In fact Every Builder in Chennai including major reputed companies like DLF also delays their projects. Compare to other firms, I felt Jain Housing is better. The main reason on delaying is labour shortage. We know that from last one year the work progress is going well in Jains Inseli Park. Mostly they complete all the flats in 3 to 4 months. I bought the flat @ Porur - Madhanandhapuram from swetha builders on Jan 2012. this is a stilt+4 floor building. Hence Completion certificate from CMDA is mandatory to obtain Electricity, Sewage, Water and other facilities from the government.
We are all occupied on Oct 2012 without obtaining a CC. CMDA rejected the CC application due to violations in the building. Then Builder filed a case with court and get the judgement for getting the Electricity supply.
Now almost 2 years gone. Still the Builder is not issued the CC.
Please guide on how to treat this type of worthless builder
Is there a way to cancel the sale agreement and get refund my money with 12% interest rate? pls help me

1..Ensure that the builder commits OC and A Khata in writing and make it as part of Sale Agreement / Sale Deed.
2..Make the payment schedule reflect the stages for actual completion of your flat and also till handing over all the legal documents like OC and A Khata.
3..Make the bank release payment only after completion of each stage.

I have booked an apartment with Nikunjam Budilders in their Project NIKUNJAM PALM GROVE
Near World Market, NH Bypass, Trivandrum. I had paid 25% of the overall cost of the apartment during the time of booking and the completion date was communicated as September,2015 by the builder. Unfortunately work never progressed and everytime I visited the site I couldn't see any work happening. Everytime I enquired regarding the progress, the builder kept assuring that everything is going well and the piling work is expected to be completed soon. On 05.12.2015, the Builder sent a communication to me saying that they are cancelling the project.I am still negotiating with the Builder to get a proper refund. Meanwhile, they have started another project named Nikunjam PALM GROVE NXT near to the previous location. But none of these information is reflecting in their website. Anybody who is considering to invest in Trivandrum, please be very careful in trusting this builder. I am posting these details hoping to prevent more people from being cheated by this Builder's unethical behaviour and lack of responsibility.
