I recently purchased land in this layout along with a friend at 16500/ syd also thanks to this forum , we were very cautious and engaged a firm to verify all the docs and my plot along with a friend of mine are side by side and he has completed his registration in April. The current average rate per sqft going on is Rs 4800 approx, so what the selling is quoting seems to be okay when compared to the locality. I am agreed with you all but we can not forget a booming locality in Chennai, Madambakkam. Madambakkam as it is very near to Tambaram, Airforce camp, Perungalattur. and it is like old Mylapore with individual houses, a lot of temples and trees, lakes, unaffected by floods and storm, it is serene and an ideal place to invest with an expected growth in the near future.Hi all,

Dear All, Please Be ware while purchasing plot in Nadella Estates. They are illegal purchaser and court is against on all his appeals. Survey numbers which have issues are 174,175,177,180,181,187,189 & 190. Initially one developer sold 650+ plots of 82 Acres under Survey Numbers 174,175,177,180,181,187,189 & 190 in 1984 /86. But this company trying to occupy that land in illegal way since 5-6 years and we heard that they are trying re sell the plots (which are already sold long back) through other real estate companies to US folks and other part of world now. You can see the case details IA 408 of 2009 in ecourts of Medak district which is against to Nadella Estates. Even you will get plot owner details in registration website of telangana. And when they (first buyers) confronted the the same to revenue official regarding the issuance of passbooks to the new buyers, the officials replied that it took place by mistake and they will be rectified soon but it was put in the cold storage.
