The project sites near upcoming Dwarka Expressway, Diplomatic Enclave and Palam Vihar ensure strategic location to live. Experion 108 Heights is spread over 15 acres of land and offers the choice of 2, 3 and 4 BHK apartments and pent houses.
Hi, I spoke with some other builders in the same area.But i am not convinced about the price in that locality. So i want to know the price trend of this builder ....Is it good to invest?????

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

Yes, the news is true.. there are eight cities which has witnessed around 1.32 lakh homes launched during January-September. According to the statistics, the rate went up by 5 per cent from the year-ago period.

Hi Vrinda yes there are availability for 3 bhk. The available sizes are 1267 sq ft and they are quoting Rs 42 lac. This is not inclusive all registration and parking charges. You have to pay the price differently!

My Frnd, Gurgaon and Noida is such a place where you have invest for long term. Because the areas are developing areas. 7-9 years is a good time period to get a good return from Golf Course Extension. Right now as mentioned by my frnd P, Rs 9005 per sq ft. Dude , I would go for Emerald Floors, they are offering exclusive independent low-rise luxury homes at Emerald Hills.The project is well located with Golf Course Extension Road,Faridabad Road,Sohna Road. Hence for investment purpose I would go for this.
I agree with Kartik, BPTP is a good builder no doubt but there are delay in many of their projects. So for investment might it is apt but not good for end use...

ya antara, the project is scheduled to be completed in 2015 and it seems that there are only a few units that are available. i was told that 2630 sq ft 4 BHK is available but 2050 sq ft and other 3 BHKs are available only in resale..

sure, as far as i know...its and integrated township project on 300 acres with 5 towers and 30 floors. variety of amenities are provided and includes exclusive club membership, swimming pool and gym, steam and sauna, tennis and squash courts, hospital, school ,cafe, multiplex, convenience shopping etc... its adjacent to reliance SEZ which is another plus....

well yes the improved conncetivity to dwarka which is a residential place and manesar which is a an emerging area is quite a pull.Those with properties along the NH8 will be easily able to travel and that too hasselfree.....

Hi Prem, the latest estimate is that the work will be completed by this year end. Of the 18 km streach work has finished on 15 kms nad only 3kms work is left that has issues and HUDA is trying to sort it out as soon as possible.infact they gave a date of feb 15th to solve the issues.
yea one this opens the connectivity between delhi and gurgaon will increase. even the traffic problem on NH8 will be solved.

If we talk about the current scenario, then the Haryana Urban Development Authority (HUDA), has already released its tenders and appointed the builders for the development of the Dwarka Gurgaon expressway and the adjoining sectors like 37D, 83, 84, 88, 99, 100, 101, 102, 102A, 103, 104, 105, 106, 109, 110, 110 A, 111, 112, and 113, which will emerge as prominent sectors in the near future.
well sector 107 too is considered adjoint...but it is more close to the delhi border...im sure damodar just missed it............

Hey gautam, this is one of the new launches by Godrej and is quite in demand property as the builder commands quite a lot of reputation in the market. This project is under soft launch. The price of a 1300sqft 2 Bhk is Rs 6500/sqft and all inclusive will come to round about 1 Cr.

The GDA is planning a single window clearance system so that the approvals time for projects can be reduced. Yes, it sure is a happy news as the revised NCR plan will ensure that no tourism activities and only limited construction will happen in the natural conservation zones of Aravalli, riverbeds and major water bodies.
Well the NCRPB reports says that the green cover and water bodies that constituted 23% of Delhi's area was lost to development works and rabid urbanization in NCR. and it remains to be seen as to how much of the accepted things are actually put into practice.

Hi, The sectors are still in the developing phase and so there are no big schools here at present . but in future once the projects here start giving out possession there will be many schools and hospitals here. Almost all the projects here are townships so there will be retail , commercial , school and medical facilities within the complex. I think that in a time horizon of 4-5 years , all the facilities will be developed and the area will enjoy a good positioning and status. As of now there are some good schools like Indus valley and St.Pauls on the Pataudi road and near the Dwarka Expressway. Medical facilities are also easily accessible.

That is indeed happy news as the area has been waiting for the metro since long. Finally work will begin on the 14 km stretch from Badarpur to YMCA chowk. The piling work on the Mathura road has started.
hmm piling is the main work ..the foundation of the pillars on which the track will finally come up..it seems that the DMRC is using new technology for completing work quickly....

Oh, That is a great relief if the 1.2 km radius is accepted. This will clear quite a few projects along the belt that is at present being stalled because of the NGTs order..
Yeah!!! A committee by the environment ministry has suggested 1.2 km ecosensitive zone for the Okhla Bird Sanctuary. The National Wildlife Board (NWB) directive had said about a 10km radius around sanctuaries which i feel is a big area... the 1.2 km zone is enough..

Hi Guys, As per news, with Haryana government saying provision of 31,736 flats beneath the economically weaker section and affordable housing classes in Gurgaon on Wednesday, common man's hope for owning a home unit within the Millennium town stays afloat.
@ Richa, According to info, the TCP department has cleared 290 colonies beneath EWS and reasonable housing classes, out of that it's already cleared building plans of 209 colonies having provision of 31,736 housing units. Notably, since September 2014, once the committee issued notification for announcement of assembly polls in Haryana, the town and country planning department had stopped supply the modification of land use (CLU) permissions for private colonizers and also the ban has not been upraised to this point.

HI Johnathan, In my point of view Sector-111 is a very excellent location. It is right on Delhi border. It is well connected with South Delhi.It is one of the prominent locations, as it has excellent connectivity to Delhi-Dwarka and Metro. The Rate of Investment (RoI) is average. Water is supplied by Haryana Urban Development Authority and Electricity is supplied by Dakshin Haryana Bijli Vitran Nigam (DHBVN).
@johnathan , As per my knowledge Schools surrounded to sector -111 are Chiranjiv Bharati School ,The Maurya School ,Mount school & Jai Vision Public School. Near by colleges are like Amity School of Engineering & Technology, Haryana Institute Of Public Administration & ITM University. Hi Krishna, In my point of view, a "building completion certificate" is the final document granted by the plan sanctioning authority and usually follows the occupancy certificate. This document certifies that all acts necessary in connection with the construction of a building are complete.

Hi, In my point of view, the Khata shows who is the registered owner of the property in the records and if you have acquired a property by sale, gift, will, etc. , you should have your name substituted for that of the seller in the Khata. This is another document you must check whilst buying a property to verify the title of the seller.

In such areas, there would not be a question of discounts on resale properties. Discounts are more prevalent in areas where the market is more competitive. That said, resale properties are sold either by the primary owners or by investors. As such, there is a higher possibility of flexibility in payment terms.
Hi, Yes seekha, you are right. If the property is over 18-20 years old, it is possible that it was never formally registered in the first place. Registering it at the current point in time would put the onus of paying the stamp duty in arrears on the buyer.

Hi Hitesh, In my point of view, there are plans to extend GCE Road towards Mehrauli, as the original plan was to develop two roads, Northern Peripheral Road (NPR)-popularly called Dwarka Expressway-and Southern Peripheral Road (SPR). The idea behind developing these two roads is to reduce the traffic on NH-8. SPR will connect Mehrauli to Manesar.About 5km of this road is GCE Road and, once SPR is fully developed, GCE Road will come much closer to Delhi, pushing prices in this area.
@ Mr Hitesh, One reason why end users should invest on GCE Road is that they can get possession of an apartment early. Possession will be given in many projects over the next one year. Possession will be given in almost all the projects here over the next 5-6 years. This area is also good for end users because it will become inhabitable in the near future. Infrastructure is already well developed in the established sectors on the other side of GCE Road, so extending it to the new sectors will take less time.

Hi, This project is located in one of the prime residential sector with decent residential environment. This project is around 1km away from Arihant Hospital. Gurgaon central co-operative bank is around 2-3km from this project. MDU National Law college is around 5km from this project. This is one of the best residential locations in Guragon. It is well connected to NH-8, Faridabad and HUDA City Metro Station. It is also easily approachable from Hero Honda Chowk, IFFCO Chowk and MG Road.
Hi SP, According to me, Sector 57 is an emerging market place. The Hong Kong Bazaar Mall, Bestech Central Square Mall, SRS Value Bazar which houses Om Sweets, Domino's Pizza, Vasuki Sweets etc are major attractions for the residents.

As govt. has formed a committee to suggest ways on the lines of the policy already firmed up to 'compound' such constructions in rural areas based on constructions over and above permissible limits may get relief to some extent, though subject to certain conditions.
Right Shaunak, Meanwhile, both the houses of state legislature said that to stop illegal constructions in the rural areas of the state and for controlling such illegal constructions subject to certain conditions, Government has already taken a policy decision to compound such illegal constructions. Hi Rajesh, As per my knowledge, Pyramid Infratech has launched a new affordable project Urban Homes in Gurgaon Sector-70A. This project offers 1BHk & 2BHK apartment, area ranging from 469 sq-ft to 738 sq-ft. Builder quoted price is around 3500/sq-ft. This project is located in a prime residential cum commercial/official area. It is a good location for investment.
According to different sources, the average residential price of this sector was around 5500/sq-ft in October 2012. After many ups & downs, the has touched around 6900/sq-ft in July 2015.So definitely it shows significant growth in price trend. So if you are planning to invest here, then after 2years you will get a very good return. There will be around 20%-30% hike in property price , as per the current market scenario.

Hi, I don't know when is the project going to start but i can tell you that flats owners are constantly playing their role as a bunch of rebel buyers whether it is the EOW office (FIR Lodged), Twitting to PM/CM , CP office meeting etc. Now Joint meeting with DC and TCP authorities has been arranged.

Well Rajesh, As ILD Greens by International Land Developers Pvt. Ltd.ia a completed project and Municipal Corporation of Gurgaon (MCG) has approved it. As far as bank approval is concerned, HDFC, DHFL, PNB, Axis, ICICI Bank, IIFL etc have funded it. No, there is no litigation with this project and you can book your unit.

If it is a ready-to-move in project then that is Discovery Park, Sector-80, Faridabad RERA registration number and which local body has approved it?
