I am planning to buy a flat in resale in Asset Alcazar and I want to know about the approvals and what all amenities provided.
Asset Alcazar is a completed project and I think only few flats are available for sale. The project has got approvals from BBMP and all the major banks. Amenities provided in this project are as follows: Swimming Pool, children's play area, Meditation Room, Jogging Track, Party Hall, Gymnasium, Outdoor Badminton Court and much more.

Areas like Electronic city, Whitefield and few areas in North Bangalore have seen a huge demand for the mid segment. The main reason behind these are social infrastructure, proximity to workplaces, good physical infrastructure and access to medical and educational facilities.

What I feel is that the Bangalore real estate market still remains affordable when compared to the rest of India. Adding to it there are a large number of developers who are offering good low cost homes.

The construction of elevated corridor between Jnanabharathi and Old Airport Road is part of the five signal free corridors which were planned as pride of Bangalore. The project has been delayed although the first feasibility report conducted in the middle of 2012 was passed. The Nayandahalli junction is congested with vehicles entering Bangalore city from Mysore. The proposed corridor is envisaged to ease the traffic flow and result in unhindered traffic movement along this route. The estimated cost of the project was calculated to be around Rs. 2800 crores. The Bruhat Bengaluru Mahanagara Palike (BBMP) invited tenders for the five signal-free corridors but the submitted bids have been lower than expected. BBMP officials are likely to announce new bids for the project as well as the other four signal free corridors.
The corridor will pass through Sirsi Circlr, Town Hall, Huidson Circle, Vellara Junction and Old Airport Road. This is will definately have positive impact on the real estate market in these area.

According to the sources, BDA has estimated that it would earn Rs 574.86 crore by selling sites in Nadaprabhu Kempe Gowda Layout and about Rs 2.73 crore from sites in Arkavathi Layout. Lets hope for the best :) :)

You cannot say E City is the best place to invest. I stay in Whitefield and the area is far better than Electronic City. The development is wholesome in nature. Whitefiled is complete city within itself. The area is having malls like InOrbit Mall, Forum Value Mall and Phoenix city whereas presently there is no single mall in Ecity.

Hi Tanuja, Yeah SBI has not approved the project but you can visit your nearest SBI bank and check if they are ready to approve home loan for this project. Legal issues are not there.

If I have to choose between Hosa Road, Electronic City and Harluru road then which one will be a better choice as of now for investment purpose. What is the price trends going on in Hurluru road?
Compared to Harlur Road, Hosa Road and Eletronic City, E city is better choice today. It's not that these locations are bad but prices are so high to justify them. I recently went to Hosa road and Harlur road and was surprised by the mad rush there. So think twice and do research before investing in any of the areas in Bangalore. In the Apr-June quarter of 2013, the property price in Harluru Road was to Rs 5700 per sq. ft and which is increase more in this quarter.

As per property consultants, in 2013 sales in the mid-premium segment were mainly recorded from the areas adjacent to the metros and the units were priced at an affordable range. Good connectivity and proximity to industrial hubs make such peripheral region near the metros, ideal for investment in 2014.

The year-on-year increase of prices is said to be about 30%. Hoskote is well connected to important parts of Bangalore. It is a quick drive from Bangalore International Airport, Byappanahalli Metro Station and K.R. Puram Railway Station. For you Hosa Road will be best. 2BHK units are in the range of 850-1250 sq ft and can cost you Rs 20-40 lakhs. Prices may vary because of differences in size, make, location and quality of construction. Even you will find it easy to get tenants in this locality because of the proximity and connectivity.

I do not have much idea about the builder but till date they have completed only one project that is Vajram Regent and the construction quality seems to be good. I have not invested in this project but I am thinking of buying an apartment for myself. I have done some market survey. Tghe project is in pre launch stage and next month they will launch the project. The price they are quoting is Rs 4250 and all the approvals are under process.
As per my knowledge, the project will be approved by BDA and banks like HDFC, Axis, LIC and SBI. It will take three years to get completed from the launching date. After the project is launched they are going to increase the rate per sqft to Rs 4750.

Hi Gaurang, No SBI is not providing home loan for this project. The project is tied up with Andhra, State Bank of Hyderabad, India bulls Home Loan and CanFin Homes Ltd. There will be only 70 units and it is known to be approved by Panchayat.

With an increase in awareness about conservation of resources and lowering of carbon footprint, more and more developers are offering solutions in both residential and commercial spaces. Reports say that at present India has more than 1000 billion sq ft of green spaces. The number is expected to double in the coming years. Though the concept of green homes is still developing, so you have to choose your projects carefully. But because of lack of awareness, one might have to wait longer to get a good resale price. :) :)

I am Impressed with the floor plans (almost 80% carpet area) but see following concerns : 1) This road is full of graveyards, I have seen 3 on the way, too much scary in night. 2) All projects on this road are attached to haralur road but this one is 1 km inside and approach road is like village with too much garbage and dirty, almost looks like slum. 3) Have seen in clearvalue, a 200 feet road is passing through the clubhouse area as per CDP 2015. 4) Project opposite to it (splendid elite) is just 3000 psft but this is 4000 psft. 5) They seems to be not having beams and columns, dont know if its safe. Q: I had checked one property of DS MAX and was astonished to find that the advertised floor area is just 63% of the total what the customers pay. Customers have to be smart enough to verify this. This percentage is normally 75 if the builder provides clubs, gardens etc. If not this has to be close to 80%. Hope DS will clarify or change their advertised saleable area

When you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (Service Tax @ 12% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itself
You should ask the builder to provide you a break up of all the charges on a written document. For the payment of the service tax it is always advised to make a payment by cheque rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. Don't forget to ask your builder to provide you a receipt when you make him a payment by cheque

He is having projects named "Sriven Luminous Amaltas" and "Sriven Exotica" The Quality of maintaince is very poor. Builder and his people will cheat you (initially will talk very good with you) Will not give the proper docs to bank, and will ask to go behind Bank. Then he will as to to pay money as date is over. The project is under construction and the expected possession is by March 2017. Bangalore Development Authority and all the leading banks have approved the project.

Hey Lekshmi!!!! Another important issue is of the service tax:- any impact of a jump in the rate of service tax will be margi by input tax credits. There will also be a higher and a lower rate, depending on the service being availed for common man. On the whole, the center hopes to keep the revenue boom and increased compliance to keep the overall GST rates down.

Right Lekshmi.... For the time being, the Centre has the certain proposals to protect small traders from a low GST entry. First of all, the traders with annual turnover of Rs 25 lakh may be exempted from GST. Secondly, traders with annual turnover above Rs 25 lakhs and upto Rs 75 lakh may have to pay a flat tax rate of 1 to 2% under a compounding scheme, which will put them outside the GST net.

However, a final call on these decisions will be taken by the GST Council, which should be in place within 60 days of the Bill clearing Parliament. However, all this is dependent on the GST Constitutional Amendment Bill clearing by the Rajya Sabha, where the government does not have the numbers.

Haralur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. Yeah......it's true. Something that is lacking in other metros like Bengaluru and Chennai.
Right Hanif, Real estate prices would have given good score to the city. And the fact that Hindi speaking people can get on easily helps too. Weather too is not cruel. We don't see fog issues like Delhi or flooding like in Mumbai/Chennai. If GHMC issues are taken care of, there is huge potential to improve further.

This is a township project and builder is giving possession into phases. As per developer and multiple forum sites, phase-1 has been successfully delivered, Ph-2 and phase-3 is ready-to-move-in and phase-4 are still under construction. Q: The house is only a 3 bed / 2 bath about 1380 sq. feet. I was wondering when it comes time to meet about having additions and so forth added on what are some good things to consider? So far I've asked to add HVAC setup, a covered backyard patio, and about 80 sq feet for like a bonus room/office. What are some things to consider that might add value and make living there better? Also I've asked for CAT6 cables to be run from the bedrooms and living room and to terminate in the office/extra room. Also our countertop is just laminate, I know it's the cheap but I just can't justify upgrading to quartz, then again I don't know much about homes/real-estate. Also are barn doors cool or just a waste of money?

Hi Henry, If your living room has access to a ton of natural light, do not block it out with dark curtains. Let it pour in to make the space feel more airy and open. Use ottomans in place of a traditional coffee table to make better use of your space (because a tiny house means your living room often does double or triple duty when people come over).
You can also use two small tables to take the place of one big coffee table. They are better for traffic flow and easily moved to wherever else you may need them.
