Q: I am totally pissed off with Pruksa Silvana and the marketing peoples strategy. They are not mentioning at all in the sales consultations that a 24 Meter road will be cutting the property in future. Also, in the coloured brochure that they have provided, they have not mentioned this road at all. Also, if the road is going to be made public, it cannot have the landscape that they are currently having in there. This issue should be raised in all the public forums and need to send letter to the BMRDA authorities. A foriegn company with 100 % FDA cannot fool around with people in India. They do not give any copy of the agreement in advance also, they are just trying to take 1 lakh as registration. This information should be made public and they should get a legal notice. Demand for residential properties in Budigere has been rising constantly owing to factors like good connectivity, availability of land parcels, and lower property rates. Budigere is located nearly ten kilometres away from Whitefield and ITPL, major IT hubs of Bangalore. Prime areas such as Old Madras Road, K R Puram and CV Raman Nagar are in vicinity. All the neighbouring localities have become highly congested due to lack of land parcels. Budigere on the other hand offers wide open spaces as land parcels are easily available.

The present economic condition in the country has led to interest for an improved real estate sector nationwide. The Finance Bill of 2012 took into account the rising interest for business, private and retail real estate, and had proposed introducing certain changes in the Income Tax Act (ITA). The idea behind proposing these changes was to reduce the flow of black money in the business sector while guaranteeing dependable information gathering related to transactions of steady lands.
The proposal was dropped as these changes would put additional consistence load on the customer. The Central government however reintroduced the Real Estate Regulation and Development Bill. The Bill proposes to create a Real Estate Regulatory Authority for regulating and improving the real estate segment.

Hi, Marathahalli, a suburb, is a residential hub close to the IT hubs Whitefield, Sarjapur Road and ITPL, which drive the major residential demand in the locality. IT and corporate professionals are the main buyers looking for residential units in Marathahalli. The locality is connected to the Outer Ring Road. A 6-lane railway overbridge near Marathahalli junction connects Kundalahalli area and HAL Airport Road. Marathahalli and Kundalahalli are two areas that are directly connected to many other areas in East Bangalore through the Old Airport Road, Outer Ring Road and Marathahalli Bridge. However there is a huge demand for 1 BHK units from IT professionals earning below Rs 50000 per month. The current price is quoted by the developer is Rs. 3800/sq-ft whereas the property price in that locality is between Rs. 3500-7000/sq-ft.

I agree that Whitefield is still suffering from traffic chaos but it has become the most sought-after IT corridor with the Karnataka police coming up with plans to decongest the area. Whitefield It has emerged as a city within a city.

I feel BM Glorieta is a better project than Isha Misty. The project is located in the hub of Software and IT Parks of Whitefield in the Borewell Road. BM Glorieta offers 2 BHK and 3 BHK Units totaling of 300 units spread across in 6 beautifully designed blocks. Each block is having 50 Units. All the apartments are well planned and spacious.

Eternity Serene: near to silk board only they are not providing proper water facility, think about you 7km far from silk board. they kept security people, who dont know single abcd of security, they look like they never had food from last couple of years. promissed 3 borwell, but only one has water, and dont know when that will stop providing water, no kaveri water after paid money. If you want to face more than these problems go and buy tEcstasy project.

Q: I heard that BWSSB is not going to give NOC to buildings which do not linked to water source? How much is the statement is true?

The latest government rule state that NOC will be issued by BWSSB to a builder only when it meets the mandatory conditions, including sewage treatment plant for buildings comprising of around 100 units along with rainwater harvesting for all the apartments.

Bhartiya City, when they announced the project last year the launch price for Phase I was at about Rs. 3870 per sq ft basic price. The current basic price is estimated at about Rs. 4220 per sq ft, in just about 5 months. PRR project is directly or indirectly impacting the real estate sector.

La Palazzo is supported by excellent project plan with commercial wing towards the main road. There are separate entries to commercial and residential wings. This is to reduce the noise to the residents. The project is expected to be in high demand by high income group of top IT companies.

Q: Why the State Public Works Department (PWD) is planning to construct elevated roads?

A proposal will be submitted to the State government in this regard shortly. Few months ago, the State government had planned to widen the highway and make it a six-lane road. But the PWD is learnt to have advised against widening the road as it requires acquisition of developed land on either side.
But as far as I know the road was widened in 2006 to ease the traffic problem and reduce the travelling time. The travel time was estimated to have reduced from three hours 30 minutes to two hours 30 minutes

Q: Hi, I recently bought a villa and have got the agreement and registration done. However, my query is regarding the "Assignment Charges" clause in the agreement. It says, The purchaser shall not assign/transfer his/her/their interest under this agreement without the prior written consent of the Seller/Developer. In the event the Seller/Developer provides its consent for assignment of Purchasers' interest in this Agreement, then a transfer fee of 20% of Sale Consideration shall be payable by the purchaser to the Seller/Developer, however it is exempted if the assignment is made within the family members; My question, once registration is done, why should i take the permission from the developer to sell it? Also, it appears to me that the clause is applicable perpetually and any day I were to sell the property I would have to pay the developer 20% of the sale proceeds. Is this how every developer writes the agreement? Is there something wrong or am I being apprehensive?

I do not stay in this project but I stay in Begur road and planning to buy an apartment here so was doing some research about new project. Begur road is soon going to be the hottest property destination for the IT crowd. One of the primary reasons for the rise in rental values in the area is the lack of ready-to-move-in residential units. The economic corridors that are adjacent to Begur Road have played a significant role to fire up the demand for rented housing units in the area.

Well i am facing the same situation here.... Water drainage pipe was illegally put into the next property behind H - Block going into Shikari Palya area. Now they have shut the drainage with waste cement concrete. There is no drainage for those blocks so they converted the "fresh water" sump into "sewage sump" to contain the sewage water. Hardly when it rains, the water fills up and comes out!!! what a filth.

I have seen many good projects are coming up in Haralur Road. Want to how is the locality for end use.
Harlur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. But the only disadvantage is that the area is having a very narrow roads which might create traffic congestion in the future when the area is fully developed.

Yeah its a good news actually. Finally Akrama-Sakrama got the green signal from CM. With the help of Akrama Sakarma the government aimed at standardizing the deviation of upto 25% in commercial buildings and 50% in residential ones But according to the survey done, it seems the violation are more in most of the cases.
Hi Guys!! It seems BBMP town planning department have conducted a random survey in Chickpet, Herohalli, A Narayanapura and Vidyaranyapura. Out of the 400 building surveyed, three buildings were found to have flouted one or the other rule.Not even one per cent of the buildings fit in to sanctioned plans and other civic rules

I am planning to book an apartment in elegance ....any suggestion for me ?? ....I have one question this reliable lake view road is very low and I heard from local folks there is complete water logging on road up to 2-3 feet near to zonasha vista project. Did anyone clarified with builder ?.. Is there any plan from BBMP/ builder to fix this issue.
@Daksh, Haralur road is well connected to all shopping malls, schools, main road, hospital and offices. It is center to all major places like HSR layout, Electronic city, Sarjapur road and Silk board. Investing in this are can be fruitful.

I am Impressed with the floor plans (almost 80% carpet area) but see following concerns : 1) This road is full of graveyards, I have seen 3 on the way, too much scary in night. 2) All projects on this road are attached to haralur road but this one is 1 km inside and approach road is like village with too much garbage and dirty, almost looks like slum. 3) Have seen in clearvalue, a 200 feet road is passing through the clubhouse area as per CDP 2015. 4) Project opposite to it (splendid elite) is just 3000 psft but this is 4000 psft. 5) They seems to be not having beams and columns, dont know if its safe. The main reason for me not buying the flat here was the budget. But they have another project in Akshaynagar main road named, "Sumukha Maple Grove". I would definitely invest there. I'am just waiting for the CC before booking. The builder is very professional and transparent. A really pleasant change from the nightmarish experiences i have had so far. To all the people in this forum, pls have a look at this builder. Seems genuine.

The size of the apartment ranges from 1400 sqft to 1733 sqft. There will be around 210 flats in this project and it has been approved by Bangalore Development Authority and not by BBMP.

Q: SRIVEEN ESTATE PVT LTD, having office at Akashaya Plaza, Doddathogur, Electronic City, Bangalore is very bad builder, will suggest not to purchase any flats from the builder "SRIVEN ESTATES PVT LTD" . He is having projects named "Sriven Luminous Amaltas" and "Sriven Exotica" The Quality of maintaince is very poor. Builder and his people will cheat you (initially will talk very good with you) Will not give the proper docs to bank, and will ask to go behind Bank. Then he will as to to pay money as date is over. U need to go to bank multiple times. It will be just "Paid Head Ache, if you have purchased any Flat from his builder." Suggest you if you are in purchasing, cancel the deal.

The project has got approval from BBMP and banks like Canara & LIC Housing Finance. Yes they are going to give A Khata for the property and a 2 bhk will cost you around Rs 45.5 lakhs excluding registration. Currently the rate per sqft going on is Rs 3300.

Q: Is it mandatory to obtain an Encumbrance certificate? Why it is important and necessary to have an EC?

I will be buying a property soon in Bangalore and I want to know How to obtain and where to obtain Encumbrance Certificate.
The EC for property can be obtained from the sub-registrar’s office where the particular property has been registered. The encumbrance certificate is issued in Form No. 15 and 16. Procedure to obtain an EC: 1) First and foremost, download the Form 22. Affix it with Rs 2 non-judicial stamp and address to the Tahsildar, giving an attested copy of your residential address and the purpose for which the certificate is required. 2) Provide the details of ownership such as correct survey number and place where the property is situated. It is very important that the period and full description of the property are mentioned clearly in the application. 3) The requisite fee needs to be paid. The fee is to be paid according to the period of encumbrance. The encumbrance year commences from April 1st of a calendar and closes on March 31st, of the next calendar year. The EC is also usually provided in the regional language. An English translation may be obtained by paying an additional. 4) The application should be submitted to the jurisdictional sub-registrar’s office, under which the property is registered.

The time taken to obtain an EC is usually 15-30 working days. If the property does not have any encumbrance during the said period, Form 16 will be issued i.e., certificate of Nil Encumbrance. If the property has any encumbrance registered during the said period, then form No. 15 will be issued. The certificate in form 15 reveals the documents registered with respect to the property, nature of the encumbrance such as gift, partition, lease and mortgage, the parties involved, the registered number of the document and other details in a date-wise manner.

While an EC may give the details of the encumbrance on a property, there are certain documents that are exempt from being registered at the sub-registrar’s office. As such, these will not appear in the EC. Hence, it is advised that the buyer obtains both the EC and possession certificate as a proof of complete ownership of the property.

When I enquired about the project, the sales person told that they are going to give A Khata, OC and CC. The expected possession date of the project is by end of 2017 and the rate per sqft going on is Rs 4000.

Q: It was very good experience with Pavani Sarovar. I have booked a flat in pavani sarovar recently. They said that the project is BBMP approved and A khatha property. I got all my documents verified and they are all proper. Till now my experience has been good and I have no issues legally also.

As you have mentioned that you have verified all the legal documents. I just want to know which local body has approved it and which all banks are funding this project?
Hello Sagar Yes, Pavani Sarovar is a BBMP approved the project and all the leading banks and financial institutions are funding this project. You can also see on their website, they have mentioned the approval banks and local body.
