I am really happy that goverment made some amendment in the regulatory bill. Now, there will be some functions and duties of promoter like disclosure of all related information of project, compliance to approved plans and project features, commitments regarding veracity of the, advertisement for sale or prospectus, resolve architectural faults, return money in cases of default.
He Sridhar, But as per the current news, once again the introduction of the real estate regulator bill was delayed on Tuesday as the government said it was consulting all parties and would consider the demand by some Rajya Sabha MPs to send it to a select committee.

What i heard in the news, the Samajwadi Party MP Naresh Agarwal, government had not consulted any other political party despite the fact that it had confident the House of the same. He also demanded that the bill cannot be referred to a joint committee since it is a property of the upper House.

The registration of property is to be done in the Registrar's Offices by the Sub-Registrar. One has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated and then you have to pay prescribed fee of stamp and registration charges.Once the registration is complete, the purchaser has to apply to the local municipal authority to get the title of the property concerned transferred to his/her name. This is commonly referred to as mutation of the title of the property.

Make sure you carry all the mentioned documents below. 1) You have to carry legal ownership documents (Patta), in the owner's name which is issued by the Revenue Department under the seal of the Tahsildar. 2) Encumbrance Certificate for the last 31 years shows no mortgage or other encumbrance as still existing on the date of purchase. 3) The property is heritable and transferable, at the ULC department and revenue department. 4) The transferor is competent and/or authorized to transfer the property. The transferee has to be qualified to be a transferee. 5) All the documents with regard to payment of taxes, electricity bills and water bills must be checked.

It is one of the most demanding residential plotting project situated right at the Srisailam Highway, Hyderabad. This project is approved by DTCP and HUDA. I have visited the project site and checked the connectivity and basic amenities such as schools, markets, banks/ATMs, hospital, etc. within 1 -2 km radius. It is certainly a good investment if you are looking for long horizon.

Hi all, It cane to know that the AP State Waqf Board (APSWB) ordered an inquiry into the matter few days back. The advertisement was placed in regional language newspapers reportedly by Pride India Builders which is selling plots and independent houses in an approved layout. The advertisement fails to mention survey numbers. Wakf officials said that the land parcel could be a part of 428 acres endowed to Muslim Maternity Hospital. They have take initiative to find out survey numbers.
@Manjunath, Yes, the pride India builder is taking up layouts in Rangareddy Dist many of the layouts not even approved from HMDA nor any of the local authorities but selling away the plots/houses to innocent public through online.

HI, The stamp duty in Hyderabad is dependent on different criteria eg: sales deed or conveyance deed. 1. Sales deed (Stamp duty 4% and registration charges 0.50% ) 2. I came to know that in most cases, the GHMC is avoiding issuing written notices to the parties and not calling for objections. If area is close to the industrial area then better you should check for the colour of underground water. enquire the local residents about the underground water pollution too. Hi Rao, There are a lot of good residential areas in Hyderabad, Miyapur is known for its well-priced and affordable homes. Banjara Hills, with its malls and hotels. Gachibowli is the best suburban area. Uppal and Kukatapally are also best connected to all these areas and are in proximity to the IT hub, thus, making them the best options for investment as well as end use.
Hi, There are many areas that fit the above criteria. However, it depends on your budget, locality preference, purpose of buying(end use or investment), if investment- ability to take risk and expected return. Hyderabad is currently the cheapest metro city and probably the best place to invest for a long term return.

Hi, You may consider Eco Valley in Chandanagar, which is a pretty decently priced community with excellent location (within 10 KM of Hitech City, Gachibowli, Pharma, Patancheru hub). There are a lot of housing societies in these areas that are known for their well-planned structure and easy accessibility to areas in the vicinity.
You can also go for Manikonda. Another suburban area of Hyderabad, Manikonda is better known for the development in the commercial and residential sector. Many IT companies have their headquarters in the Lanco hills and Chitrapuri colony area of Manikonda. As more commercial hubs, multiplexes and shopping centres are opening up in Manikonda, it makes for a viable residential location.

HI, Adibatla, Yadagirigutta and Shadnagar are few localities that offer plots within this budget. You can find plot sizes of 55–60 sq-yd within the budget of Rs 3 lakh. The commercial set-ups by TCS and Cognizant are expected to push the real estate market here.
HI Bharath, I also would like to add few points that the government recently declared that the Information Technology Investment Region (ITIR) will open 15 lakh direct and 35 lakh indirect jobs in the IT sector over the next 5 yrs. Honestly speaking, i think that Kollur is good only for long term investments, as the area does not seem to have any new developments in terms of commerce, at least in the near future. There are almost no commercial and shopping facilities available there. People have to suffer a lot for the basic amenities in the locality. Hello sir, LRS means Layout Regularisation Scheme. It is required when any construction is in a Municipal area and is unauthorised, so it can be regulated under this scheme but it must be confirmed by the concerned local body. Some plots title deeds are manipulated and lot of middleman, politicians made double registrations and created false documents etc. Even read in this board that parks are also converted into plots and registered by making false documents. Hi RK, Are you looking for residential plot or flat? What is your budget? You can go to Samskruthi Township, spread over 20 acres of land and approved by HMDA. This project is offering 200 developed plots at measuring 200 sq.yrd to - 500 sq.yrd and its per sq-yard rate are Rs.11300.
I think Mokila is developing at a very fast pace and it would give accelerate Bhanour too. Moreover, I heard MMTS is going to be extended up to Shankrapally. Lots of residential projects are coming here. My understanding for this locality is that it may, in a couple of years, become a good place to live but a good appreciation of investment is somewhat I am not sure in that area.

Hello Sravan, Shadnagar is too far and even Shamshabad is underdeveloped. There will be no appreciation for short term and medium term. You have to wait at least next 10 yrs to get the return on your investment. So in my view it is not wise investment.
Apart from that, do your all due diligence before investing anywhere in India. Check all the legal approval such as ownership paper, past and previous owners of the plot, land conversion certificate (if it agriculture plot), check land use certificate, details of the extent of land, latest tax paid receipt and certified survey map.

Hi, Shankarpalli, one of the best locality emerged in the recent days. It is located at about 34 km from Hitec City, 11 km from the financial district, and 6 km from Mokila. The availability of large land banks in the area is leading to the development of projects from different segments in the area. The Outer Ring Road (ORR) which is close by allows for easy connectivity to the western belt of the city. The area is currently witnessing plotted development. But as many companies are setting up offices towards this side of the city, its strategic location makes it a good place to invest. Fortune Butterfly City is an ongoing plotted project by Fortune Infra Developers Private Limited in Srisailam Highway, Hyderabad. it offers plots with the size of 1800-4500 sq. ft. with the price range of Rs. 444 per sq. ft. 1800 sq.ft. will cost you around 8 lakhs and 4500 sq. ft plot will cost you around 20 lakhs onwards. as per the builder, the project will be under possession by May 2020.
Hello Sachin, It is one of the most demanding residential plotting project situated right at the Srisailam Highway, Hyderabad. This project is approved by DTCP and HUDA. I have visited the project site and checked the connectivity and basic amenities such as schools, markets, banks/ATMs, hospital, etc. within 1 -2 km radius.
