the Kashmere Gate wall on Boulevard Road, collapsed on Saturday night. Yet, the civic bodies claim that action is being taken.

Hi ATS has two phase, Phase 1 was launched in 2008 and was delivered also. If you are looking for phase 2 then the possession will be on 2014 may or so. They have launched Phase 2 at Rs 4300 per sq ft ...

See Anwar, the charges differ..They are basically based on the state policy and and SEZ state rules. The charge also vary depending on what kind of SEZ it is ! It can be more for IT and less for industrial!!

I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Actually this is the specialities of builders in Noida Sector 121.. they offer a lot of amenities including gym, pool, power back-up, parking as part and parcel of the package at very affordable rates. A lot of builders offer these separately as luxury. Hence, it is believed by the developers that in the concept of amenities becoming basic necessities.
Hi, for now there are 4 projects thats going in Sector 121 Noida. They are Cleo County, LIG Flat, Airwil Cube and Homes121. Guys i think that this new policy will be the bonanza for owners of the farmhouses because now they can construct a structure of 2500 square metre . So the after the farmhouses will be covering an area of 1,000 sq m. The additional units on the farm land can either be sold or rented out at massive premiums.
Moreover, due to policy change people those who did own farmhouses were unable to construct anything for the last six years from now.. which is bad :(

Hi Bhuvan Firstly I wold like to say that this project is a sold out project . You can try for resale from the market. Secondly the project is very costly I feel. All ok that a reputed builder and all. But Can any one justify why so much price ?
True this is a bit costly project but the location, the size of the unit and amenities all matters right. The sizes ranges between 20000-3300 sq ft. And the booing opened with Rs 7500 per sq ft. Hence now the price will be more. They are quoting Rs 12000 per sq ft. Mainly because of the amenities and location they are quoting so much!

Q: I want to know what is stamp duty? who is liable to pay this?

Hi Tamal, As per my knowledge, Stamp Duty is a tax, similar to sales tax and income tax collected by the government, and must be paid in full and on time. A stamp duty paid instrument/document is considered a proper and legal instrument/document. The liability of paying stamp duty is that of the buyer unless there is an agreement to the contrary.
Hi, everyone should pay stamp duty or is there some exception ?

The department cannot verify the legality of each and every property, such as group housing flats in Noida for which lands are allotted by the authority to developers on lease. In such cases, the original owner is Noida Authority and without its clearance, we can not register them. Hi Mr Lohit Raj, As per news, Dr. Hendricks has invited a delegation from India to the Urban Development Conference in Germany in April. After a discussion on the smart cities initiative, the Minister said the German government was keen on associating with it. Following Prime Minister Narendra Modi's brief, the Centre has decided to dovetail the scheme with the Swachh Bharat Mission and Digital India. Priorities that have been flagged include the need to have clean air, move towards zero waste zones, involve citizens in policy-making and execution, generation of jobs and expanding economic activities.

As per different sources, according to YEIDA officials, individual plot owners, developers, institutes, commercial landowners etc who have been allotted land according to the Master Plan 2021 falling in Greater Noida to Jewar areas, are to pay this extra amount. These allottees have to shell out anything between Rs 600 and Rs 2,200 per square metre. Allottees of YEIDA group housing have to pay Rs 1,770 per square metre, while those of the 2009 residential scheme have to pay Rs 1,330 per sqm. Hi Guys, According to different sources, it is believed that, city-wise analysis showed maximum mismatch between demand and supply in the 1 BHK and 3 BHK category. Demand for small size units (1 BHK) outstrips supply significantly by 22-36%. On the other hand, 3 BHK category witnessed oversupply with significant margins. Noida, Gurgaon and Delhi witnessed over 35% shortfall in demand in comparison to supply in the 3 BHK category.
@ Mr Raj , Rental budget preference shows nearly 55% of total demand for properties on lease was for units available on a monthly lease of Rs 10,000-20,000. Pune and Bengaluru had maximum demand for units in this budget range. Nearly 25% demand was for properties available on a monthly rent of Rs 20,000-30,000. Demand for properties on a monthly lease of Rs 30,000 and above is merely 11%.

Hi Mr Anwar, As per my knowledge, changes in current land acquisition ordinance are Land acquisition can be done just for the modern hallways proposed by the govt. The statute achieved before had left a window of vagueness to propose the consideration of undertakings by private players too. The area obtained for the modern hallway can't surpass 1 km on either side of assigned rail line or street. Compulsory job for one individual from the influenced ranch worker's family in the undertaking heading up on the area that has been procured from him.

Developers do not care as they need several choices to travel to within the market. The commission payment time that was around twelve months earlier has gone up to twenty four months currently for the corporate. Hello Ankita!!!!! To avoid unseen problem in the future, you should ask for the commencement certificate and occupancy certificate from the builder, Ask for copies of land registration, joint venture, Encumbrance certificate, tax paid receipts, etc., Confirm whether the area is approved by HUDA, Noida Authority, GNUDA etc., Check whether there are any pre-existing owners, check for the approved plan, check for the latest tax paid receipt etc.

Hi Piyush, From an investment point of view, the best areas are Bhiwadi, New Gurgaon and Dwarka Expressway, Yamuna Expressway, Faridabad. These localities are best options so far, but to find the exact locations and best property in this localities you have get in touch with the local brokers or you have to ask to your friends and relatives and then shortlist the properties. You can also check these areas on real estate portals such as commonfloor.com where you can get complete property specifications, project details, locality details, builder history, approval history, location maps and prices.
Hi everybody, If you ask to me i will say "NONE" and the reason is builders in this region have large numbers of empty flats, they are not able to sale them because of excessive price and builders are not ready to lowering the price of these flats and keeping the flats unsold. Secondly, many builders are now facing the cash crunch and due to this, they are not able to complete their ongoing projects. Some projects are even delayed by more than 5-7 yrs.

So i am little bit confused on it that whether i will get my flat possession on time or not. Hi, Dwarka L-Zone is coming under Land Pooling Zone. Beware of any such illegal offer of of plots/flats under land pooling policy. A large number of societies registered/unregistered are floating attractive scheme for booking of plots/flats claiming that the land for the purpose is available with them as per land pooling policy of DDA. A number of public notices have been issued by DDA, warning people to stay away from.
I agree with you Amit .... The Delhi government has not yet enacted the land pooling policy, which has already been approved by the centre and notified. Once enacted, land owners in the L-Zone can submit their land to the DDA. The authorities will retain 40% of the total land area, for development of basic infrastructure, such as roads, drainage and other civic amenities. The area hasn’t seen much development. Developers who are announcing projects, are promising something that will take time to fulfil.

Recently, it has came to know that this project has registered with RERA and Its RERA Registration number is : RC-REP-HRERA-GGM-2018-27 & RC-REP-HRERA-GGM-2018-28. It is a pre-launch project offers 2/3/4 BHK residential flats in 18 acres of vast land consists 4 towers. As this project is still in prelaunch phase and builder has got the RERA Registration number, hope we will get the detailed information very soon. Thanks.

Goodd afternoon all!! Is ACE Divino, Noida Extension, Greater Noida by ACE Group a good project for end user points of view? How is the developer and its track records?
ACE Group is one of the best builders come up with a unique project concept called ACE Divino. They have successfully delivered many residential and commercial projects in Delhi-NCR. At the same time, i found that this prime project is in prime location as all the daily basic necessities are nearby. Noida Extension is well connected to the other parts of the city such as Faridabad, Gurgaon, Noida, Ghaziabad, Yamuna Expressway etc via strong buses & metro networks. So, the project ACE Divino, Noida Extension, Greater Noida will obviously be a landmark and an iconic project in Delhi-NCR in the year to come.
