I liked the floor plans and I am interested to know about the price and possession of the project.
The project offers 2 and 3 bhk apartments with area ranging from 1260 & 1670 Sq. Ft. and the possession id expected by end of this year. The price of the apartments starts from Rs 72 lakhs on wards.

Indiranagar is fulfilled with residential and commercial developments. This is an advantageous area which promises the high returns in investment. People prefer Indiranagar because t is equipped with all the basic amenities like schools, colleges, temples, gardens, shopping malls etc. This area is going to give good returns in future.
Narasapura is a place located in Kolar district with 65 kms away from IT city. It is very close to Bangalore International Airport and active IT suburb Whitefield. The plot expected prices are being to touch Rs 900 per sq. Many MNCs are also coming up in this locality. This clearly shows the demand of real estate.

Concorde Group is also coming up with a new proposed residential apartment project at Electronic City Phase 2 to be called as Concorde Epitome. The project spread across 2.17 acres will offer about 200 units in 2 & 3 bhk configurations. The project is currently awaiting approvals and is proposed to be completed in 24 months from approval.

hey....if you are planning to buy one, you can purchase my flat ...its ready for registration, 2 BHK (620 sqft) flat on 6th floor ( we booked it on 6th floor becuse of hot solar water heater supply)...I am open to sell the same considering some margin for the buyer....Regards Sharad

As far as I know the project is expected to get completed by February 2016. Currently the price of the apartments starts from Rs 57.73 lakhs on wards but they are planning to the increase the price day after tomorrow.

It is well connected to the NICE Road (Bangalore-Mysore Infrastructure Corridor) which has improved the connectivity of the region with Electronics City, Bannerghatta Road, Mysore Road and the proposed Peripheral Ring Road (PRR). Yeah I agree with you @ Diwakar... But the yearly revision started from 2012 to bring the value up to at least 70% of the market value. Last time the values were revised in November 2014.

Usually the government revises the guidance value in November. But this time the State government has decided not to increase the guidance value of properties in Bengaluru and the rest of Karnataka till the state Budget session.

Well Tamana, Please note that OC at the completion stage needs to be given by BBMP. Some builders give a OC in their letter head which is not valid. Its better to get a commitment for OC in writing as part of Agreement. After booking , you should get copy of all Legal Documents, NOCs obtained from different Dept. for Building Construction, Plan Approval from BBMP/BDA, A-katha certificate - all that is required by a Lawyer to certify that the Land has no legal issues. Once you sign agreement, if you are going for Home Loan, your bank/hfc will give the list of docs needed.

Q: Hi!, I have seen many web posts for buying Residential plots in different regions of Bangalore and these plots are being offered by the developer on EMIs. I am doubtful on such offers as banks are not involved in financing or EMIs. One of such post I saw was http://www.99acres.com/customised/sri-balaji-residency-whitefield-bangalore-residential-property/emi-scheme-sri-balaji-residency-whitefield-bangalore-residential-property.htm. I dont want to go for Bank loans but I am seriously thinking about investing in such EMI based buy option. so please suggest if it is a going to be a safe investment of 4-8 Lacs. Also, kindly suggest some reputed developers whom can be contact for buying such plots on EMIs in Bangalore. What are the legal things we have to keep in mind while buying such plots ? Thanks, Amit

Yes we can buy lands and plots using EMIs from all the banks currently working in the country. Hello all , I am not in the association yet. Current status : 1 Lac for the road opening is demanded extra which is un ethical. There is no OC from the builder since there is a deviation of 15 % from the approved plan. I am still not a member of the association. Some one from association can update about the project too. Thanks Guys.
As you said that there is 15% deviation from the approved plan and Oc is also not provided, then I feel it can be risky to invest in this project.

Hi Sekhar, so far it is a smooth relationship with the builder. I am happy with the progress and the quality of the work. It is going as per the schedule. The project would be completed by Dec 2014 as per the agreement. The only downside i am seeing with the builder is, they were not ready or flexible with the alterations which we suggest. Again this is not 100% omissions, they are accepting the minor changes but not like lofts, shelfs etc.

The concept of ‘group buying’ is fast catching up with the home buyers in the city. This helps in a better bargaining position for the home buyers if round 10-12 like minded families come together and approach a real estate developer for booking apartments.

The Aeris Residences offer spacious units of 3 bedroom + family room and 4 bedroom apartments. The size of the apartment ranges from 2400 sqft to 3000 sqft. The project is under construction and the estimated possession date is by min of 2015. BBMP has approved the project.
Yeah the price of the apartment ranges from Rs 2.95 crores to Rs 3.35 crores which I feel is worth as they are giving two car parking with each condos and offering all the world class amenities. The Aeris Residences is new-age development that focuses on quality, space and lifestyle. The project has been designed by CPG Consultants, Singapore.

Yeah I have read about this news somewhere. The BWSSB (Bangalore Water Supply and Sewerage Board) has its bag full of goodies for Greater Bangalore, the latest in the addition is the new Cauvery Drinking water project. In a move to provide the city with additional 500 MLD of water to facilitate 100 villages, which have been merged with the city, the board has started preparing the Detailed Project Report (DPR)
The state government has given its nod to the release of 10 tmc of water from the Cauvery river, for city needs. In addition to it, the BWSSB board will knock the doors of concerned national and international agencies with its DPR report, for financial aid in order to take the project to the next level after getting the green signal from the state government.

Q: We found that some of the builders in Electronics city,Bangalore , have constructed G+4 floors.They informed us that G+3 floors has been approved by BMRDA and the top most floor(ie G+4)th floor has been approved by gram panchayat only.We are planning to buy a flat in the(G+3)rd floor(BMRDA approved). Please advise whether we would face any problems while getting the completion certificate or any other, as the apartmnet has been approved by both BMRDA and panchayat.

Q: Various residential projects have come up at Sarjapur, Sarjapur Attibele Road and Attibele areas in Bangalore since the past couple of years. Construction is also in full swing. Some of the reputed builders of Bangalore are having their projects in all the three places. The distance between Sarjapur and Attibele and the entire stretch of Sarjapur Attibele Road is around 10 kms. However : (1) There is a vast variation in the prices of property at Sarjapur, Sarjapur Attibele Road and at Attibele. (2) Sarjapur quotes in the range of Rs.4000-5000 p.s.f, The entire stretch of Sarjapur Attibele Road quotes in the range of Rs. 3000-3500 while Attibele is quoting at around Rs.2500. Begur Road in Bangalore has witnessed a substantial growth in the real estate prices. The area is fast growing to be a hot property destination for the IT crowd. Today, Begur road is one of the developing localities in Bangalore, which is close to Hosur Road, Bommanahalli and Bannerghata Road. It is about 3 kms from Bommanahalli Circle and 7 KM from Electronics City.
One of the primary reasons for the rise in rental values in the area is the lack of ready-to-move-in residential units. Being close to Sarjapur road and Electronic city (which are the IT hubs of Bangalore), Begur road ranks in the list of property buyers. IT/ITes professionals, who are work in the area are always in search of rental accommodation, which is at a walking distance from their workplace. Buyers who want to settle in new constructions that is equipped with all the modern amenities find their accommodation of choice in Begur road.

Hey Joy, I only have the basic information like the rate per sqft going on is Rs 4500. The project has been approved by BBMP and banks like SBI, LIC, HDFC, ICICI and Cananra. They are giving A Khata also for this project.

There are various parameters that bank checks while approving a project. I am not sure what is the reason. It will be better if you can talk with the builder directly and discuss about it.

If you are Interest to invest in northern parts of Bangalore you can go for Embassy Lake Terraces from Embassy Group.Investing in an apartment in Bangalore is a big deal, either you hit a jackpot or you have to come up empty handed. So first and the most important thing is choosing a right partner for building your dream project, like Embassy Group.So if you are interested you will get a good return in future.
Embassy Lake Terraces is bit highly priced. The price of the apartments in this project ranges from Rs 4 cores to Rs 10 crores approximately. But yes they are a brand :) :)

Q: Villa properties in Sarjapura Bangalore are not fetching as much price as expected. Why ? I checked one more legal, Hoysala samruddhi constructed 11 floor. But they have only 30ft approach road from both the sides. BDA/BBMP rules never ever says to construct such a tall building. BDA/BBMP rules will not give the permission for half ( 5 floors ) of the total floors. BDA/BBMP also most corrupt in Bangalore.
I agree with you... Now-a-days it has become very tough to decide which builder to go with.

The project offers 30x40, 40x40, 30x50 and other dimensions. Sizzle Sunshine Coast is an excellent pick. Just 5 minutes off the Old Madras Road. I feel it is worth buying a property here as you can expect good appreciation in next 4 years.

The maintenance of roads has become lax with unattended open potholes, dug up roads, and the dumping of excess mud and wastes along this road. Credit Score is a three-digit numeric summary of your entire credit history. The report is prepared using the credit history in your Credit Information Report. The credit score depends on many factors such as: a) The credit score depends on a number of factors, b) Total amount of debt held at any point in time, c) Types of loans availed home loan, personal loan, car loan, credit card loan etc, d) Number of applications made to different lending entities for a loan and e) Number and frequency of default or delay in repayment.
You need to have a good credit score to get a home loan. In case you have less credit score, there are chances your application might get rejected by the bank or you may get the loan on rigid terms and at a high interest rate.

Q: I booked a flat in Feb from this fraud company Gruhakalyan Builders. I cancelled it after 10 days. I was given cheque for 98k for 27 May but they told me not to cash it. I was promised a DD but they never gave it. Now their General Manager Siddharth is telling me to remove this post instead of paying back My money. Total fraud. Don't give them a penny.

The total land area in this project is 10573. There will be 30 flats in this project and all of them will be 3 bhks. It is basement+G+4 floors structure. The project has got approved by BBMP and it is A Khata property. Bank approvals are under process.

I have seen the project and it is located at Harlur Road. Can you please let me know how many flats are there in total and what is the floor level? What about the site dimension?
As far as I know the project is spread over 46,800 sqft of land and there will be total of 85 flats and it is a basement+ground+4 floors structure.
