Q: I had opted to buy a penthouse apartment on 16th & 17th floor in Labanya, but I have been left very confused due to some points. PHouse plan is not mentioned in their brochure & they fail to show us any sanctioned plan for the same. Home loan can only be taken from 2 branches of their choice of SBI & HDFC banks. Recently I have heard that the state government has handed over a concept plan to develop Rajarhat New Town as a smart green city to the Union urban development ministry.The concept plan that has been prepared by NISG suggests developing modern and advanced web-based technologies.
As per latest news the four civic bodies of Salt Lake, New Town, Haldia and Durgapur will shortly start preparing blueprint for the Smart City project which will have to be submitted to Centre by November. Thanks & regards

Shall be glad if any body can help me getting the assessee no. for my apartment. In the past, I never received any Municipal Taxes Bill. Absolutely agree... I came across goods article and as per article the north zone recorded the highest supply of under-construction homes within Rs 25 lakh Madhyamgram from North Kolkata had the maximum properties in this category. South Kolkata with localities such as Narendrapur and Baruipur followed with 28 per cent supply of these housing units.

Hi all, The project is centrally located in Rajarhat, near City centre II with more than 6 acre land. As far as its connectivity is concerned Connectivity doesn’t get better than this. Located on the Rajarhat Main Road, 1 minutes from Main Arterial Road, 2 minutes from the entertainment hub- City centre II, 5 km from the Airport, close to proposed Garia- Airport Metro connectivity. It is just 5mins. from VIP Road. It is expected that the date of possession will by Dec, 2015.
@kautsav, The value will only appreciate when the Rajarhat Main Road will repair. Rajarhat Municipality had got huge money from JNNURM, but all depends on how they utilized. Also don't know whether price they are quoting is reasonable or not..

Good to hear that you are planning to live in South City residential complex. According to me, South city is by far the best area to live in Kolkata city. Buying a 3-4 BHK in South city could be an expensive proposition but it’s a good idea to stay within the city if you can afford the high price. The price can vary between Rs 80 Lacs to one crore in these new South city apartments. On the upside one can easily rent the flat between Rs. 25-30,000 per month if the property is only for investment purpose. Is your confusion regarding the prices? Make sure all paper work is clear before buying any property and hidden costs are taken care of as well to avoid unnecessary hassles.

Hi Sundeep, You don't have to worry at all as i had word with them and found that the property owner of this project will get the possession of 3BHK on promised time i.e October'2014 and the 2BHK in December'2014 without any delay. The construction work is in its speed.

Hi Diptarishi, It offers 3/4 BHK residential apartments from 1410-2645 sq-ft. 3BHK from 1410/1840/1880 and 4BHK in 2645 sq-ft. Even the price is vary from 7100-8100/sq-ft depends on floor and block. It is a G+11 storeys apartment consists 115 units in 3 towers. The area which i mentioned above are super built-up area. No the above mentioned price are fixed.

Well Diptarishi, Orbit Ashwa by Orbit Group is a KMC approved project and almost all the leading banks and financial institutions are funding this project. Booking amount will be 10% of the registration + service tax. It will cost around 1 crore all excluding. And basement parking charge will be Rs.7.5 lacs.

@Promit, Not only in 7 states but the master planning of three new smart cities in the Chennai-Bengaluru Industrial Corridor region - Ponneri in Tamil Nadu, Krishnapatnam in Andhra Pradesh and Tumkur in Karnataka - will also be completed. The approac plan for the Bengaluru Mumbai Economic corridor and Vizag-Chennai corridor would be completed with the provision for 20 new industrial bunch.

Hi, Since its for investment and not for immediate end use, you better look for under construction property. From this perspective Siddha Sphere looks good, location is also near the New Town connector. Under construction property would be much better in terms of investment. But you didn't mentioned your budget, it will help me to choose the right one in the right location.
@Alokesh, As of now, Rajarhat is emerging as a job market, more housing demand is coming into this area. The credit for the popularity of Rajarhat goes to the availability of basic infrastructure, proximity to the IT hub of Sector V and the upcoming metro project. The capital values of apartments in the area range from Rs 3100-4000/sq-ft. A 2BHK apartment, which is also the most supplied unit in the locality, is priced between Rs 20-40 lakhs. However, it may vary depending upon the location and brand of the developer.

Q: I had booked a 3BHK flat in Eden Serenity (near Nayabad Mini Bus Stand) in 2011. The construction was completed sometime in 2012. However, the Builder hasn't received the Completion certificate of the project yet and they don't have an expected time-frame for it too. Can anyone tell me why is there so much of delay in Getting the CC? I believe I can't go for mutation until the CC is obtained.

Hi all, you should always buy a flat after building has got OC and BC. If builder does not get OC you can move consuer forum for necessary reliefs. If the builder has not received OC then he can't allow buyers to stay in that building in first place. But this is rarely followed. Hi Raghu!! The registration can take place at the Sub-Registration Office within which the property is located or in the District Sub-Registrar Office of the District where the property is located. Procedure:-One has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated. The Sale Deed can be prepared by the Purchaser himself/herself or by the help of a licensed Deed Writer or Advocate. The purchaser has to attach Form No.3 along with this under Orissa Land Reforms Act 1960, so that it can be transmitted to the concerned Tahasildar for mutation. The Schedule of the property should be correctly mentioned in the Sale Deed as well as in Form No. 3. If any structure is situated over the landed property that has to be mentioned in the Sale Deed and indicate its cost.. If the cost of the property is Rs.30 lakhs or more then PAN No.of the seller & buyer should be quoted. After detailed verification of Sale Deed, the registration process will be completed
Apart from that you have to submit the required documents to the authority such as 1) Present DALIL/KABALA (Deed) of the land, 2) Deposit Registration Fee, 3) Attach Map of the land for better identification of the property. (optional), 4) The deed should be written on non-judicial stamp paper with requisite amount of stamp duty leviable on the Deed basing on its valuation and required amount of registration fees, 5) Photographs of the seller (Baya) and the buyer (Musthari) i.e. required for the purpose.

Q: HI, I have bought a property where there are few shops. The rent bill for the shop is in the name of eithet the present tenats father or father - law or grandfather and all have been decesed. But the ld landlord has been cutting the rent bill in the names of the deceased. Now since i have bought the property what are me legal options. i have already sent them 3 notice for appearing with documents. All have just come and had verbal talk but have presented no documents.

Hi Sourav, I would not invest until I have clear mutation papers in any projects around Kolkata. I am very cautious about scammers these days. Especially for cheap projects. If any one provides a clear title I will proceed only by then.
I am agree with Bipin, Ushashi is not safe project to invest. I have withdrawn money from this project. Still no progress and all they are doing is giving false and double talk. And most important, our govt. has not accepted RERA, which is safe for buyers. If any project not listen under RERA, plz stay away from such projects. Thanks

The local body of nearly all the major cities in India have made completion certificate mandatory for every building because of the following reasons 1) The Completion Certificates ensures that you have constructed the building as per approved plan without any major deviations and violations. 2) Housing Loan is sanctioned by banks after submission of the completion certificate. 3) Your building is computed for property tax with effect from the date of completion of the building. 4) Water and electricity connection for the building is provided after obtaining its completion certificate.

Hello Bikash, Prices of a property depends on locality and the amenities provided by the builder for their projects.A residential project in a well-developed locality or a road side property will cost you higher while on the other hand, a property in interior side will cost you less than a road facing property.
