Thanisandra-Nagavara belt has seen a rapid growth in residential development because of good connectivity with the CBD and other parts of the city. There will be an ease in the connectivity once Namma Metro Phase 2 connecting Gottigere and IIM in South Bangalore to Nagavara is operational. Moreover, the locality is surrounded by good schools and hospitals for which this area has become one of the preferred residential location with good investment potential.

My comments to replies
Budigere is a village in the southern state of Karnataka. It is located in the Devanahalli taluk of Bangalore rural district in Karnataka. The area is near to Bangalore International Airport and also near to future techpark, which is still in the planning stage.
Demand for residential properties in Budigere has been rising constantly owing to factors like good connectivity, availability of land parcels, and lower property rates. Budigere is located nearly ten kilometres away from Whitefield and ITPL, major IT hubs of Bangalore. Prime areas such as Old Madras Road, K R Puram and CV Raman Nagar are in vicinity. All the neighbouring localities have become highly congested due to lack of land parcels. Budigere on the other hand offers wide open spaces as land parcels are easily available.

They claimed that they did not receive any order from the BBMP directing them to implement the gazette notification and offer 50 percent rebate. I have inquired about the project, that time the marketing guy told me that the project has got approval from SBI, HDFC, LIC and Axis Bank. There are two block in this project, Block1 will get completed by this year end and Block 2 will be completed by mid of 2015.

As per market news, the city is envisioned to propose a new area for realty growth. GVK Group, the authority at helm of the Bangalore International Airport Ltd (BIAL), is all set to develop new pockets near the airport region and give the real estate sector of the city a kick-start.
I agree with whatever Mr Rajkumar is telling. The development planned near the airport area for a full-fledged airport city is likely to give the much needed boost to the realty sector. The development will include commercial zones, schools, higher education institutes and residential localities.

Hennur is not well developed yet and there is a great need of infrastructural developments. However the locality has a bright future prospect. Moreover the government is planning to widen the Hennur Road to four lane highway along with the Cargo road for the International Airport.

In January-March 2013 quarter the property price was in between Rs 3,500 to Rs 3,900. In April to June quarter of 2013, the lowest property price in Kaggadaspura was Rs 3100 to highest price was Rs 6000.

If someone is buying a house in an area he will look for things like connectivity and all other infrastructural facilities like schools, hospitals, banks, etc. available in the vicinity or not. I feel Marathahalli and Kundalahalli are two areas that are directly connected to many other areas in East Bangalore through Old Airport Road, Outer Ring Road and Marathahalli Bridge. Marathahalli is a complete city within a city and moreover it is the centre of east Bangalore

Yes Balwinder. The connectivity is very good...also Tumkur Road is a part of NH-4, it has very good access to public transport. There are numerous bus stops on the stretch like Dasarahalli, Yeshwantpur, Jalahalli, Madanayakanahalli, Jindal, Madavara, Nelamangala, etc, where the local BMTC buses can be accessed from. The frequency of buses is also pretty high on this road. Also one can get buses from this stretch to other cities of Karnataka including Chitradurga, Davanagere, Hubli, Dharwad, etc. Nearest metro stations are Jalahalli Metro Station and Nagasandra Metro Station within a radius of 5.4 km.

Hosur Road in Bangalore has recently emerged as the hottest property destination as the area has witnessed a large number of real estate developments. f sources are to be believed then the area has seen 17 percent of rise in capital values in January- March 2013. Due to unavailability of vacant lands in the Central Business District (CBD), the real estate developments were shifted to the peripheral areas. Many reputed companies began acquiring land in and around Electronic City which is about 10 kms away from Hosur Road. Hosur Road has good connectivity to downtown city areas. Also, the real estate sector in this area is impacted by the proposed Namma Metro link.

Any particular reason that the the cabinet has decided to allow registration and transaction of properties of B-khata?
I think the decision to open up registrations for B khata as it would help cash strapped BBMP to wipe up revenue to the tune of over Rs 1,000 crore and utilize the money for various development activities.

Definer Kingdom, Prestige Tranquility, Rayan Air Zone, Pruksa Silvana are some of the ongoing projects in Budigere. Rental demand has recently started gaining momentum since the number of ready-to-move-in apartments is currently low. Many projects are still in construction stage and math occupancy rate is very low. There are many upcoming residential and commercial projects in Budigere. The area is likely to be developed into a preferred residential destination in East Bangalore in the near future.

Hennur is not well developed yet and there is a great need of infrastructural developments. However the locality has a bright future prospect. Moreover the government is planning to widen the Hennur Road to four lane highway along with the Cargo road for the International Airport. Property prices are also expected to go up by 15 to 20 percent in the next one year.

Before shifting in this locality I want to know how is the water supply in Bannerghatta road?
The residents belonging to Bannerghatta Road and Bilekahalli stretch are facing water woes. People staying in the apartments are spending thousands of rupees for water supply on daily basis. To meet the daily need of water, residents are forced to resort to either bore wells or the Gottigere lake. While some blocks have their own water treatment plant, concerns have been raised about the poor quality of water that is pumped out of bore wells.

The demand for residential properties on Airport road is increasing because of the presence of IT companies in this area. Many IT companies are hiring people which has led to a large market for 2 and 3 BHK apartments. The 2 BHK apartments have received the maximum demand as majority of these buyers being young and coming from the middle income segment. The demand for 2 BHK in these areas is around 60 percent and 40 percent for 3 and 4 BHK apartments.

Yeah I second you Mr Vivek. despite of traffic congestion and jams being a normal feature here, property value continues to grow. But due to proximity to the Central Business District and presence of several green spaces in Indiranagar close by make the area extremely attractive. :) :)

I think it is a good idea to buy a property in this project as the home is truly designed for ethnic living and the location is also good to reside in. I am planning to buy a 2 bhk apartment in this project. It would be great if you can provide me the size of the apartments, price details and approvals.
The size of the 2 bhk apartment ranges from 1305 sqft to 1495 sqft and the price of the apartment falls in the bracket of Rs 97 lakhs to Rs 1.12 crores. The project is known to be approved by BBMP and banks like SBI, LIC and HDFC.

As far as I know the project as been approved by BMRDA and the price of the villas ranges from Rs 70 lakhs to Rs 75 lakhs approximately. the project offers set of exclusive amenities like clubhouse, meditation hall, parks for senior citizens, gymnasium, jogging tracks, delightful children's parks, and much more.

I have bought plot in JS lotus, though JS homes completed the registration on May, they haven't transferred khata in my name. Khata is very much needed, without khata, purchaser can't construct house and they can't do any transaction. I am not sure, whether JS homes intentionally delaying khata transfer

If you are buying for an end use purpose then you can buy the apartment but if are planning to sell the property after 5 to 10 years then I do not think it is a good idea. More over it is a B Khata property. The project is known to be approved by BDA and banks like SBI, LIC Housing Finance, Corporation bank and State Bank of Mysore. The rte per sqft going on is Rs 2890 and a 2 bhk will cost you around Rs 40 lakhs inclusive everything.

Is the builder providing cauvery water? How many flats are available for sale in this project?
The project offers 57 flats out of which 27 flats are available for sale with a combination of 2 and 3 bedroom apartment. They are not giving Cauvery water as Cauvery water provision is not there but bore- wells will be there for water supply.

The project is 20 kms from Hebbal Flyover, on NH 7 and before KIAL. Attibele area is not so developed but it is developing slowly and gradually. The region has easy access to most of the locality in the city. It is accessible through Roadways via buses. It is around 35 km from Bangalore and 5 km from Hosur on NH 7. The Real Estate has been also blooming slowly and steadily. Hi, Proximity to the city has made this layout more popular. The Railway station and Central Bus terminus are located at a distance of 10Kms from this Layout. This is purely a residential layout surrounded by plenty of Greenary and Beautiful Gardens with lots of calm atmosphere. The NICE Corridor which is an 8 track road of International standard, will enable to reduce the travel time between Bangalore to Mysore to 90 minutes, with many townships in between.

Q: Hi, I am having plan to book this apartment. When i asked the builder about the Khata, he said it is B Khata because it has some deviation in their construction. Please share your reviews.

B Khata is not a legal khata valid document for property ownership, it will be a proof to claim the ownership at the time of regularisation and obtain A khata (which is valid).
B Khata property owners, the cabinet has decided to allow registration and transaction of properties of B-khatas (title deeds) in BBMP limits. :) :)

Dhanush Grand is a ready to move in project and the project has been approved by BBMP. Banks like Axis, LIC, State Bank of Mysore and Syndicate Bank have approved the project. I think the builder is new in the real estate industry and I have not heard about them earlier. I am into business and i have to travel within the city a lot. How is the connectivity from Jalahalli to the other parts of the city?
Jalahalli has good connectivity to all major parts of the city and even the airport. More importantly it is located in close proximity to Manyata Tech Park and the World Trade Centre in Yeshwantpur. Metro station is right next door at a walking distance of only 700 meters.

Vasudhaa Silicon Greens is the first project by Vasudhaa Developers, so really cannot comment of the past records of the developers. The rate per sqft going on in this project is Rs 2950. The price of the plot ranges from Rs 17.70 lakhs to Rs 70.80 lakhs.

They have not fixed the launching date but it was told that they are soon going to launch the project. The price of the unit starts from Rs 43 lakhs on wards and for booking a property you have to pay Rs 3 lakhs.

Recently we have seen that HDFC Realty tied up with iBidMyHome for online home auctions, wherein buyers outbid each other for a particular apartment, which has a base price quoted by the developer and a reserve price quoted by the auctioneer. Buyers need to bid higher than the reserve price and the property goes to whoever bids the highest. The final price works out 20-25% lower than the base price.

Q: I am buying a investor flat. The flat is still not registered till now and I will be first owner. The flat is ready for the last 3 years. My broker is saying that I need to pay the property tax and the previous owner can't pay the property tax as it is not registered. Is this correct that until the property is registered the tax cannot be payed? Can the investor pay the tax for the flat that is not yet registered?

No, you do not have to pay property tax. In civic body or registrar office record, the previous owner is liable for paying property tax or other expense till the property is registered in the name of a new name. The new owner name will not be included in record unless the formalities of transfer of property are done. So, be careful before going on for such transaction.
Yes, it is not fair to make previous owners to pay property tax on property transferred but the as large number of property owner has purchased land through agreement or affidavits or under notary signature and never got them registered. I would like to ask you a very simple question - How could bank give you the loan without registration of the property and to whom? It is highly inauthentic. Try to find out what type of agreement was entered into between the builder and the purchaser if they say none they may be lying to you. According to me, the best option is to enter into an agreement with the builder and make the first purchaser as the confirming party and register it.

6) Later, you will receive a demand note which will have the details of the amount that needs to be paid. Generally it is a two percent of the sale deed value. 7) Take a DD for the amount and submit it to the ARO office and get a stamped and signed acknowledgement. 8) Check back every 15 days to see if the certificate has come through. 9) When you get the notification you will need to check for the following: a) Name spelt correctly and b) Details of property are correct. 10) With this notification you can visit the ARO office and request for the issue of Khata certificate and extract. 11) The ARO office will give you a time to come and collect the two documents.

Currently, this project is in pre-launch phase and its new RERA Registration number is PRM/KA/RERA/1251/310/PR/181122/002139 It has got approval from BBMP and almost all the leading banks and financial institutions are offering loan for it.
