Citibank lawyers have not cleared Jacaranda - I went for a loan to Citibank and their lawyers have not come back with an approval after 1.5 months. Even though the previous lessee had defaulted on payment of maintenance charges, so being the owner of the apartment you are liable to make payment of the outstanding dues and penalty. Banaswadi is situated in North east of Bangalore and the located is divided into two regions; Chikka Banaswadi and Dodda Banaswadi. Earlier the area was not less than a village but now the ongoing expansion of the city limits, the proximity of the locality to the international airport and the outer ring road connecting Banaswadi to all the parts of the city has made the locality as one of the preferred locality by the home buyers.

Also you will not get tax benefits for home loans taken against land purchase. But these are just two aspects of it. In terms of investment plots are always the best choice. Also, due to high demands, it is difficult to get an ideal plot. It will tough to find land in this budget within the city limit as the price of property are quite high. But you can buy in the outskirts of Bangalore like Thanisandra or Sarjapur Road. If you are looking for plots for lesser price then you can look out for areas like in Devanahalli Kolar Road, Babu Sahibpalya near Hennur, Hoskote Road, Yelahanka and Doddaballapur Road.

While the government claims that the increase in guidance value will lead to a reduction of black market transactions and an increase in the revenue, builders and buyers have cribbed about the increased values, due to the increased charges that will have to be paid for registering a property. Once it is proposed, the public will be given about 15 days to file any objections before finalizing the new guidance values.

Q: been to see 3bhk. 403 of block b has a nice terrace. saw even 401 of block c. but kind of liked b block. I am considering to book book it. Its a nice locality. thanks to some trees nearby, cool breeze is said to be there always. 70L seems just. they say its going to be ready for possession by early 2014. As per my knowledge, Marathahalli is a good option for investment purpose than CV Raman Nagar. A lot of development is happening in Marathahalli but CV Raman Nagar needs more time to develop.
Marathahalli has seen a boom in residential as well as commercial spaces in the area with rents growing up. The region is being positioned at 13th out of 20 best places to live in Bangalore. Due to expanding IT zones and upcoming residential projects, the locality has been in competition between property buyers.

According to property experts, the apartment stock in this micro-market currently stands close to 5000 units. Additional 10000 apartment units are presently under construction. So dont you think it is not a good idea to invest in this area.
I know but still the locality still ranks higher in the mid-market and affordable page, gaining the spotlight with residential capital values ranging between Rs 3400- Rs 4800 per sq ft. The locality also boasts of high-end marquee units quoting around 9500 per sq ft.

The project is still in pre launch stage and they are going to launch the project after two months. They are quoting Rs 3700 for 1, 2 and 2.5 bhk and Rs 3900 for 3 BHK which is slightly negotiable.
Additional costs include club house fee of Rs 1 lakh, corpus fund of Rs 25000, BWSSB & BESCOM charges at Rs150 per sq.ft, Car parking fee of Rs 2 lakhs for open parking and Rs 3 lakhs for closed parking.

But it is said that residential sales in Whitefield will continue to increase because of the affordable rates and the area is also close to workplace centers and the enhanced retail and social infrastructure. Whitefield has seen an upward trend in realty market due to a high number of IT companies in the neighbourhood. So people working in Varthur, Marathahalli and Brookfield prefer to stay in Whitefield.
@ Roshan, No doubt Hebbal is emerging as one of the hot residential destination but I have seen the demand for properties in and around Whitefield is increasing because of the connectivity, proximity to workplaces and other social infrastructure. It is expected to get completed by 2015 December and Rs 1 lakh is required to book an apartment. There will be 308 flats in Phase II and BBMP has approved the project so A Khata will be there.

This is an ongoing project by KNK Ventures and this is their first residential project. They have done many commercial projects and constructed residential project for many reputed builders in Bangalore. The project is expected to get completed by another 18 months and the current rate per sqft going on is Rs 3999.
There is not much information available about the builder. But I like the project Mirror on Water is spread over 10 acres of land and it offers 2, 2.5 and 3 bedroom apartments. The project has got approvals from BBMP and banks like LIC, HDFC, Corporation bank, SBM and ICICI. The builder is also providing A Khata and Occupancy certificate.

As for now the booking amount the are asking is Rs 2 lacs and they will be giving 15 days for legal verification after that you will have to pay 20% of the amount. Banks like SBI, Axis and ICICI has approved the project and you can avail 80% home loan. The project is also known to be approved by BMRDA.

But the property is joint family property then you have to obtain consent of all family members, if there is already partition among all other joint family members then consent of your family members is mandatory. But if children are not major i.e. below 18 years you can appoint POA holder on their behalf. the opinion may differ as per personal laws of community. There is no need of special power of attorney if you are selling your own part of property you just need to transfer the agreement paper in the buyers name.

Location wise, SV Legacy is a good project. It is considered one of the best place in Bangalore. Nearness to IT parks, Bangalore Railway Station and International Airport is a plus point for this project. One can get a good appreciation after 3-5 years. The locality is developing at a fast pace.

Hello Sudhir, There is much negative feedback against Unnishire and their projects. People who have canceled their booking a year back are still waiting for their money back. Do your all due diligence before investing any of their projects. Better, if you take the advice of a legal expert to verify all the legal paper for any future dispute.
Yes, it is right. I have booked one flat in this project and suddenly they have stopped the construction work the last one year and not even replying our emails and calls. I have discussed with the other buyers of this project, all are in the same situation.
