Q: I am desirous to know the circle rate fixed for Group Housing in Sector-61, Noida in APRIL, 2011 and January, 2013. You may kindly give additional information as to how many times, circle rates have been hiked for Sec.61 from April, 2011 upto January, 2013 and each time the per centage of hike may also be indicated. Early reply is solicited.

The new circle rates have conveyed a moan of relief to a lot of home buyers, especially those whose apartments fall inside of the 10km radius of the Okhla Bird Sanctuary. This move, not to raise the circle rates was welcomed by some residents, while in the meantime a few occupants have held up their protests against the 5% additional charge for every additional facilities.

Hi Guys, Any body got latest news on circle rate in Noida. I came to know from news that, authority has raised the circle rates in Noida. It is expected to raise around 20 %.
@ Prasad, As per sources, the assistant inspector general (AIG) of the department, S K Singh, added the department will seek a 17-20% hike, though he added it is yet to ascertain if the hike will happen in the coming week or from the new financial year, starting April 1.

Guys looking at the price .. i feel this is one of the costliest sector present in Noida Expressway stretch! what is the reason??
See properties in Sector 128 enjoy many facilities like good connectivity,facilities-hospitals, schools, shopping arcades, multiplex, offices and all are nearby. Also there are land parcels which are reserved for construction of schools and hospitals, and all are in the verge of final approvals. The area is socially stabled ...so the residents will have each and every facility within walking distance. Thats one of the reason why builders quoting more; because other sectors need time to get developed, whereas 80 percent of the sector is already developed!

Hi I want to share information about sector 82 ,the sector is divided into five colonies namely Vivek Vihar Udyog Vihar Kendriya Vihar Swarnim Vihar and Green view Apartments. It also has certain Janta flats developed by the Noida Development Authority.
Yes I know Vivek Vihar and Kendriya Vihar has two co operative colonies and that have witnessed maximum rise in property values in the past few years. The two areas have unmatched amenities such as power back up, round the clock security basement parking community hall lift and gardens etc. There are availabilities of 1 BHKs.

Sohna Road is the fastest growing stretches in real estate in Delhi-NCR. But how much appreciation can I expect from this place : Kindly share for both long term and short term.
After looking through the reports and some news facts, I feel that the properties in Sohna Road are expected to witness an appreciation of around 20 percent within next year. The sectors 68 and 69 located along Sohna Road are expected to offer more than 50 percent appreciation in capital values of residential projects in the next 2-3 years. But right now the economy has slowed down. Hence I would request you not to expect too big returns but you can invest as there is no risk of price falling down.

@Amit... The current rate per square feet going on is Rs 9500/- psf and I heard that they were giving some Rs 500/- discount for next 2-3 days. I do not know if the offer is still on. The project is located at Plot No. BW-58, Sector-32, Noida.

Well Noida has good social, physical infrastructure in terms of good and reputed educational institutes- schools , universities colleges etce and a whole load of malls nad commercial areas like the sec 18 or the atta market and most importantly Metro connectivity to rest of Delhi and Gurgaon. this is a nice package in combination with wide roads.
Yea and there is a good demand for not just affordable housing but premium properties as well in prime areas like Sector 44, 74, 75, 76, 77, 78, 94, 119, 137, 143, 142 etc... The average rate is around Rs 4500-5000per sqft and more as well depending on the location and size of the property. Developers, realtor and professionals in the area are veru upbeat about the future scope of property here...

Well... this is inside a sports city being developed by the greater noida authority... It has no name as of now but is inside the sports city or golf city... as there is a 90acres golf course and 15 acres indoor stadium being planned nad developed bythe authority... right adjacent to the Masocot Soho plot is the proposed metro hospital being developed bythe metro group in 10acres of area... there is also on plan a 25 acres area designated for IT companies.... Overall a good mixture of around2% commercial and 28% residential areas and majority are is for sports and recreational activities...there is gold, cricket, tennis, swimming pool etc palnned...

Hi Srikanth, well i don't think that the builder has a very good reputation.. i have heard of only one earlier project and well not much is being said about the quality there also.. however there are many who have booked in this project and the construction is also ongoing..
@srikanth, I think that the Bank of Maharashtra, HDFC as well as LIC housing finance has approved for the home loans in this project..you can be assured a bit by the fact that banks have approved as usually they do a thorough check of papers before approving..

@Giri and Celina, This decision will leave a negative impact on the real estate, which is already stumbling under downturn. From now onward registration charges from the current 5% to 7% to bring the Noida and Greater Noida rate on a par with the rest of the state.
But there has been a rebate in stamp duty with the aim of encouraging industrialization. In other UP districts, the stamp duty is 7% and only Rs 10000 rebate is given if the property is transferred to a woman owner.

Fortis hospital is around 3km from this project. DND Flyway is approx 15-20min away from this project. So these are the key factors of this sector & project. Basic Cost:- The rate per sq. ft. multiplied with the super built-up area of the unit gives the basic cost of the property. This is the main cost of the property and usually comprises about 80 per cent of the total amount that a buyer pays. This amount is paid to the builder directly at different stages as per the builder guidelines. Parking Charges:- Parking charges usually comprise of 3-4 per cent of the total property cost. The price usually varies from Rs 2.5-3 lakh or even more depending on the size of the parking space, builder type and other multiple factors. Some builders may also provide two car parking in their luxury projects but at an additional cost.
I hope that understanding these different costs will definitely go a long way in helping one in his journey of property buying. Add to this, once the property is owned by the respective buyer, he will need to understand the various property taxation costs which are to be paid on a regular basis.

The real estate sector in India certainly wasn’t at its best during the year 2015. Developers are looking at the New Year as an opportunity to improve real-estate sales. There are a number of upcoming realty projects coming up in various parts of the country. When I try to think of some popular new projects, the first ones that come to mind are the Vivante and Solaris tower. These projects in Mumbai and Gurgaon respectively have been in the real estate grapevine recently, with the growing interests in these new projects.
Right Devika, Now, they are waiting for the budget, 2016. Builders are thinking that this budget will bring cheers on their face but it is only possible, if interest rate will be down, single window clearance and on time delivery of the property.

In this situation, residents are not able to move into their homes owing to the absence of completion certificates from the builders as it is a required documents.

And the current increase in stamp duty by 2% has added to their troubles. Secretary General CONRWA will meet the homebuyers soon and will discuss over the issue. A copy of letter was also sent to CEO of Greater Noida Authority.
I think this is the right way of dealing the issue. Secretary General CONRWA also want that all registry process be lined up by the authority on priority basis for homebuyers who have cleared their dues. At the same time, he demanded that new allotment by builders be cancelled till they clear the pile up of already sold units.

Hi, As you have booked ur flat in this project and money has already stuck. I will only advice you not to invest in any of the project of Amrapali. They are not dealing good with their customers. Once you booked your unit in their projects, they will take your money and will not give you what you have paid for. I strongly advice not to go for Amrapali projects. If you want to know more. Search what happened in Amrapali Hanging Garden Project and Amrapali Heartbeat City. Ask its flat owners, what they promised and what they gave. Ask them if you have refunded the money they have taken in 2010 to the people who invested in Hanging Garden Project which they launched in 2010. What is the status of that project. They will not reply you for sure.

Q: Hi, I have a 4 bedroom house in an apartment complex in Greater Noida. I first rented it out in July 2010 to an senior citizen who lives alone. The rent agreement was for 11 months. The rent agreement, we signed, mentioned that if both parties mutually decide to further extend the agreement, the rent will be the market rate or atleast a 10% increase. Since 2010, this old lady has been living in my house till now. Every time, I make a rent agreement for 11 months and we sign. Though the rents have fallen a lot in my area, she has given me a 10%increase every year. She is a very good tenant- she keeps the house very clean. Pays my rent on time. If there is a delay, she notifies me. If there is anything to be done in the society , she does it for me and we adjust the payment. So I am very happy with her. She has asked me that she wants to stay in this house as long as she is alive. But now i am worried because she will complete 5 years in my house this year. Is it safe to give an apartment to the same tenant for over 5 years? What if she refuses to pay rent after sometime or refuses to vacate my house after some times? Or if she dies will her children have any stake in my house? Legally, will she be able to stake a claim in my house? And if yes, can I evict her if she does not pay my rent? Is there anything I should do to safeguard my interest? If it is legally OK to keep making rent agreements for 11 months, then I would like to give her the house on rent as long as she is alive- as she is a perfect tenant (as of now). Also, I am worried that if a new tenant does not pay the rent I will be in serious trouble - as I have a home loan. Any advice will be appreciated.

Hi GP, Usually tenants can’t do much about the eviction if the owner wants the property for personal use. As you have mentioned above that your tenant is very good by nature. You can go for the 11 months agreement or 5 yrs agreement. Just put few clause in your agreement that after 5 yrs you will increase the rent by 4-5 time. If she will be able to pay you the increased amount then nothing to worry.
According to Supreme Court order, landlord cannot evict a tenant for at least 5 yrs if he has paid the rent regularly according to the agreement between the two parties. If present and prevalent market rent assessed and fixed between the parties is paid by the tenant, then the landlord shall not be entitled to take any action for his eviction against such a tenant at least for a period of 5 yrs. As your too good and never delayed the rent, she will never create such situation in future.

Hello Amelia!!! No clue, it is endless story. Again builder told that it may take 3-4 months to get Occupancy Certificate. But it is the builder's responsibility to get the OC not the individual. More than 10 years has passed and the builder is sleeping and is not paying any interest etc.

Hi Hemant, This scheme is applicable for 100 flats only. Allotment is based on first come first basis. Registration amount will be Rs.5100 which is separate from booking amount. You are right Giri......and you can only demand for rent if you have rent agreement. If buyers are not able to present the rent agreement, then same amount will given by the Kiraya Muqt Awas Yojna which will transferred at the time of possession. If allotment is cancelled by the builder then registration amount will be returned to the applicants. And if it is cancelled by the buyers himself then registration amount will not be returned.

The work has actually started although at a slower pace and in selected towers only but as cash crunch still exists. The contractors also have been paid after a span of about 6 to 7 months. Q: I am having a flat in lotus boulevard no idea. I have been waiting for the builder to handover posession of the flat since Feb 13. ThE builder is to pay penalty for delay in handing over posession as per the agreement. Though there is no clause effecting penalty due to delayed payment of an instalment however the builder is indicating dependency of penalty on timely payment of all instalments. Also he is invoking force mature clause for work held up due to issue with NGT. Requested advice on what should be done to get maximum penalty benefit.

Hi, According to me, first take the possession and pay the money that builder is asking you to pay for delay installments and then file the consumer complaint in the consumer forum. It makes sure that you have possession and hence secured. And consumer forum is the speediest consumer redressal forum in the country now. Hi Brajesh, If you really want to investment in property in Noida or Greater Noida, i would like to say that wait for at least 3-4 months. Recently, real estate market is very slow and lot's of inventory pile-up in the NCR region. And most importantly, Real Estate Regulation Bill and demonetisation has badly effected this sector. It is expected that the 90% of the deal in real estate market is in black money. After demonstration, construction work on many projects in NCR region will stop due to money crisis. I think every buyers or investors should make the case criminal instead of civil. This makes the builder more active in giving what a buyers require. I have booked 3BHK in Amrapali crystal homes 2 years back and till now construction has not yet started. Hello Melvin, They are claiming that they have CC and NOC. JM Aroma rate is Rs.6000 per sqft. I suggest you go with the established sector in Noida. The price is really down these days. Hello Pramod, No progress in Tower B1 in Unihomes 3, Sector-113, Noida. I have booked my two units in Unitech Golf and Country Club. I had booked a 3BHK flat in 2007 for Rs 1.5 crore with a promise of delivery in 2009 but the builder has failed to deliver flats or answer our questions pertaining to the delivery of flats. Our family has gone through a financial crisis due to the investment in this project but the builder never bothered to deliver on his promise.
I am agreed with Vibhor. All the projects in and around NCR by Unitech Group is getting delayed by 5-10 years. There are so many negative feedback against the developers and its projects. Thousands of buyers are still waiting for their flat possession who have invested in 2007-2010. There are lots of court cases are pending against the builder. There is some judgment came in favor of buyers from the High Court. And builder has to ask to pay the invested amount along with compensation from the actual date of possession.

Q: FACILITY IN PARAS TIEREA IS WORTHLESS.Paras Tierea sector 137 Management is charging huge amount for Maintenance but BASIC AMENITIES ITS NOT ABLE TO PROVIDE.Its not able to provide water to its residents. Daily some towers face ACUTE WATER SHORTAGE. Facility in Paras Tierea do not respond to calls. If you register a complaint the they do not bother to come and rectify. Even some facility persons are VERY RUDE.Recently in Tower 24 , lift doors opened and there was no lift inside. You will find STRAY DOGS moving very easily inside the society. Guards are not bothered. When school children to board bus in the morning, cleaning staff starts brooming near gate at that time only. If you request them to do after 10 minutes daily to allow school children to board the bus , he is not bothered.

Ask for a society meeting and raise the issue with the secretary of the society and ask for the solution.
