Is the new land registration charges finalized in Hyderabad by the Andhra Pradesh government?
Planning for the hike in the registration charges is going on from its present 4%. However, the new charges have not been finalized yet. The Andhra Pradesh government is also thinking to hike the stamp duty on gift deeds and settlement deeds, which is 1% each presently.

Q: Is it a good decision to invest in Nizampet area? the location is 3 km from main road near hanuman temple. I hear there is a lot of water problem. The flat is within my budget but a little concerned about return on the investment as the prices in this area are stagnant

Hi Rajiv..i personally feel that Nizampet is one of the fastest growing suburbs around the IT corridor of Hyderabad.This area is very affordable and is pollution free. Many residential projects are coming up in this area.
Nizampet is preferred by professionals working in IT hubs, such as HITEC City which is about 9 km away.Capital appreciation and rental values are cheaper compared to neighbourhood localities such as KPHB Colony and Miyapur.

Hey guys The stamp duty in Hyderabad is dependent on different criteria s eg: sales deed or conveyance deed. 1. Sales deed (Stamp duty 4% and registration charges 0.50% ) 2. Conveyance Deed (gift, mortgage, lease etc.) the stamp duty charges would be 5% and registration charges 0.50%.
Hi Sridhar, Planning for the hike in the registration charges is going on from its present 4%. However, the new charges have not been finalized yet. The Andhra Pradesh government is also thinking to hike the stamp duty on gift deeds and settlement deeds, which is 1% each presently.

Hello Mr. Sinha, Registration of Property is Compulsory in any case. Registration of the property is a full and final agreement signed between two parties. Once a property is registered, it means that the property buyer in whose favor the property is registered is the lawful owner of the premises and is fully responsible for it in all respects.

Yes Srinivasa..only those plots can be regularized which are having registered sale seeds executed beforere December 31, 2007. I am planning to book a property in this project. I hope there wont be any water and pollution problem in this project.
Aparna CyberZon is very good project but a bit expensive. Brand name of builder is well known. This area has NO Water problem and NO pollution & near by to Citizen Hospital, Railway station, bus stand. It is very near for people who works in Hitech City, Madapur, Gachibowli. There is rapid growth for this area.

How much is the current price going for apartments in this project?
The price per square Feet for an apartment in Aparna CyberZon was around Rs. 2600 back in 2012, when it was initially launched. Today, it’s priced at Rs. 3,700 per square feet. The 2 BHKs as well as the 3 BHKs available in this society are sized differently, ranging from 1245 sq ft to 1855 sq ft. At present, a flat can cost you anywhere between Rs. 45 lakhs to Rs. 57 lakhs.

Hi Vineet, This project is by a builder called realty zone, i think they were in real estate businesses and ventured as builders. The brokers vouch for more than 15 years of experience in the field. The project is in 4 acres area and has all the modern features and the location too is quite posh... It is in sector 104 and near reputed schools, engineering colleges and the neighboring projects are ATS, Lotus panache etc...

Hello Gautam, I think you are really not aware about this area. Mahindra Ashvita, located at Kukatpally, Hitech city one of the attractive destination for Professional working in HI-tech city. The Project has access to department shops, Workplaces. etc. It has entry to Super Markets like Vijaya Supermarket and Star Hotels like Swagath-De-Royal and Schools like Maharishi Vidya Mandir and Parks like KPHB Park and offices like Google exist in this area.

@ Gautam, The water problem is the biggest issue in flats and gated communities. Municipal connection might be there but that hardly solve the purpose and requirement of existing people ,so people in this area rely upon groundwater. Day-to-day, ground water is depleting in Hyderabad and despite the fact that in these days there is adequate ground water, the status after 2 or 3 years. Lot of gated communities are having water problem.

Hello everyone, I stuck with the project(phase 2) till now (i.e April 2015). Now they have cancelled the project. I had booked a 2.5 BHK in Dec 2011. They are now offering a PDC of 9 months without any interest. That would be 3 years for 7.1 lakhs without interest. Has anyone sued the developer?
Hi Anish, please take help of legal advisor in this regards while builder is not going to give any interest of your money. check agreement paper if any caused is mention in this matter.

Yes, and if failure to do so would lead to a penalty of 10% of the project cost. For subsequent violations, they will be charged another 10% of the project cost or sentenced to a three-year jail term. This decision would really protect buyer interests and encourage investment in the real estate sector.

It is true.. the rent of apartments are really cheap :) For 1 BHK apartments, the price ranges from Rs 3000 to Rs 5000. For 2 BHK and 3 BHK, the rental ranges from Rs 5,000 to Rs 9,000 and 8,000 to Rs 15,000 respectively.

A water board official has said that there are a couple of projects which can take care of the scarcity here. I think that one surprising move by the Greater Hyderabad Municipal Corporation (GHMC) commissioner and special officer Somesh Kumar, as far as I came to know, has given instruction to the tax collection officials to place garbage bins in front of the premises or buildings of property tax defaulters to build pressure on them.

Hi Kiran, Gram Panchayat land in Hyderabad outskirts is the agricultural land converted to residential land by paying the government a conversion fee. The Panchayat does not have complete authority to convert the land. Hi Krishna, As per my knowledge, Andhra Pradesh government has proposed a land pooling model for building its state capital with foreign expertise as well as promised to share the benefits of developed infrastructure with landowners. Land-pooling model, being tested for the first time on such large scale, was primarily aimed at benefiting people who were willing to part with their land for public purposes.
As per news, many infrastrucutre works such as telecom, transport,petroleum, electricity & drinking water are proposed in Guntur. North of Guntur City will be developed under Capital Region Development Authority. It will be great Vineet, if you can share your feedback about the locality (Manikonda).
Manikonda is located in the Ranga Reddy district in Hyderabad, it is close to all the major IT and financial hubs of the city. The roads are well developed keeping in mind the young IT crowd who have to commute daily to Hitech City and Gachibowli for their work. The residents of this locality can easily get on the Outer Ring Road, from where they can easily access the airport and the railway station.

Survey numbers which have issues are 174,175,177,180,181,187,189 & 190. Initially one developer sold 650+ plots of 82 Acres under Survey Numbers 174,175,177,180,181,187,189 & 190 in 1984 /86. But this company trying to occupy that land in illegal way since 5-6 years and we heard that they are trying re sell the plots (which are already sold long back) through other real estate companies to US folks and other part of world now. You can see the case details IA 408 of 2009 in ecourts of Medak district which is against to Nadella Estates. Even you will get plot owner details in registration website of telangana. Yes, there are lots of court cases pending against the defaulters. It is also come to hear that the heirs of the land owners resold the land of their plots to some other companies with help of some realtors illegally by destroying their plotting layout and the revenue officials also issued the patta pass books to the buyers. And when they (first buyers) confronted the the same to revenue official regarding the issuance of passbooks to the new buyers, the officials replied that it took place by mistake and they will be rectified soon but it was put in the cold storage. It is also come to hear that the heirs of the land owners resold the land of their plots to some other companies with help of some realtors illegally by destroying their plotting layout and the revenue officials also issued the patta pass books to the buyers. And when they (first buyers) confronted the the same to revenue official regarding the issuance of passbooks to the new buyers, the officials replied that it took place by mistake and they will be rectified soon but it was put in the cold storage. So, stay away from such plotting project. Do not burn your hand in such plot.

Hello Venkat, Investing in a growing location rather than already established areas is a better option as property rates are lower compared to the latter. The potential for growth in the value of the property is also higher in a developing area than in an established location. Chandanagar close proximity to IT hubs in HITEC City and Gachibowli make it a favourable location for a luxury residential hub where senior-level professionals would wish to reside.
I agreed with Bharath. Areas, where large companies or corporations are relocating or already exist, are ideal for property investment. Connectivity to public transport gives an added advantage to the property. Anyone looking for a rental property or for purchase looks for a well-connected hub easy access to major roads and transportation. Always check the availability of hospitals and schools in the nearby areas. Anyone, who decides to live there, would want basic facilities like schools and hospitals nearby.
