I heard that SBI has changed the slab for home loan in metro cities. Please provide me the new slab for home loan.
I want to add one more point on whatever Mr Devraj said. SBI is offering a special discount of 5 bps for women borrowers while raising their borrowing limits too. The revised loan structure offers 10.10% for women and 10.15% for others for a ceiling up to .`75 lakh. For loans above .`75 lakh, the interest will be 10.25% and 10.30%, respectively.

I am with Mr Roshan.... I also feel the real estate market in Whitefield has come to a saturation point but Hebbal has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area.

Any idea about how good is the area connected to other parts of the city?
A four-lane road (Varthur Road) connects Bangalore city with Brookefield. Brookefield also has good bus connectivity with a wide range of services offered by BMTC. Moreover EPIP is also functional now connecting the area with most of the areas of the city. So connectivity wont be a problem. But the only problem is the traffic problem during the peak hours.

The last news I got was that Japanese firms have been asking for a better connectivity between Chennai and Bangalore but things were not happening properly, so they approached the Prime Minister’s office for help. Old Airport Road in Bangalore is one of the important locations for residential complexes in terms of connectivity and proximity to IT parks, malls, hospitals, educational institutes etc. The location is stretched from the junction of Trinity Church Road & Victoria Road to HAL and Marathalli.The real estate market on Airport Road is booming in the recent years. As the demand for affordable housing is rising, property price in this localities have also seen an upward trend.
The another reason for the real estate market booming in the area is the area is closely located to places like Indiranagar 100 Feet Road, Inner Ring Road, HAL Wind Tunnel Road and Suranjandas Road so connectivity is playing the major role in this area. Q: Hi, We had visited Krishvi Gavakshi in Jan 2013 and had some questions in mind. As the sales team at Gavakshi were giving contradictory answers, we wanted to know from the forum members: 1. We noticed good quality tiles, electrical and bathroom fittings, doors, etc. How about the construction quality, material used for construction (cement, bricks, wood, et al)? 2. In some forums we discovered that there are some problems with the paper work of 3 BHK penthouses. How about 2BHK papers (Khata, BBMP approval, bank approval, etc.) ? 3. We know that this area has water problems, but we got contradictory answers, we needed clarity. Does Gavakshi have their own 'WORKING' borewell ? Do they have cauvery water coming ?

Even I am planning to buy a property in this project and has a word with the market person. So I do not think there is any problem in the project as the project is approved by BBMP and banks like Corporation bank, HDFC, LIC, SBI and Axis has approved the project. They said that they have already started with the handover process. If you are planning to book an apartment in this project you can had a word with the builder if they are providing completion certificate or not. You can also take help from your legal expert for cross checking the documents.

Hi all, Another news came into existence that BBMP has given a 15 days bench mark for the model road by High Court. The High Court asked the BBMP yesterday i.e. 7th of November'2014 to pick a city road and change it into a model one.
Hi Priyaranjan, The step was taken by the High court after hearing a petition on the increasing air pollution levels in the city. The petitioner said apart from vehicle smoke, dust settled on the road adds to the pollution and make the air pollution.

commercially also, this place is doing good. Although not many major brand names are there, small shops and general stores are all over the place. Even there are some shopping complexes here, called the Govinda complex and Sapthagiri plaza.
I love how there are still some good eateries here, because we tend to eat out a lot. Our fav is the Food Bees restaurant. Otherwise you can also choose from Sri Vishnu Bhavan and Vasavi Cafe, which are also around here. Posted On: Dec 16, 2014

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Sahi Bole Abhijit Ji...... "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

It is builder's responsibility to maintain the apartment and its amenities, before formation of apartment owners association. Most developers provide a corpus fund for maintenance of apartment and its amenities. Q: Good that I backed off in the last minute. Below are my Observations 1) Only positive thing is that this project is about 1 KM from ORR. Amenities are big Joke better not count them as amenities. 2) Size of the apartments are really bizzare. Why would anyone buy an 2BHK apartment with 1540 SqFt for 64L( It will be 70L including registration and wood work). I am surprised that all of them are sold by now. I assume people liked this configuration. :) 3) Finishing of the project is poor. see cracks on every wall. It didn't took more time to confirm Vandana is a low Grade builder. These flats will not have long term appreciation because of poor quality. After 10 years apartment situation is terrible. 4) For amenities they are constructing above Block C and D. But they are using Iron beams to construct the amenities. Which means either they don't have permission or not bothered about quality. 5) Till now it's not ready for occupation. Because the construction is taking forever almost 50 families have already moved. 6) I came to know that they are collecting VAT & Service Tax of 6L even though they say it's already completed. Not sure how people are still buying. 7) As per the supervisors all works will be completed by Dec'2016. Got shocked after hearing this but this what we can expect from a B grade builder.

No, there was no legal issue with the project but there was a court case against the builder for delay possession by a customer. I would advise you do your all due diligence before investing in any of project across the nation. Ask for all the legal approvals and verify it by local body or hire a legal expert in this matter. Hello Shiva, The BMRDA through its Local Planning Authorities (LPA) is the recognized plan sanctioning authorities for areas within BMRDA. BMRDA by functional nature does not approve any layouts but its designated LPAs do that. Most people confuse that BMRDA approves the layout plans as the advertisement hoardings say so. The advocates also say that BMRDA approved (while they actually mean, the corresponding LPA has approved the layout plan). This layout plan should be approved by APA (Anekal Planning Authority).

Thanks Arunabha. I am planning to buy a 2 BHK flat in Concorde Auriga. Can you tell me whether this project has got its state RERA approval or Not? Which local body and financial institutions are offering loan for it?
Well, Concorde Auriga is a KARERA approved project and its RERA Registration number is PRM-KA-RERA-1251-446-PR-190704-002647. As far as local body is concerned, BBMP has approved it and almost all the leading banks and financial institutions are offering loan for it.
