According to sources, Whitefield may become a small patch of Bengaluru to qualify for a Rs 5,847.5-crore grant under the second phase of the Smart City project.

How about new launches in this area and can I see an increase in the capital value?
The traffic and water problems should soon be taken care of, with the Namma Metro project catering to Whitefield under Phase 2. The BWSSB expected to supply the region with the execution of Cauvery Water Supply Scheme Stage IV, Phase II. BWSSB was alloted Rs.1000 crore for various water projects in 2012 including supplying water to areas of Greater Bangalore, which includes Whitefield amongst others.

So far as access to Whitefield is concerned, the region currently has only two checkpoints — one through Marathahalli and the other through the Old Madras Road. To a great extent, the signal-free Outer Ring Road (ORR) has contributed to the transportation of the talent pool residing in Whitefield to their workplaces. The ORR also serves as a link from Whitefield to the Central Business District and the international airport, which are respectively at a distance of 16 kms and 45 kms from Whitefield. The connectivity will become better once phases of the Metro Rail project take off.

No not at all, who said so.. Whitefield has always maintained a good demand for different configuration of properties. The area is going to see an up ward trend with the future infrastructure upgrades such as the proposed PRR, widening of the Kundalahalli Road and the extension of the existing metro connectivity from Byappanahalli to Whitefield. But all these things is going to take about 3-4 years time to complete under construction projects in the corridor.

If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II. :) :)
In Rs 45 lakhs budget you will get fully loaded 2bhk apartment in Phase I where as in the same budget you can get a fully loaded 3 bhk in Phase II. The price trends in Electronic city Phase I ranges from Rs 4000 to Rs 5000. Investing for long term is fine @Mr Priyaranjan but the main issue with this locality is that the traffic situation is worst now when compared to what it was in 2008. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem. Why the local body or the ministers not doing anything to ease the traffic situation?
Some of the ongoing projects in Brookefield which will get completed within a time period of 2 years are: Luxury projects: Vaswani Brentwood with price ranging from Rs 67 lakhs to Rs 1.05 crores. I feel the main reason why IT people are getting attracted is the close proximity to work place and connectivity to to ITPL and to Electronic City via the Ring Road, Silk Board Junction and Hosur Road. The locality has good bus connectivity to almost all CBD areas in Bangalore.

Jigani is an excellent location in Bangalore and it is away from hustle and bustle of the city. The area is very peaceful place to live in with all amenities. Jigani is well connected to ring road and inter connected to Hosur road and Bannerghatta road. It is very close to IT parks and hospitals. Jigani is a small locality situated in South Bangalore which is a part of Anekal Taluk.Jigani is one the well known industrial area in Bangalore and the area is also developing fast. I feel the area is pleasant for staying and strategic investment. But the area is 43 kms from Kempegowda Bus Station and Bangalore City Railway station and around 70 kms from Bangalore Internationa Airport The real estate market is developing rapidly. As there are many vacant plots in this region, developers are constructing many residential as well as commercial space. Within few years the area will witness a hike of property price as well as more population than rest of the areas.
Jigani is a superb locality, for IT employees working in either HCL Sez or Electronic City or working in companies like Biocon, Otis and many more industrial units situated in Jigani. The area has good schools, hospitals and is also gaining easy accessibility with the elevated toll way already in place. Frequent buses are also there. I feel it is a perfect hub for investment and future best stay.

As far as I know the price trends in Jigani in the July-Sep quarter of 2013 appreciated to Rs 3500 per sq. ft which I feel is quite affordable. If you are looking from an investment point of view then I would say that this is a good time of invest in this area as after 3-4 years you can expect at least 40 percent to 50 percent appreciation.

There is not much information available over the internet. Shri Durga Developers was founded a few years ago in Udupi district to develop plots and construct quality homes. Reliaable Magnolia offers two types of plots 30x50 ( 1500 sqft ) and 30x70 ( 2100 sqft ). The rate per sqft they are quoting is Rs 2850. The base price of the plots ranges from Rs 42.75 lakhs to Rs 59.85 lakhs.

According to me, EC Phase I is good for short term investment as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. And for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Government is going to finalize rules and regulations under the new Central legislation - Land Acquisition, Rehabilitation and Resettlement Act, 2013. As far as I know within three to four days, a notification will be issued in this regards. In a reply the BBMP counsel presented that the civic body was taking action to ensure that the roads are swept properly. But the court is not agree with them and handed over a list of road to BBMP and choose one to make it a model road.

Yes, They can. Becausethe court asked BBMP to refer one officer for this and in the end, make it a practice. If such steps are taken, pollution, which is high in many congested areas of the city, will automatically be reduced. The bench ordered BBMP to submit photographs of the work on the model road at the next hearing. Even the court asked the state government to submit year-wise data on cancer patients admitted to hospitals due to pollution. Street hawkers can be removed as per the Karnataka Municipal Act.

Brookefield is good for long term investment or short term investment..... Any feedback???
Investing for long term is fine but the main issue with this locality is that the traffic situation is worst now when compared to past few years. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem.

Q: Hi, I recently saw a plot and want to purchase it. The plot is having measurement 30 * 40 but it is having additional land near that is nearly 400 sq ft The builder will give the plot to people who purchase both plot (thus making over all shape odd). Builder is saying they will give A Khatha. I am sure about 30 * 40 site that they can give A Khata. But what about the 400 sq ft? Some where I have read that minimum 600 sq ft will get A Khatha. So, the votes of rest 6 members, who are mostly regional party leaders, matter more. So, they need to pressurise them to protect their rights. I want to ask you all, have they ever experience the beggar's life or they ever plough the field in sunny day or they ever harvest the crops? If not.....then how can they say that they are with the farmers? Then why we people vote for them and elect our minister? Doing this what do they want to prove that they really well wishers of the farmers.....no .....no at all......As per Md. Salim Of CPI (M) asked farmers to force their respective MPs to take the right attitude so as to make sure government changes its stand on the bill. According to him farmers will feel cheated, if they rely on Parliamentarians. So, force their respective Parliamentarians to force government to change its approach.

Brookefield started developing during 2002 and onwards. From Brookfield, Whitefield is very near and ITPL is just 3 kms so IT professionals who are working here in ITPL or Whitefield prefers to stay in Brookefield.

May be it means that the BMRDA has released all the layout and it is fully developed. E Khata is merely the computerization of the actual Khata. A computerised version of Khata will contail all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Only those people can use E Khata whose properties have been allotted PID number.

Thanks all for the advice. How would be the demand for small sized 2bhk apartments, in the range 750 to 820 SFT, considering it's well connected & having good infrastructure.
Still developing, the locality happens to be a prime location with good connectivity to the other parts of Bangalore via NICE Road and Mysore Road. With the metro coming up here in the near future, this area is likely to witness phenomenal infrastructural improvement. For instance, The Traffic Transit Management Center (TTTMC) of the Bangalore Metropolitan Transport Corporation (BMTC) is being constructed here. So hold your selling decision :) :)

As far as I know, the present rate per sqft going on is in between Rs 3500 to Rs 4000 approximately. In the recent past, its a much sought after locality because of the very good connectivity to Bangalore South. Hi Raji, Yes, there are lots of negative reviews against the builder and its project. Water issue is an all time problem in Bangalore but I heard that the construction is very poor and if I am putting my hard earned money then I wont be compromising in this at least.

And there are few 2 and 3 BHK are available for sale in Prima Hi Life, Sarjapur Road, Bangalore. As far as builder reputation is concerned, They are the new to the real estate business in Bangalore. You did a good job canceling your booking for this project. Please do not buy in Sobha Dream Acres. Connectivity is very bad at this location. The road connecting from Panathur to Sobha is very narrow. Only one vehicle can pass at any time. This place has a deserted look. There is not even a single supermarket nearby
Yes, I am agreed with Dharmesh. As far as connectivity and approach road is concerned, there is no way this apartment to be sold if we consider the approach road. People went for it just because Sobha promised a 100 ft road to be constructed from Horizon college to back side of Sobha property. But they do not see any development or work towards that. Around 5 to 6 wings are already filled up and I really pity for those people staying over there. I also came to know that tenants looking for rent are not taking Sobha apartments due to bad road condition.

As far as project approval is concerned, SBC The Nest, Kadugodi, Bangalore is a BDA approved project and Banks such as SBI, ICICI, and HDFC Housing Fin etc is funding this project.
