Hi Pavan, We are very near to achieve this rules and regulation. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
Really a good news for the home buyers across the country. It will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

Right Jamuna, The final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.
Gr8 Arun, It means if there will be any substantial change from the original schedule, specifications or structural design in what is finally delivered to home-buyers is considered as a breach of obligation by the builder.

As far my knowledge, DLF do not have any new project in Delhi-NCR. But DLF have already built a luxury project in GK-II, Queen’s Court, and is in the process of giving possession. DLF is constructing King’s Court at Greater Kailash II (GK-II) in the city.
Queen’s Court had 19 homes which have been sold out and only two penthouses are left. The units are priced at Rs 5,500-9,000 a sq ft. Its upcoming King’s Court will comprise four and five bedroom- hall-kitchen apartments and town houses in the range of Rs 5,000-7,000 a sq ft. Possession is expected in the next two years.

Hey Himangi, According to news, regardless of repressed demand as well as immense unsold inventories, still DelhiNCR region is indicating change in property cost. Delhi NCR's property market proceeded with slow paced direction from 2015 Jan-March to April-June with an inconsequential development of 1% in property costs.

If you are a first time buyer in new project then you can buy it. If you have to rent one in a old society then you have to check if any of the residents are ready to rent their parking space. Builders charge very high for extra parking lots. When I bought second parking place for my second car, I had to pay Rs 4 lakh.. the demand was high during that time in my project.. now it is available for around 3 lakh. Hi, the units which are available for sale in the sectors 74 to 79 are basically pre-occupied by the investors who booked their units at the time of launch at Rs 2,500 to Rs 2,600 per square feet price. Today, these flats are priced at Rs 5,000 per square feet or even above that.

Noida extension is such a area, which was once full of disputes.. After the HC order came in, all the halted projected started their constructions. Now, the question is... if we try to invest in here, which will be goo. In my terms, investment is always good for plots. Plot's price always go up. Especially in a area like Noida Extension, where land disputes are still on... investment in a plot will fetch you good returns :)

Looking at all the project discussions I feel that real estate in these sectors is booming ,but how about the livability???
For now there is hardly any livability in Sector 137-143-168. But there are many infrastructure’s that are already planned for the development of the following sectors. Few plans which are already in progress are as follows : #HCL’s school which is upto 12th standard is under construction and is located just adjacent to 3C Zing. #On the other side of the Expressway a land parcel is empty and that area is marked as commercial plot in master plan. As per authority there are 14 hotel planned on expressway and this empty plot could be used for that purpose or some mall. Hence the social infra is planned totally around the Expressway. These sectors are located along the Noida Expressway, hence they will be benefited with the proposed urban plan of the area.

I’ll give you a quick brief. Farmers have been agitating for the last two years demanding additional compensation and re-settlement schemes. On several occasions, farmers have halted construction work of realty projects and even locked the office of Yamuna Expressway Authority. Hope this explains the situation.

Sure Raj the price they are quoting is Rs 6500 per sq ft. True the price got revised just 4 months back i guess. But I thing I would like to tell you that , the project is good for end use purpose. The locality is almost developed and there are chances of appreciation after 4-5 years.If yet you are going for it.. go for long term investment.

well, Do you have any information regarding, how much it cost to complete Thiruvananthapuram and Kozhikode monorail projects? How much DMRC has to pay as a consultancy fee?
Not very sure but i collect some information from TOI. The Thiruvananthapuram and Kozhikode monorail projects are estimated to cost Rs 5,581 crore. DMRC has to be paid 3% of the project as consultancy fee. It also came to know that the State Government will raise 20% fund while the Union Government will have to raise 20% and the rest will be funder by the private groups. Some Indian bank may also take part in funding the project.

There is a cold response of the Finance department to the monorail project. As it is mention in the statement that DMRS has to pay consultancy fee of Rs 180 crore in 20 instalments. The government has already paid two installments of consultancy fee.

Ofcourse, Malaysian firm Scomi and Canadian form Bombardier have contacted state government expressing interest in the project. More picture will clear after submission of the report to PWD by DMRC. DMRC’s Principal Advisor E. Sreedharan had earlier said the project could be completed in three years if funds and land were made available on time.

hello Deep, which size are you looking for. as far as i think they have 3 sizes, 1350sqft,1525sqft and 1680sqft for 3 bhks and they also have 1225 sqft that is 2 Bhk with study. The current rate that was advised to me is RS3100/sqft and the upper floors are less expensive so if you are ok with the 9th or 10th floor you can get the same for Rs 2900/sqft also.

Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Builders were expecting that a new government at the Centre and falling interest rates will help stimulate demand, but nothing of that sort has happened yet.

A month back, it is come to hear that Congress is not supporting the bill as well as they are deferred the assembly. Recently, the union cabinet has approved amendments to the Real Estate Regulation and Development Bill 2013 pending in the Rajya Sabha. They are now awaiting the state government's clearance on whether they should go ahead with their state law or wait for the central act to be adopted.
Better State Government should work out its own law ASAP. Once it will be passed in parliament, they can make suitable changes, if required.

Yes, It is a good move by the Nitin Gadkari's Ministry. Improving infra is the right way forward, create jobs for all kinds of economic class. also, paves way for an improved service sector. This policy will seek to compensate companies for any clearance related delays in projects. This will provide builders the comfort to invest in road project that is high on the government's priority list.
@Sunil...... Officials take 15 days' time to sign on a project worth Rs 2000 crore. Gadkaris ministry could consider increasing time period of project or monetary compensation for companies. So that they should not lose on time. This policy is expected to be finalized in 2 months.

Apart from that i would like to share some more charges which you don't have to pay. These are; no power back up charges, no external electrification charges, no fire fighting charges, no club membership charges and no escalation charges for booked unit.

Hi Friends, Even i read this news last Wednesday. On the petition of New Palam Vihar's Residents, Punjab and Haryana high court had directed Huda to give alternate plots to oustees of Dwarka expressway. Huda had also given affidavit in court promising to give alternate plots to oustees in sector 110/A but they failed to fulfill his promise.
@Madhuparna, After so many protest, now the Huda administrator Hardeep Singh are going to held a meeting with additional chief secretary P Raghvendra Rao on this issue soon. They will put all the issue related to Dwarika Expressway in the meeting to find solution to speed up the entire process and complete the project as early as possible.

Q: Received offer of possession for my flat in Tower 25. I am suppose to pay by end of this month, Jun and I have been told that I should have the key latest within 45 days of final payment. Do they stick to the plan or have delayed beyond 45 days in the past for other towers?

Procedure of land conversion:- Tahasildar or Revenue Inspectors will visit the property site and confirm whether proper approach road is available to the land and also verify the Land Tribunal’s Original records and other documents submitted by the applicant. In case of patta lands, conversion order will be issued by the Tahsiladar. In case of LRT lands, report will be sent to the DC office. Again the verification will be done at each stage in Deputy Commissioner’s office as per rules. On successful verification, the land conversion application will be approved and the notice will be issued to the party to remit the conversion fees and other fees, if any, to the Government. Q: I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase. I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet. I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment. Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers i realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive. Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

There are hundreds of home buyers who are going through difficult phase and have to pay huge EMI against home loan and rent for their current home. Yes, Bhiwadi is a better option than Neemrana and has become investment destination these days because of improved connectivity and proper industrialization. It is well connected to NH-8. NHAI has also planned to built 14 road across this belt which will cut down travel time. The stretch would be expected to expand to 8-lanes and the connectivity of Delhi metro to Rewari, Alwar and these regions is expected in the near future. These transformations are really growth prospects for Bhiwadi to grow as residential as well as industrial hubs. But choices of project should be your own decision. The Delhi Development Authority, which was to launch the Housing Scheme 2018 in December, has now delayed it to February 2019. Under this scheme, the housing authority will offer fresh units instead of the surrendered flats as it did in previous schemes. However, only 20000 flats on offer, most of them would be 1 BHK meant for the economically weaker sections. The authority will offer only 10000 units in the first phase and rest of the units in second phase. The DDA will be building 20987 flats, out of which 16296 units are meant for the low-income group and 3624 homes meant for the economically-weaker section.
